Living here

Renters, Airbnb and elevators at 30 Chichester Place Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 30 Chichester Place Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 30 Chichester Place Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

30 Chichester Place is a small 1978 townhouse complex tucked just off Sheppard Avenue East. It has 50 homes, multi-level layouts with walk-out lower levels and attached garages, and it sits right at the point where Scarborough meets North York. Small corporations like this rarely have homes for sale, so when one comes up you need to move quickly and still read everything. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

30 Chichester Place Townhouses is a condominium townhouse complex of 50 homes at 30 Chichester Place in the L’Amoreaux area of Scarborough, Toronto (M1T 3S5), near Sheppard Avenue East and Victoria Park Avenue. It was built in 1978. The condominium corporation is YCC-393, registered on 15 June 1978, and Newton-Trelawney Property Management is listed as the manager. Condos.ca does not name a developer or publish a fee inclusion list for this complex.

A small townhouse complex at the Scarborough–North York line

Chichester Place is a short street just off the northeast corner of Sheppard Avenue East and Victoria Park Avenue. Victoria Park is the line between Scarborough and North York, so this is the westernmost edge of Scarborough, closer in feel to the Fairview and Don Mills area than to Scarborough Town Centre.

The street is a mix of building types from the same era. Heather Court, a 10-storey condominium at 40 Chichester Place, was built in 1977, and 8 Chichester Place is a 16-storey tower from the 1960s where a 2011 plan proposed adding a new affordable-rental tower on the same site. Number 30 is the townhouse piece: 50 homes in one corporation, YCC-393, registered on 15 June 1978.

I could not find a developer named for this complex, and condos.ca does not list one. With 50 homes, it is a small corporation even by townhouse standards, which shapes both the fee question and how often homes come up for sale.

Multi-level homes with a walk-out lower level

Current listing details describe these as three-level condo townhouses with an attached garage, living area in the 1,000 to 1,199 square foot band, and a fully finished lower level with a family room, a gas fireplace and a walk-out to the yard. Laundry is listed on the lower level, and there is a two-piece bath off the ground-floor foyer.

A walk-out lower level is a real advantage. Instead of a dark basement, you get a family room with natural light and direct access outside, which works well as a playroom, a home office or a space for older children. It also usually means the home sits on a grade change, so ask how drainage around the lower-level doors has been handled and whether there has been any water history.

Three levels also means stairs. For a young family that is rarely an issue; for a buyer planning to stay into retirement, walk the home with that in mind. Condition will vary from home to home after nearly fifty years, so ask what the seller has replaced themselves and what the corporation has done to the exterior. The furnace, the air conditioner, the windows and the garage door are the four items I would ask about first, because they are the costly ones that most often fall to the owner.

Fifty owners, one budget

Condos.ca does not publish fee inclusions for this complex, so get them from the status certificate. In other 1978 Scarborough townhouse complexes I have reviewed, listings report the fee covering common elements, building insurance and parking, sometimes with water and cable, while owners pay their own heat and hydro. Confirm what applies to YCC-393 before you compare fees with anything else.

In a 50-home corporation, a roof program, window replacement or repaving the private road is divided among few owners, so each project weighs more heavily on each home. That is not a reason to avoid it. It is a reason to read the reserve fund study carefully, check the budget, and look at two or three years of board minutes for planned work and fee increases.

One listing marks pets as not allowed, while I could not find the rules themselves. Do not rely on a listing either way. Ask Newton-Trelawney Property Management for the declaration and rules, and read the pet and leasing provisions before you make an offer.

Fairview, the 401 and the 404

Location is the strongest card here. Fairview Mall at 1800 Sheppard Avenue East, which opened in 1970, is the big regional mall on the North York side, with Don Mills station on the Sheppard subway line serving it. Highway 401 and Highway 404 are both close by car, which makes this a practical base for anyone commuting across the top of the city or north into Markham.

The immediate surroundings are classic postwar suburb: houses, apartment towers and plazas along the arterials. Sheppard and Victoria Park both carry busy bus routes, and the data panel on this page shows the stops, stations and walking times from the door.

Change here tends to come as additions to existing tower sites, like the affordable-rental tower proposed at 8 Chichester Place in 2011, rather than as wholesale redevelopment. For a townhouse owner, more households nearby can support shops and services, at the cost of occasional construction.

What 30 Chichester Place costs

When I checked, there were no homes for sale here and one for lease. With no sale listings, there is no asking-price range to report, and I do not quote a single listing’s rent or fee on these pages.

Condos.ca does not publish square footage or a price per square foot for this complex. The way to price a home here is from recorded sales of comparable townhouses in this corporation and nearby complexes, adjusted for condition, the walk-out lower level and the garage.

With only 50 homes, sales are infrequent, so a longer window of recorded sales gives you a better read than any single listing. I can pull those sales for you through my building sold report, and set up an alert so you hear when a home comes up.

Amenities at 30 Chichester Place Townhouses

BBQ permittedGarage parkingVisitor parking

There is no gym or pool here; condos.ca lists BBQs as permitted, garage parking and visitor parking, and one listing also mentions a recreation room, which I would confirm with management. With a walk-out yard and Fairview Mall nearby, most owners will not miss a bigger amenity package, and the budget stays focused on the buildings.

Jatin’s honest take on 30 Chichester Place Townhouses

Who this building suits

Families who want a garage and a bright walk-out lower level, and commuters who use the 401, the 404 or the Sheppard subway. It also suits buyers who like being on the North York edge of Scarborough, close to Fairview Mall. Buyers who want single-level living or a large amenity package should look elsewhere.

What I’d want you to check

Get the fee inclusions, the reserve fund study, the budget and recent board minutes, and pay attention to how a 50-home corporation has paid for roofs, windows and paving. Ask about drainage and any water history at the lower-level walk-out. Read the pet and leasing rules yourself rather than relying on a listing, and confirm the home is in YCC-393.

The value question

Walk-out layouts, attached garages and a location near Fairview and both highways make these homes easy to like. The risk is the small corporation: one large project falls on few owners. If the reserve fund is healthy, I think this is a strong owner-occupier choice at the west edge of Scarborough, for someone planning to stay five years or more.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
