Living here
Renters, Airbnb and elevators at The Chedington
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at The Chedington?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Chedington
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Chedington is what I show buyers who want a house-sized home off Bayview without the house. It is a nine-storey building with only 32 suites, finished in 1995, with an indoor pool, a sauna and a concierge, and it sits beside its 1998 twin across the cul-de-sac. The question is not whether it is a good address; it is whether the fee list fits the way you live. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Chedington is a 9-storey, 32-suite condominium at 1 Chedington Place in North York’s Bridle Path-Sunnybrook-York Mills neighbourhood, just off Bayview Avenue. It was developed by Edifice Estates and completed in 1995. The condominium corporation is MTCC-1100, registered on 20 December 1995, and condos.ca lists FirstService Residential as manager. Condos.ca lists the fee as covering common elements, heat and water.
The Chedington at a glance
Two buildings on one private lane
Chedington Place is a short lane off Bayview Avenue with two condominiums on it: this building at number 1, and The Chedington II at number 2, which Edifice Estates finished three years later. They look like a pair, and Alloway’s write-up describes both in the same breath, with classic European styling, landscaped gardens and secured parking.
They are not one corporation, though. Number 1 is MTCC-1100 and number 2 is MTCC-1178, with different managers listed and different fee inclusions. When you buy here you are buying into a 32-suite corporation with its own budget, its own reserve fund and its own board, and that is the unit of analysis that matters.
Thirty-two suites across nine floors works out to three or four homes per floor. In practice that means a quiet lobby, an elevator that is rarely shared, and neighbours you will actually know by name.
Suites from about 900 to 4,700 square feet
Condos.ca puts the suite range at about 914 to 4,740 square feet. That is a wider spread than the sister building, which starts above 2,000. The smaller plans here are the closest thing on this lane to an entry point, and the largest are full-floor-scale homes that compete with a detached house rather than with other condos.
That spread is useful for one specific buyer: the downsizer who wants the address, the pool and the concierge but does not need 3,000 square feet. Few buildings in this pocket of Bayview offer a suite under 1,000 square feet with this level of service.
With a 1995 building, the original plans matter less than what each owner has done since. Some suites will have been fully renovated and some will be close to original. Ask for the renovation history, any permits, and whether the corporation approved changes to plumbing or walls.

A short fee list, and why it matters
Condos.ca lists only common elements, heat and water as included in the fee here. That is a shorter list than The Chedington II next door, which also lists air conditioning, building insurance and parking. I would not assume the listing is complete, but I would not assume it is wrong either.
If parking is a separate charge and cooling runs on your own meter, a fee that looks lower than the neighbour’s may not be cheaper in practice. Before comparing the two buildings, add back what each one leaves out. The status certificate and the corporation’s budget will show exactly what the common expenses cover.
The amenity list also mentions a pet restriction. I have not seen the rules themselves, so read the declaration and rules before you commit if you have a dog or more than one pet.
What daily life off Bayview looks like
This is a car-first location. Bayview Avenue is the spine, and the shops, the subway and Highway 401 are all a drive or a bus ride away. The panel beside this review shows the nearest transit and parks, and the walk numbers are what you would expect for a ravine-edge street lined with large homes.
What you get in exchange is quiet and green space. Alloway’s description points to the ravine and parkland around the building, and the setting is the reason most owners chose it. Visitor parking and a car wash bay are listed on site, which matters more than it sounds when family visits by car.
The other daily reality is security. Condos.ca lists a security guard, a security system and a concierge, and Alloway describes round-the-clock surveillance. For an owner who travels for months at a time, that combination is often the deciding factor over a freehold home on a nearby street, where an empty house is a worry rather than a non-event.
Resale timing deserves a word too. With 32 suites, only a handful of suites can change hands in any given year, and buyers for the largest plans are a small, patient group. If you think you may need to sell on a deadline, plan for a longer marketing period than you would in a busy tower.
Pricing: why a per-foot average is hard to pin down here
Condos.ca does not publish a building average per square foot for 1 Chedington Place, which is normal for a 32-suite building where sales are infrequent. With suites from about 900 to 4,700 square feet, a single per-foot number would mix very different products anyway.
The sister building at 2 Chedington Place, with larger suites, averages about $923 per square foot on condos.ca. That is a reasonable reference point, but not a substitute for comparables from this corporation. One suite was listed for sale here when I checked, and one listing is not a range, so I am not going to quote it.
For real numbers, look at the 12-month trading data in the panel on this page, and ask me for a building sold report that covers both Chedington buildings. In a building this small, the last few sales of a similar size tell you far more than any average.

Amenities at The Chedington
An indoor pool and sauna in a 32-suite building is rare, and with so few owners sharing it, it feels closer to a private club than a condo amenity. The trade-off is that a small corporation carries the full cost of running and eventually replacing that pool.
Jatin’s honest take on The Chedington
Who this building suits
Downsizers from the Bridle Path, Lawrence Park and Leaside who want concierge service, a pool and a quiet lane, and who drive. Because the suite range starts under 1,000 square feet, it also suits a single owner or couple who want this setting at a smaller size than most neighbouring buildings allow.
What I’d want you to check
This is a 1995 building, so it is at the age where windows, the roof, the garage membrane, elevators and the pool equipment come due. Read the reserve fund study and the last few years of board minutes, and ask whether any large project is planned. Confirm exactly what the fee covers, because the condos.ca list is shorter than the sister building’s, and read the pet rules if that matters to you.
The value question
You pay for privacy, service and the address, not for finishes. A small corporation gives you a calm building but less margin for an expensive repair, so the value question rests on the reserve fund. If the fund is healthy and the suite has been updated, this is one of the more livable ways to stay in this part of Bayview.
