Living here

Renters, Airbnb and elevators at 2800 Midland Avenue Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 2800 Midland Avenue Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2800 Midland Avenue Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2800 Midland Avenue Townhouses is a small, early Scarborough condo complex: 55 townhouses registered in 1973, set back from Midland Avenue in Agincourt. It is one of the few older complexes in Agincourt where the fee is listed as covering water and cable TV, and it has a parking garage and visitor parking. The trade-off is that 55 owners share the cost of keeping a 50-year-old complex sound. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2800 Midland Avenue Townhouses is a 55-unit condominium townhouse complex at 2800 Midland Avenue in Scarborough, in the Agincourt South-Malvern West area of Agincourt. It was built in 1973, and the condominium corporation is YCC-120 (York Condominium Corporation No. 120), registered on 18 December 1973. Condos.ca lists ICC Property Management as manager, and lists cable TV and water as included in the maintenance fee. Amenities listed are a parking garage and visitor parking.

YCC-120

Corporation number 120, from 1973

YCC-120 was registered in December 1973, which puts it in the first few years of condominium townhouse building in the old Borough of Scarborough. Low corporation numbers like this are a reliable signal that you are looking at one of the original condo complexes in the area, built before the towers along Sheppard and Finch.

With 55 units, it is a small corporation. Small complexes can be very well run, because owners notice problems and decisions are quick. They can also feel the cost of a major project sharply, since a roof or window program is split 55 ways rather than 150. That is the single biggest thing to understand before you buy here.

Condos.ca does not list a developer, and I could not confirm one from public records. The manager is listed as ICC Property Management, a firm that runs a number of condominium corporations in the GTA, so ask how long ICC has managed this complex and who the assigned manager is.

What the fee covers, and what it does not

Condos.ca lists cable TV and water as included in the fee. Water inclusion is common in older townhouse complexes that were built on a shared supply. Cable TV inclusion usually comes from a bulk agreement the corporation signed, so ask whether that contract is still in place, what it costs the corporation, and when it ends, because many owners now use internet streaming instead.

Heat and hydro are not listed, and in a townhouse complex they are normally on the owner. Ask the seller for a year of utility bills. The furnace, air conditioner and water heater in a townhouse unit are often the owner’s responsibility, but the declaration decides, so confirm which items are yours and how old they are.

The parking garage listed by condos.ca deserves a direct question. In complexes of this era it can mean a garage attached to each home or a shared parking structure. A shared structure is a major long-term repair item for the corporation, while an attached garage is part of your unit. Find out which applies to the home you are buying.

A pocket next to Crockamhill Drive

The complex sits beside a cluster of other 1970s condo townhouses on Crockamhill Drive, including 90 Crockamhill Drive Townhouses and the 1120 Huntingwood Drive complex. Together they form a small enclave of townhouse living set back from the main roads.

That cluster is useful when you price a unit. Several similar complexes of the same age within a few minutes’ walk give you more comparables than a single 55-unit corporation can, provided you adjust for the fee, the inclusions and the condition of each complex.

The data panel on this page shows transit, schools and parks. Midland and Finch are bus corridors, and Agincourt GO on the Stouffville line, rebuilt with a new station building and second platform that Metrolinx finished in 2023, is the nearest rail connection to the south.

Agincourt is changing around it

The biggest change nearby is at Agincourt Mall, at Sheppard and Kennedy, where North American Development Group has proposed a master plan by Giannone Petricone Associates with about thirteen towers across seven blocks, a central public park and space for the No Frills and Walmart to return. The City ran its own planning framework review for the site.

For an owner here, that kind of growth to the south tends to bring better retail and more transit service over time, without changing the low-rise streets around Midland and Crockamhill. It is worth following, but it is not a reason to buy or avoid this complex on its own.

Investors also look at older Agincourt townhouses because family-sized rentals are scarce in this part of the city. If you are buying to live in, ask the manager roughly what share of units are rented. The owner-tenant mix affects who stands for the board, how the grounds are kept and how easy it is to reach quorum when a decision has to be made.

What 2800 Midland Avenue Townhouses costs

There were no active listings here when I checked condos.ca, and it does not publish an average price per square foot or a fee range for this corporation, which is normal for a complex of 55 units that trades only a few times a year. The data panel on this page shows recent sales in aggregate.

Because trading is thin, I price units here against the neighbouring Crockamhill complexes and other 1970s condo townhouses in Agincourt as well. Compare the fee and its inclusions alongside the price: water and cable in the fee are worth something every month, but a low fee can also point to a thin reserve fund.

Condition drives value more than anything else in a complex this age. Two units with the same floor plan can be far apart in price if one has new windows, a new furnace and an updated kitchen and the other does not. Ask for receipts and dates for any major replacements, and have a home inspector look at the roof, windows and furnace even though the corporation maintains the exterior.

Amenities at 2800 Midland Avenue Townhouses

Parking garageVisitor parking

There is no gym, pool or party room, so the fee is not funding facilities you may never use. The practical amenities are the parking garage and visitor parking, which matter more in a townhouse complex than an amenity room would.

Jatin’s honest take on 2800 Midland Avenue Townhouses

Who this building suits

Families moving up from a condo apartment, buyers who want a ground-level home in Agincourt below the price of a semi or detached house, and anyone who values water and cable being bundled into one predictable monthly cost.

What I’d want you to check

With 55 owners and a 1973 registration, read the reserve fund study for roofs, windows, doors, cladding, paving and drainage, and look for any parking structure repairs. Read the last two years of board minutes for planned projects and any talk of a special assessment. Confirm the cable contract terms, which mechanical systems you own, and the wiring type, since some homes of this era used aluminum branch wiring that insurers ask about.

The value question

The value is in getting house-sized living with parking in an established part of Scarborough at a lower entry price. Whether a specific unit is good value depends on its condition and on the corporation’s reserve fund, and I would not decide on either without the documents in hand. If you want a second opinion on one, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
