Living here

Renters, Airbnb and elevators at 2550 Birchmount Road Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 2550 Birchmount Road Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2550 Birchmount Road Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2550 Birchmount Road is a small condo townhouse complex, and its size is the first thing I want buyers to understand. With 45 homes, it is one of the smaller corporations in this part of Scarborough, which can mean a quiet, well-known community and also means every big repair is split among very few owners. It was registered in 1976 and sits a few steps from another, older townhouse complex on Huntingwood. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2550 Birchmount Road Townhouses is a low-rise condominium townhouse complex at 2550 Birchmount Road in Scarborough’s Tam O’Shanter-Sullivan neighbourhood, near Huntingwood Drive. Condos.ca lists 45 units, a 1976 build year, and corporation YCC-251, registered on 1 April 1976. Living Properties is listed as the property manager. Listed amenities are a parking garage, visitor parking and permission for BBQs. Condos.ca does not list what the monthly fee includes, so confirm that from the status certificate.

Small corporation, big responsibility per owner

Forty-five homes is a small condominium by Toronto standards. In practice, that means the annual budget, the reserve fund and every special project are divided among very few owners. A roof replacement or a road repaving that would barely move the fee in a 300-unit complex lands much harder here.

Small can also be an advantage. Owners tend to know each other, meetings are easier to follow, and a motivated board can move quickly. The question is whether this particular corporation has saved enough over fifty years to handle what is coming. That is answered by the reserve fund study, not by the listing.

When you read the status certificate, look at the reserve fund balance divided by 45. That per-unit figure, compared with the planned spending in the study over the next ten years, is the single most useful number for a complex this size.

I would also ask how many units are currently rented rather than owner-occupied, and whether the board has had trouble filling seats. In a small complex, a handful of engaged owners often carries the governance, and you want to know that before you join them.

The parking garage and the 1970s building envelope

Condos.ca lists a parking garage and visitor parking. In a townhouse complex of this era that could be an attached garage for each home or a shared underground garage. If it is shared and underground, the waterproofing membrane, the concrete and the drainage are some of the most expensive items a corporation ever pays for, and in a 45-unit complex the per-owner share is high. Ask which it is, and when it was last repaired.

Beyond parking, the components to focus on are roofs, windows, exterior doors, cladding, private walkways and drainage. A 1976 complex has been through at least one replacement cycle on most of these. Ask which have been done, and what the next five years look like.

Also confirm who owns what. In most condo townhouses you own the interior and the corporation maintains the exterior, but every declaration is different. Windows, doors, decks and fences are where buyers most often get surprised.

Birchmount and Huntingwood: a residential pocket

The complex sits on Birchmount Road near Huntingwood Drive, the street that forms the line between L’Amoreaux to the north and Tam O’Shanter-Sullivan to the south. The surrounding streets are mostly single-family homes and older townhouse complexes, and the setting is quiet and residential rather than urban.

The neighbourhood takes its name from the City-run Tam O’Shanter Golf Course, an 18-hole course along Highland Creek. Agincourt Mall at Sheppard and Kennedy is the nearest big shopping destination, and it is being planned for a major redevelopment: UrbanToronto reports a 26-acre master plan with up to 12 towers, and a first phase of 659 homes and a new Walmart.

For everyday errands, most residents here drive. That is typical for this part of Scarborough, where the housing was laid out around the car in the 1960s and 1970s, and it is worth being honest with yourself about if you are coming from a walkable downtown neighbourhood.

Agincourt GO Station on the Stouffville line is at 4100 Sheppard Avenue East. Walking and transit times from this address are shown in the data panel on this page, so I will not repeat them here.

Two neighbouring complexes, compared

About a hundred metres away is 671 Huntingwood Drive Townhouses, another small condominium townhouse community. Condos.ca lists it as 48 units in YCC-44, registered in 1971, with Orion Management. Both are about the same size, both list a parking garage, and both have no pool or party room.

If you are looking at one, look at the other. The five-year age gap is small, but the two corporations have had separate boards, separate budgets and separate reserve funds for decades. Comparing their status certificates side by side is the fastest way to see which one has kept up with its building.

What 2550 Birchmount Road Townhouses costs

When I checked, there was one unit for sale and none for lease. I do not quote the price or fee of a single listing, because that identifies one owner’s sale, and one listing is not a range.

Condos.ca does not publish square footage or a price per square foot for this complex. The more useful comparison is with nearby townhouse complexes of similar age, such as 671 Huntingwood, and with freehold homes on the surrounding streets. A 1976 condo townhouse should trade at a clear discount to freehold; how big that discount should be depends on the fee and the reserve fund.

When you compare fees, compare like with like. A fee that includes water, or covers more of the exterior, is not directly comparable with one that leaves those to you. Ask for the budget so you can see what the fee actually pays for.

If you want the recorded sales here rather than asking prices, I can pull them through my building sold report.

There is no pool, gym or party room here. In a 45-unit complex that is sensible, because there are so few owners to carry the cost; the fee can go to the roofs, windows and parking that actually protect your home’s value.

Jatin’s honest take on 2550 Birchmount Road Townhouses

Who this building suits

Buyers who want a townhouse with stairs and a front door in a quiet, residential part of Scarborough, at a price below freehold. It also suits people who prefer a small community and do not need building amenities.

What I’d want you to check

Divide the reserve fund by 45 and compare it with the next ten years of planned spending. Ask how the parking garage is built and when it was last repaired. Check roofs, windows, doors and drainage, and in homes of this age, ask about the electrical system, including any original aluminum branch wiring, because insurers will ask. I could not find published fee inclusions, pet rules or rental rules, so read the declaration, by-laws and rules in the status certificate.

The value question

Small, older complexes can be good value when the corporation has been disciplined, because the price is set by age and the costs are set by management. If the reserve is healthy and the major work has been done, this can be an affordable way into a family-sized home. If big projects are still ahead with a thin reserve, the low price is a warning.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
