Leases 0%Sales 100%

Mostly owner-occupied. Of 6 deals here in the last 24 months, 0 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 30 Dundalk Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 30 Dundalk Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

30 Dundalk Drive is the townhouse complex on a street most people know for its apartment towers. It is a 76-home condominium from 1978, just off Kennedy Road in Dorset Park, and it gives you a garage, a backyard and a basement inside a condo corporation. Its age is the thing to manage, and I will tell you exactly where to look. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

30 Dundalk Drive Townhouses is a low-rise condominium townhouse complex of 76 homes at 30 Dundalk Drive in the Dorset Park neighbourhood of Scarborough, Toronto, near Kennedy Road and Ellesmere Road. It was built in 1978. The condominium corporation is YCC-407, registered on 4 August 1978, and Eastway Property Management is listed as the manager. Condos.ca does not name a developer or publish a fee inclusion list; current listing details report that the fee covers common elements, building insurance, parking, water and cable TV.

A townhouse complex on a street of towers

Dundalk Drive runs west off Kennedy Road between Ellesmere Road and Highway 401, and the buildings you notice first are the towers: Kennedy Place at 100 Dundalk Drive, from 1976, and 120 Dundalk Drive, from 1978. Number 30 is a different kind of property. It is a low-rise condominium townhouse complex of 76 homes, registered as YCC-407 on 4 August 1978.

That date puts it in a cluster of Scarborough condominium corporations registered in the summer of 1978. The tower at 120 Dundalk is YCC-405, registered about a week earlier. I could not find a developer named for number 30, so I would not assume the two share a builder. Treat them as neighbours from the same moment in Scarborough’s growth, not as one project.

The difference matters for your money. In a tower, the fee pays for elevators, a lobby, corridors and a central heating plant. In a townhouse complex like this one, the corporation’s budget goes into roofs, siding, windows, the private road and the grounds, and you heat your own home.

Two storeys, a garage and a basement

Current listing details describe two-storey townhouses with a built-in garage, a finished basement and a fenced backyard, heated by gas forced air with central air conditioning. Above-grade living area is listed in the 1,000 to 1,199 square foot band. That is modest next to a freehold house, but the basement and the yard add a lot of usable space that an apartment cannot.

The basement is where these homes earn their keep. Listings describe lower levels finished as family rooms, and in some cases as a self-contained space with its own kitchen and bathroom. If you are counting on a lower-level suite for family or rental income, ask whether the work was permitted, and read the declaration and rules on leasing before you put any rent into your budget.

After nearly fifty years, condition varies a great deal from home to home. Some owners have opened up the main floor and replaced kitchens and bathrooms; others have kept much of the original layout. Price each home on its own merits, and ask the seller what they replaced themselves, such as the furnace, air conditioner or windows, and what the corporation has done.

A fee that covers the shell, not your heat

Condos.ca does not publish a fee inclusion list for this complex. Current listing details report that the fee covers common elements, building insurance, parking, water and cable TV. Heat and hydro are not on that list, so with gas forced-air heating you should budget for your own winter bills on top of the fee.

Ask Eastway Property Management exactly what the corporation maintains. In many townhouse declarations the corporation looks after roofs, exterior walls, windows, fences and the private road, while the owner handles the interior and often the furnace and air conditioner. Every declaration draws that line differently, and where it sits changes what a given fee actually buys you.

A complex registered in 1978 has already been through at least one full round of roofs, windows and paving, and may be into its second. That is normal. The question is whether the reserve fund study shows the next round planned and funded, or whether the corporation is likely to need a special levy. The status certificate and the last few years of board minutes will tell you.

Kennedy Road, the busway and the subway extension

Dorset Park is one of Scarborough’s older neighbourhoods; most of its housing went up in the 1950s, with Kennedy Road running through the middle as a commercial strip of stores, offices and towers. From Dundalk Drive you are close to the big-box retail at Kennedy Commons, between Highway 401 and Ellesmere Road, and to the 401 itself if you drive to work.

Transit here is being rebuilt. The Scarborough RT, Line 3, is closed, and blogTO reported that its replacement busway, running from Kennedy Station through Lawrence East and Ellesmere stations and then along priority lanes on Ellesmere Road to Scarborough Town Centre, was set to open on 30 September 2026. The Line 2 subway extension from Kennedy Station to Sheppard Avenue and McCowan Road is expected around 2030.

Your actual routes and walking times are in the data panel on this page, so check them against your own commute. The practical point for a townhouse buyer is that the area’s connections should improve while you own here, but the subway itself is still years away.

What 30 Dundalk Drive costs

When I checked, there was one townhouse listed for sale here and none for lease. I do not quote a single listing’s price or fee on these pages, because it identifies one owner’s sale, and one asking price is not a market anyway.

Condos.ca also does not publish square footage or an average price per square foot for this complex, so a clean per-square-foot comparison with the towers on the same street is not possible. The comparison I would make instead is total monthly cost: mortgage, fee, property tax, heat and hydro here, against an apartment at 100 or 120 Dundalk Drive where the fee includes most utilities but you give up the garage, yard and basement.

With only 76 homes, sales here come up occasionally, so the best evidence is what comparable homes actually sold for over a longer window. I can pull the recorded sales for you through my building sold report, or we can go through them together on a quick call.

Amenities at 30 Dundalk Drive Townhouses

BBQ permittedGarage parkingVisitor parking

There is no gym, pool or party room here, and for a townhouse buyer that is usually the point: with no recreation centre to run, more of the budget goes to the roofs and roads that hold the value. BBQs are permitted, which matters if you plan to use the backyard the way you would at a house, and visitor parking helps when family comes over.

Jatin’s honest take on 30 Dundalk Drive Townhouses

Who this building suits

Families who want a garage, a fenced yard and a finished basement without paying freehold prices, and households that need room for parents, older children or a home office. It also suits people who work along Kennedy Road or drive the 401 every day. If you want a concierge, an elevator and a gym, the towers down the street are a better fit.

What I’d want you to check

Read the reserve fund study with roofs, windows, siding, fences and the private road in mind, because a 1978 complex is well into its second cycle of that work. Confirm the fee inclusions in the status certificate rather than relying on a listing, and ask who is responsible for the furnace and air conditioner. If the basement has a kitchen, ask whether it was permitted and what the rules say about leasing. Listing details show pets as allowed with restrictions, so read the actual rules before you assume anything.

The value question

A 76-home corporation keeps decisions close to the owners, but it also means each major project is shared among relatively few households. If the reserve fund is healthy, this is a practical way to get townhouse space in central Scarborough, and the transit work along Ellesmere and Kennedy should help demand over time. If the fund is thin, a low fee is a warning, not a bargain.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
