Do mostly owners or renters live here?

Leases 27%Sales 73%

Mostly owner-occupied. Of 15 deals here in the last 24 months, 4 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Victoria Town?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Victoria Town

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Victoria Town is not a tower. It is a four-storey, 144-suite complex from 1977 at 10 and 20 Sunrise Avenue, built by Cadillac Fairview, and that low-rise form is the whole point of it. Suites run from about 800 square feet to more than 3,000, there is a tennis court on site, and nothing is for sale right now, which tells you something about how long owners stay. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Victoria Town is a four-storey, 144-suite condominium at 10 and 20 Sunrise Avenue in North York’s Victoria Village neighbourhood, just south of Eglinton Avenue East and west of Victoria Park Avenue. Condos.ca lists Cadillac Fairview Corporation as developer and builder and the completion year as 1977. The condominium corporation is YCC-313, registered on 28 February 1977, and Maple Ridge Community Management is listed as manager. Condos.ca lists the fee as covering common elements, heat, cable TV, building insurance, parking and water.

A low-rise alternative to the towers

Most condominiums from the 1970s in this part of North York are towers. Victoria Town went the other way: two addresses, four storeys, 144 suites. In my experience, that form changes daily life more than any amenity does. You are rarely far from the ground, you share an entrance with fewer people, and elevator waits are not a big part of your day.

Condos.ca lists Cadillac Fairview Corporation as developer and builder. In the 1970s, Cadillac Fairview was one of the large Canadian developers building housing as well as shopping centres. I could not find a published architect or construction history for this complex, so I will not add one.

The corporation, YCC-313, was registered in February 1977, and both addresses sit under it. That means one board, one budget and one reserve fund for the whole site, including the grounds and the tennis court.

A complex of this size also has a different social rhythm from a tower. With 144 suites spread over two low buildings, neighbours tend to recognize each other, and the shared grounds and tennis court get used. That can make the board more engaged, but it also means decisions about the grounds affect everyone, so read the minutes to see how the board and owners work together.

From about 800 to more than 3,000 square feet

Condos.ca puts the suite range at about 800 to 3,013 square feet. The top of that range is unusual for a four-storey building, and I would want to see the floor plans before saying how those larger suites are laid out. Ask whether a suite is on one level or more, because that affects who it suits.

In my experience, plans from this era tend to have separate dining rooms, enclosed kitchens and generous storage. Some suites have been opened up and modernized, others are close to original. Ask what has been done and whether the corporation approved any changes to walls, plumbing or electrical.

The low-rise form brings its own questions. Ask whether the building has elevators serving every suite, how ground-floor suites handle privacy, and which suites face the grounds rather than the street or the parking areas.

What the fee covers

Condos.ca lists common elements, heat, cable TV, building insurance, parking and water in the fee. Hydro and air conditioning are not on that list, so expect to pay your own electricity and ask how suites are cooled.

There are no suites listed for sale as I write this, so I do not have current fee figures to share. Ask the seller of any suite you look at for the current monthly fee, the last few years of increases and a copy of the budget.

Heat and parking in the fee are a real advantage in a car-friendly part of the city. Confirm on the status certificate that a space is assigned to the suite you are buying, and ask about lockers.

Ask, too, how the corporation handles the costs that are specific to a low-rise site, such as roofing over a wide footprint, exterior walkways and landscaping. In a four-storey complex, those items can make up a bigger share of the reserve fund than they would in a tower with the same number of suites.

Eglinton East is changing around it

Sunrise Avenue is a quiet residential street of low-rise condominiums, towers and houses, with shopping on Eglinton and Victoria Park close by and Eglinton Square shopping centre just to the north. The panel beside this review shows transit, schools and parks.

The bigger story is along Eglinton. The Eglinton Crosstown, Line 5, opened in early 2026 after about 15 years of construction, according to CTV News. Further east, Choice Properties and The Daniels Corporation are planning to redevelop the Golden Mile Shopping Centre, which UrbanToronto lists at about 3,770 homes across 11 buildings with new streets and parks.

For an owner at Victoria Town, that means more services nearby over time and years of construction along the corridor. Sunrise Avenue itself is unlikely to feel very different, and in my experience that settled quality is why most owners here chose it.

Pricing: about $474 per square foot

Condos.ca puts the building average at about $474 per square foot. That is low for Toronto, and a little higher than many of the older towers in North York, which fits a low-rise complex that buyers often see as closer to a townhouse than an apartment.

Nothing is listed for sale right now, and only one suite is listed for rent. Low turnover is common in complexes like this, where owners tend to stay for many years. When a suite does come up, the right one may not stay on the market long.

For recorded sales, use the 12-month data in the panel. With so few listings, I would also ask for a building sold report that compares Victoria Town with other low-rise and tower condominiums on Sunrise Avenue, such as 45 Sunrise.

Amenities at Victoria Town

Tennis courtSaunaRecreation roomParty roomMeeting roomSecurity systemVisitor parking

A tennis court, a sauna and a recreation room on a low-rise site make this feel more like a small community than a building. They are shared by only 144 suites, so check what the reserve fund study plans for court resurfacing and the recreation spaces.

Jatin’s honest take on Victoria Town

Who this building suits

Downsizers who want to leave a house but not live in a tower, families who want space at a modest price, and anyone who prefers a short walk to their door over a long elevator ride. It suits owners who plan to stay for years and want a quiet street. It is less suited to someone who wants a gym, a pool or a concierge.

What I’d want you to check

At nearly 50 years old, the reserve fund study is the first document to read. Look at roofs, windows and balcony doors, exterior walls, the garage or parking areas, plumbing and the heating system, and whether those items are funded. Ask how suites are cooled, since air conditioning is not in the fee, and confirm elevator access for the suite you want. Condos.ca flags a pet restriction; I have not seen the rules, so read the declaration and rules if you have a pet.

The value question

At about $474 per square foot with heat and parking in the fee, a low-rise suite here is good value against almost any newer option on the Eglinton corridor. The catch is availability: with nothing for sale, you may have to wait. If the reserve fund is healthy, I think that wait is worth it for the right buyer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
