Living here

Renters, Airbnb and elevators at 2 Davisbrook Boulevard Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 2 Davisbrook Boulevard Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2 Davisbrook Boulevard Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Davisbrook townhouses are a small, quiet complex in Tam O’Shanter-Sullivan: 37 homes registered in December 1974, tucked onto side streets just off Sheppard and Warden. Recent listings describe family homes with fenced backyards and fireplaces, the kind of house-like townhouse that rarely comes up. Small corporations need careful reading, and this one is no exception. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2 Davisbrook Boulevard Townhouses is a 37-unit condominium townhouse complex at 22 Eaglestone Road and 1–2 Davisbrook Boulevard in the Tam O’Shanter-Sullivan neighbourhood of Scarborough, Toronto M1T, near Sheppard Avenue East and Warden Avenue. It dates to 1974, and its condominium corporation is YCC-185, registered on 10 December 1974. Condos.ca lists Condo Solutions as the manager and does not name a builder. Fee inclusions are not published; confirm them on the status certificate.

Three addresses, one small corporation

The complex carries three addresses: 1 and 2 Davisbrook Boulevard and 22 Eaglestone Road. Under them is a single condominium corporation, YCC-185, with 37 homes. It was registered in December 1974, five days after 20 Brimwood Boulevard’s corporation, one of several Scarborough townhouse corporations registered that year.

Thirty-seven homes is small enough that the board is a handful of owners and every decision is personal. Done well, that gives you a well-kept, tight-knit complex. Done badly, there are few people to share the cost of a missed repair or an owner who stops paying fees.

Condos.ca lists Condo Solutions as the manager. Ask how long it has managed the complex, and read at least a year of board minutes. In a corporation this size, the minutes usually show you exactly what the owners are worried about.

The three addresses also mean homes face different streets. Ask which address a home carries and what it looks onto, since traffic, parking and privacy can differ from one side of the complex to the other. Walk the whole complex once at a busy time of day before you choose a home.

House-like plans with real backyards

A recent listing described a two-storey home with three bedrooms and three bathrooms, about 1,200 to 1,399 sq ft above grade, plus a finished basement. It had an open living and dining area, an eat-in kitchen with a gas stove, a primary bedroom with its own ensuite, a fireplace, gas forced-air heat and central air.

The detail I would underline is the private, fenced, south-facing backyard. A fenced yard is what separates a townhouse that works for a dog or small children from one that does not, and a south exposure gets sun most of the day. Not every home will face the same way, so ask.

If the home you like has a fireplace, find out whether it is wood-burning or gas, when the chimney or venting was last inspected, and whether the corporation or the owner is responsible for it. Your home insurer will ask the same questions, and an old wood-burning fireplace can affect your premium.

The exterior is brick with shingled roofs, according to that listing, and it listed two parking spaces. Condos.ca records a parking garage; ask how parking is arranged and how many spaces come with the specific home. Condos.ca also records the complex as one floor, which does not match a two-storey home with a basement, so rely on the listing measurements.

Agincourt Mall and a changing Sheppard Avenue

The listing pointed buyers to Agincourt Mall and Highway 401 access, and that is a fair description of daily life here. Groceries and errands are a short drive, the 401 is close, and the side streets themselves are quiet.

The bigger story is what is planned at Agincourt Mall, at 3850 Sheppard Avenue East at Kennedy Road. North American Development Group owns the roughly 26-acre site, and UrbanToronto’s project database lists a mixed-use redevelopment of about 15 buildings with homes, shops, offices and public space, designed by Giannone Petricone Associates. That is a long-term, phased plan, and timing is not settled.

For an owner on Davisbrook, that means years of construction a short drive east, followed by many more homes, shops and parks nearby. It is likely to change the area’s profile more than anything else in the next decade. Transit and school details are in the data panel on this page.

The 1974 checklist

Every complex of this age has the same list of big-ticket items: roofs, windows and doors, brick, fences, private roads and walkways, underground services and any shared garage. In a 37-home corporation, each owner carries roughly one thirty-seventh of every one of those bills.

That is why I read the reserve fund study before I read the listing. Look at when the roofs and windows were last done, what is scheduled in the next ten years, and whether the planned contributions actually cover it. Ask for the last three budgets, and ask whether there has been a special assessment.

Also confirm where the line falls between owner and corporation. In many older townhouse complexes, items like windows, doors, fences and decks are split in ways that surprise new owners. The declaration and the status certificate answer that question.

Pricing a complex that rarely lists

One home was listed for sale when I checked, with none for rent. I don’t quote a single listing’s price or fee, and with 37 homes, sales are infrequent enough that one listing tells you little.

Condos.ca does not publish an average price per square foot for the complex. To price a home here, I start with recent sales inside YCC-185, then widen to 1970s townhouse corporations in Tam O’Shanter-Sullivan and around Sheppard and Warden. A fenced, south-facing yard, a primary ensuite and updated systems should all support a higher price.

Because sales are rare, it pays to know the complex before a home comes up. My building sold report shows what has actually traded here.

Parking garage

Condos.ca lists a parking garage and nothing else, so there are no shared facilities to run. The amenities here are inside each home and behind it: a basement, a fireplace in some homes, and a fenced backyard.

Jatin’s honest take on 2 Davisbrook Boulevard Townhouses

Who this building suits

Families who want a house-like townhouse with a fenced yard and three bathrooms, and buyers moving up from a condo apartment who want a garden without freehold prices. Dog owners should look closely, but confirm the pet rules first.

What I’d want you to check

Start with the reserve fund study, the last three budgets and any special assessment history, because 37 owners share every exterior cost of a 1974 complex. Confirm which items are owner responsibilities, how parking works for the specific home, and what the fee includes. Check the age of the furnace, air conditioner and roof over the home you are buying. Ask about the fireplace and chimney if the home has one. Get pet and rental rules from the status certificate, and ask the manager whether any owners are in arrears.

The value question

Small townhouse complexes in Tam O’Shanter-Sullivan with fenced yards don’t come up often, and the planned Agincourt Mall redevelopment should support the area over the long run. If the corporation’s finances are sound, this is a good-value family home. If the reserve fund is thin, the small size works against you, so let the documents decide. Be ready to move when the right home comes up, because the wait for the next one can be long.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
