Renters, Airbnb and elevators at Concordia

Do mostly owners or renters live here?

Leases 33%Sales 67%

Mostly owner-occupied. Of 9 deals here in the last 24 months, 3 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Concordia?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Concordia

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Concordia is the Sunrise Avenue tower I suggest to buyers who want the most space for the money and want parking included. It is a 202-suite building from 1979 with an outdoor pool and a fee that covers hydro, heat and a parking space. Line 5 has opened along Eglinton and the Golden Mile is about to be rebuilt, so the location is improving even if the building is not new. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Concordia is a 15-storey, 202-suite condominium at 25 Sunrise Avenue in North York’s Victoria Village neighbourhood, near Eglinton Avenue East and Victoria Park Avenue. It was built in 1979 by Eglinton Park Developments. The condominium corporation is YCC-455, registered on 5 February 1979, and condos.ca lists Maple Ridge Community Management as manager. Condos.ca lists the fee as covering common elements, heat, hydro, building insurance, parking and water.

One of four condominiums on one short street

Sunrise Avenue has four condominium corporations on one short street, all from the late 1970s and 1980: the low-rise Victoria Town at 10 and 20 Sunrise, the low-rise complex at 30 and 40 Sunrise, the 16-storey tower at 45 Sunrise and Concordia at 25.

For a buyer, that is useful. You can compare a tower with a four-storey building on the same block, and compare corporations with different fee structures and amenity lists, without changing neighbourhoods. The closest match to Concordia is 45 Sunrise, a 216-suite tower finished a year later.

Concordia’s distinguishing point on that street is the fee. On condos.ca it is the only one of the two towers that lists parking as included, which changes the monthly comparison more than most buyers expect.

Suites near 1,000 square feet

Condos.ca’s size data here clusters tightly at about 958 to 970 square feet. I would read that as limited data rather than proof that every suite is the same size, so ask for the floor plan and the measured size for any suite you look at.

What the data and the current listings do show is that this is a building of two- and three-bedroom suites, with two bathrooms in the suites currently offered, according to Greater Toronto Home Pros. Suites of this size in a newer building would cost far more, and a three-bedroom of this size gives a family room to grow that a typical new one- or two-bedroom does not.

As with any 1979 building, some suites will have been fully renovated and others will still have original kitchens and bathrooms. Renovation history moves value here as much as floor or view does. A suite with an updated kitchen, bathrooms and flooring can be worth noticeably more than an original one of the same size, so compare like with like when you look at what has traded.

What the fee covers, and what it does not

Condos.ca lists heat, hydro, water, building insurance, parking and common elements in the fee. Current listings show fees in a range of about $857 to $867 a month. That looks high until you add back what a newer building leaves out: a hydro bill, a heating bill and a parking charge.

Air conditioning is not on condos.ca’s inclusion list. Ask how suites are cooled. Buildings of this era often use through-wall units or owner-installed systems, and in a building where the corporation pays the hydro, cooling choices affect everyone’s fee.

The shared-utility model also means energy price increases land in the corporation’s budget. Read the budget and ask how the board has handled hydro and gas costs in recent years. Ask, too, whether the corporation has looked at energy upgrades such as lighting, boilers or window replacement, since in a bundled building those projects can lower everyone’s fee over time.

Line 5 and the Golden Mile

The neighbourhood is in the middle of a real shift. BlogTO reported that the Eglinton Crosstown, Line 5, would open on 8 February 2026 after years of construction, and the panel beside this review shows the nearest stops.

Further east at Eglinton and Victoria Park, Choice Properties and The Daniels Corporation plan to redevelop the Golden Mile Shopping Centre. UrbanToronto lists the project at about 3,770 homes across 11 buildings, with the first phase including two condominium towers and a rental tower. It is still at the pre-construction stage, so expect years of building work before the benefits arrive.

Sunrise Avenue itself is a quiet residential pocket of low-rise condos, houses and green space, with shopping on Eglinton and Victoria Park close by. Most owners I meet here chose it because it feels settled, and the street is unlikely to change. The combination is unusual: a quiet residential street today, with rapid transit on Eglinton and a large new neighbourhood planned a short way east. Buyers who get in before that change is finished are, in effect, buying the improvement early.

Pricing: the lowest per foot on Sunrise Avenue

Condos.ca puts Concordia’s average at about $438 per square foot, the lowest of the four Sunrise Avenue corporations. The 30 and 40 Sunrise complex averages about $461, Victoria Town about $474 and 45 Sunrise about $481. Newer buildings along Eglinton East, such as the Oasis buildings, average well above $500.

Three suites were listed for sale when I checked, with asking prices from about $400,000 to $600,000. Two suites were listed for rent.

For real trades, use the 12-month data in the panel beside this review, and ask me for a building sold report that includes the other Sunrise Avenue buildings. When you compare, line up the fee inclusions: parking is listed as included here and not at 45 Sunrise, and that alone can move the monthly cost noticeably.

Jatin’s honest take on Concordia

Who this building suits

Young families, downsizers and first-time buyers who want a two- or three-bedroom near 1,000 square feet at a low price per foot, with parking, hydro and heat bundled into one predictable monthly bill. It also suits people who want to stay in the Victoria Village area as Line 5 and the Golden Mile change it.

What I’d want you to check

This is a 1979 tower, so read the reserve fund study and the budget carefully. Windows, balcony slabs and railings, elevators, the garage, the heating plant and the pool are all at an age where they come due. Greater Toronto Home Pros also points buyers to the status certificate and reserve fund study for exactly this reason. Ask how suites are cooled, since air conditioning is not listed in the fee. Condos.ca’s amenity list includes a pet restriction; read the rules if you have a pet. In a 202-suite building, the minutes will also show you what the board’s recent priorities have been and whether owners have raised the same issues more than once.

The value question

At about $438 a square foot with parking, hydro and heat included, Concordia is the value pick on Sunrise Avenue. The risk sits entirely in the building’s age. If the reserve fund and recent board minutes show a well-planned repair schedule, I think this is one of the stronger value buys on the east side of North York, and the transit and redevelopment nearby should support it.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
