Living here
Renters, Airbnb and elevators at 33 Glen Springs Drive Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 33 Glen Springs Drive Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 33 Glen Springs Drive Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

33 Glen Springs Drive is the smallest of the 1970s townhouse corporations around Bridletowne Circle, with just 32 homes. It sits on the quieter north side of the circle near Warden and McNicoll, which is exactly why some buyers want it. Small also means fragile if the money is not there, so this is a complex where I read every page of the status certificate. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
33 Glen Springs Drive Townhouses is a 32-unit condominium townhouse complex at 1 to 33 Glen Springs Drive and 3001 to 3031 Bridletowne Circle in Toronto’s L’Amoreaux area, in the former City of Scarborough, near Warden Avenue and McNicoll Avenue. It was built in 1972. The condominium corporation is YCC-92, registered on 12 October 1972. Condos.ca does not list a property manager, amenities or fee inclusions, so confirm all three in the status certificate.
33 Glen Springs Drive Townhouses at a glance
The smallest corporation on the circle
Thirty-two homes is about as small as a condominium corporation gets in this area. Every shared cost, from insurance to a new roof cycle, is split 32 ways. A repair that would barely register in a 300-suite tower can mean a noticeable fee increase or a special assessment here.
Small corporations also have real strengths. Owners know each other, decisions move quickly, and a buyer who joins the board can make a difference in the first year. The best small complexes I see are run by a few careful owners who treat the reserve fund like their own savings account.
The question is which kind of small complex this is, and the only way to answer it is with the documents. Read the reserve fund study, the last two budgets and two years of board minutes before you firm up.
It is also worth knowing when the complex was built. YCC-92 registered in October 1972, within a few years of the first condominium corporations in the Toronto area. Declarations written that early can be shorter and less detailed than modern ones, so have your lawyer explain how repair responsibilities are divided.
Who is managing it?
Condos.ca does not list a property manager for YCC-92. That could simply mean the record is incomplete, or it could mean the corporation is self-managed by its board. Both happen in small, older complexes.
Self-management can keep costs down, but it puts the bookkeeping, contractor hiring and legal compliance on volunteers. If that is the case here, ask who keeps the records, who handles the annual audit and how insurance claims are managed. If there is a professional manager, ask who it is and how long they have held the contract.
Either way, your lawyer should confirm the corporation’s details in the status certificate, including any notices on file. Ontario corporations also file returns with the Condominium Authority of Ontario, which keeps a public registry you can search.

Two streets and a shared address problem
Homes in this complex carry two street names: 1 to 33 Glen Springs Drive and 3001 to 3031 Bridletowne Circle. When you search for comparables, check both, and make sure a listing on Bridletowne Circle is actually in YCC-92 and not in one of the neighbouring corporations with similar numbers.
Condos.ca lists no amenities, and no parking garage or visitor parking is on record. Ask exactly what parking comes with the home you are considering and where guests park, since that varies a lot between 1970s complexes.
Fee inclusions are not published either. Most townhouse owners pay their own heat and hydro, but confirm that here, and confirm which parts of the home the declaration makes yours: windows, doors, the furnace and the water heater are the usual questions.
The north edge of the Finch-Warden area
Glen Springs Drive sits near Warden and McNicoll, at the northern edge of the area the City studied in its Finch Warden Revitalization Study. The study describes a core of 15- to 23-storey apartment buildings around the intersection with low-rise neighbourhoods on every side. This complex is part of that low-rise ring.
The study also looked at the hydro corridors that cross this part of Scarborough as possible routes for trails, cycling and community gardens. Treat that as a long-term direction rather than a schedule.
Day to day, the north side of the circle is calmer than the blocks right at Finch and Warden. You are further from the busiest intersections and the mall’s parking lots, but still close enough to walk or make a short drive for groceries. For many families that balance is the reason to choose this pocket.
For shopping, Bridlewood Mall at Finch and Warden has a Metro, Yours Food Mart, Shoppers Drug Mart and Dollarama, and the library moved into a much larger space there in 2024. The data panel on this page shows transit, schools and walking times from the door.
What 33 Glen Springs Drive costs
Nothing was listed for sale or lease when I checked, and condos.ca does not publish a building average per square foot. In a 32-home complex, there may be only one or two sales a year, so use the aggregate data in the panel on this page as a starting point, not a final answer.
The 1970s townhouse complexes around Bridletowne Circle are the natural comparison. They share the era and location, and between them they produce enough sales to give you a range. Adjust for condition, parking and what the fee covers.
With a corporation this small, I weigh the fee history as heavily as the price. Ask what the fee was three and five years ago, and whether there have been any special assessments. A steady pattern is reassuring; a sudden jump deserves an explanation.
If you are selling, assemble the paperwork early. Buyers in a small complex will ask hard questions about the reserve fund, and a clear, complete status certificate is the best thing you can offer them.
One more point on price: thin trading makes it easy to overpay or undersell. If you want a clear read on what similar homes around the circle have actually achieved, I can pull the aggregate numbers for you through my building sold report.

Jatin’s honest take on 33 Glen Springs Drive Townhouses
Who this building suits
Buyers who want a townhouse in the quietest, smallest kind of complex, and who are willing to take an interest in how it is run. It suits families and downsizers who want a house without a full freehold lot to maintain.
What I’d want you to check
First, find out who manages the corporation. Then read the reserve fund study, budgets, minutes and fee history, and ask about any special assessments. Confirm parking, visitor parking and fee inclusions, none of which are published, and have the home’s electrical and mechanical systems inspected, since it dates from 1972. Some Ontario homes from this period used aluminum branch wiring, which insurers often ask about.
The value question
Small complexes can be excellent value, because overhead is low and owners care. They also carry concentrated risk. If the reserve fund is on plan and the board is organised, I think this is a sensible family purchase. If the records are thin or the management unclear, take that seriously before you commit.
