Renters, Airbnb and elevators at 30 Buddleswood Court Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 30 Buddleswood Court Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 30 Buddleswood Court Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

30 Buddleswood Court Townhouses is the kind of complex buyers drive past on the way to Woodside Square without noticing: 36 condominium townhouses from 1977, set on a court off Sandhurst Circle in Agincourt North. It is small and it is old, and for the right buyer both of those things can work in its favour, as long as the paperwork holds up. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

30 Buddleswood Court Townhouses is a condominium townhouse complex of 36 homes at 1–17 Sandhurst Circle and 2–30 Buddleswood Court in Agincourt North, Scarborough, near McCowan Road and Finch Avenue East. It was built in 1977, and the condominium corporation, YCC-309, was registered on 9 February 1977. Condos.ca lists Nadlan-Harris Property Management as the manager. I could not confirm the builder, and condos.ca does not list what the monthly fee includes.

A 36-home corporation, and why the size matters

Thirty-six homes is a small condominium corporation. Every shared cost, from a roof replacement program to repaving the internal road, is split 36 ways. In a 300-suite tower the same kind of bill gets absorbed by the budget; here, every owner feels it.

Small has real upsides too. The board is made up of neighbours you actually recognise, decisions can move quickly, and there is less common property to look after. Condos.ca lists no shared amenities at all, so there is no pool, gym or party room competing with the roofs for reserve fund money.

What you want to know is whether the corporation has used that simplicity well. Read the reserve fund study for roofs, windows, doors, fences, paving and underground services, and check whether the fund is on track for the big items or quietly relying on future fee increases.

Not the same complex as 88 Buddleswood Court

Buddleswood Court and this part of Sandhurst Circle hold more than one townhouse corporation. The homes at 18–30 Sandhurst Circle and 88–104 Buddleswood Court are listed separately as 88 Buddleswood Court Townhouses. From the street they look like one development, but they are a different corporation with their own fees, rules and reserve fund.

That matters more than most buyers expect. Two townhouses a short walk apart can carry different fees and very different repair histories. When you compare listings on the court, check the corporation number on each listing and on the status certificate. This one is YCC-309.

Sandhurst Circle as a whole is lined with townhouse corporations from the same period, including the Thunder Grove complexes and the Sandhurst Circle Townhomes near Exchequer Place. That gives you plenty of comparables, and it tells you this pocket has a long history as an owner-occupied townhouse area.

What a 1977 townhouse usually means inside

I could not find published floor plans or a size range for this complex, so I will not guess at square footage. What I can do is tell you what to look for in a townhouse of this age, because condition varies widely from one home to the next.

Many homes in late-1970s complexes have had kitchens, bathrooms, flooring and basements redone at least once, and some have barely been touched. Ask what the seller has updated and when, and whether any of it involved plumbing, electrical or structural changes, because some corporations require board approval for that kind of work.

Get a proper home inspection, not just a status certificate review. In homes from the 1970s, a good inspector looks at the age of the furnace and air conditioner, the electrical panel and wiring type, and older materials in ceilings or flooring. None of that is unusual for the era, but it should be priced into your offer.

Also confirm exactly what the corporation maintains. In many Toronto townhouse condos the roofs, windows and exterior walls are common elements while the furnace and the interior are the owner’s, but the declaration decides it. Read it rather than assuming.

Living off Sandhurst Circle

Daily life here revolves around Woodside Square, the two-storey mall at 1571 Sandhurst Circle on the northwest corner of Finch and McCowan. It opened in 1977, the same year this complex was registered, and it holds a Food Basics, a Shoppers Drug Mart and a branch of the Toronto Public Library. Groceries, prescriptions and library books are all close to home.

The area is changing around the mall. The City started a planning review of the Woodside Square lands in 2019 to look at adding housing and parkland while keeping the mall, and in 2022 City Council adopted draft policy directions to guide any rezoning there. If new housing goes ahead, expect construction around Sandhurst Circle for a number of years.

Further south, the Scarborough Subway Extension is being built from Kennedy Station to a new terminus at Sheppard Avenue East and McCowan Road, with a stop at Scarborough Centre on the way. For downtown commuters in Agincourt North, that terminus is the station to watch. The transit panel on this page shows the options from this address today.

What 30 Buddleswood Court Townhouses costs

There were no active listings here when I checked, and condos.ca does not publish a square-foot average or a fee range for this complex. With only 36 homes, sales are infrequent, and a single year can contain very few of them.

That makes comparables the key question. The fairest benchmark is other 1970s condo townhouses around Sandhurst Circle, adjusted for size, condition, basement finish and what the home backs onto. The panel on this page shows recorded sale figures, and I can prepare a building sold report that pulls the comparables together.

On fees, ask for the current budget and the last three years of fee changes. In a small, older corporation, a fee that has stayed flat for years is not automatically good news. It can mean the reserve fund is falling behind the work the study says is coming.

Jatin’s honest take on 30 Buddleswood Court Townhouses

Who this building suits

First-time buyers and growing families who want a townhouse with stairs, a door to the outside and no elevator, at a lower entry point than a freehold house in Agincourt. It also suits buyers who want groceries, a pharmacy and a library close by, and who like the idea of a small corporation where the board is made up of people on the same court.

What I’d want you to check

Read the reserve fund study first. At nearly 50 years old, roofs, windows, paving and underground pipes are the big-ticket items, and a 36-home corporation has few owners to share them. Confirm in the declaration who is responsible for the furnace, windows and doors, check the status certificate for any special assessment or planned fee increase, and make sure the corporation on the paperwork is YCC-309 rather than the neighbouring complex.

The value question

Value here comes down to the condition of the home and the health of the corporation, not the address. A well-kept home in a well-funded corporation near Woodside Square, with the subway terminus coming to Sheppard and McCowan, is a solid long-term hold. A tired home in an underfunded corporation is not, however cheap it looks. I would want at least three recent sales from the Sandhurst Circle complexes before writing an offer.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
