Living here

Renters, Airbnb and elevators at 42 Stonehill Court Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 42 Stonehill Court Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 42 Stonehill Court Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

With 121 homes on a cul-de-sac and the Bridletowne Circle loop, 42 Stonehill Court is one of the larger 1978 townhouse corporations around Warden and Finch. Size helps here: big repairs are shared across more owners. But it also attracts investors, so the documents matter as much as the house. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

42 Stonehill Court Townhouses is a condominium townhouse complex of 121 homes at 2–66 Stonehill Court and 1280–1290 Bridletowne Circle in the East L’Amoreaux area of Scarborough, Toronto, near Finch Avenue East and Warden Avenue. It was built in 1978. The condominium corporation is YCC-387, registered on 19 May 1978, and Nadlan-Harris Property Management is listed as the manager. Condos.ca does not name a developer or publish a fee inclusion list for this complex.

A cul-de-sac complex in North Bridlewood

Stonehill Court is a short court off Bridletowne Circle, the loop road that runs through North Bridlewood. The neighbourhood was laid out from the 1970s on former farmland around Warden and Finch, with towers, condominium townhouses and detached homes grouped around Bridlewood Mall, which opened in 1975.

The name comes from the land’s earlier life. This was the farm and indoor horse-training track of distiller Henry C. Hatch, and when the Robert McClintock Company bought it and neighbouring farms in the 1960s, it called the new community Bridlewood after the track. The first subdivision went up south of Finch from 1966, and building moved north of Finch in the 1970s, which is when this complex was built.

This complex covers 2 to 66 Stonehill Court and 1280 to 1290 Bridletowne Circle, 121 homes in one corporation, YCC-387, registered on 19 May 1978. I could not find a developer named for it, and condos.ca does not list one. It shares the court with 10 Stonehill Court, a 13-storey condominium tower built in 1988, which came a decade later and is a separate corporation.

Homes on the court itself and homes facing Bridletowne Circle can feel different day to day. A cul-de-sac sees little through traffic, while the loop road carries traffic to the mall and the towers. When you look at a home, ask which address it carries and which way it faces.

121 homes, one corporation, and a real rental market

When I checked, two homes here were listed for lease and one for sale. That is a small snapshot, not a statistic, but it fits what I see across Bridlewood: family-sized townhouses near a mall and main bus routes attract tenants as well as owner-occupiers. The data panel on this page shows the longer-run picture.

For an owner-occupier, a healthy rental share is not a problem on its own. What matters is how the board handles it. Read the declaration and rules on leasing, ask whether the corporation requires tenant information and rule acknowledgements, and look in the board minutes for recurring issues with parking, garbage or noise.

For an investor, the size of the corporation is the attraction. With 121 homes, a roof program, window replacement or repaving is spread across more owners than in the smaller complexes nearby, which tends to make fee increases gentler. It does not remove them, so read the reserve fund study before you set your rent targets.

What to know about a 1978 townhouse corporation

Condos.ca does not publish fee inclusions for this complex, so get them from the status certificate. In other 1978 Scarborough townhouse complexes I have reviewed, listings report the fee covering common elements, building insurance and parking, sometimes with water and cable, while owners pay their own heat and hydro. Do not assume the same here until you have seen the documents.

After more than forty years, the corporation has most likely been through at least one round of roofs, windows and paving. Ask Nadlan-Harris Property Management, which is also listed as manager at the smaller 72 Dusay Place complex near Finch and Victoria Park, for the latest reserve fund study, the current budget and two or three years of board minutes.

I could not find reliable floor plan details for this complex, so I will not guess at storeys or square footage. Walk the home, ask for room dimensions and check what is finished below grade. In a townhouse this age, the condition of the basement, the windows and the furnace often tells you more than the paint and the counters.

Daily life around Bridlewood Mall

Bridlewood Mall at 2900 Warden Avenue is the neighbourhood’s everyday centre, with a supermarket and a Toronto Public Library branch that moved into the mall in 2024. The L’Amoreaux area around it has large parks and the L’Amoreaux community and tennis centres, which matters if you have children in sports.

Finch Avenue East and Warden Avenue carry the main bus routes, and Highway 404 and the 401 are within reach by car. The data panel on this page shows the nearest stops and stations from the door, so check them against your own commute rather than relying on a listing’s description.

Change is possible here. The City’s Finch Warden Revitalization Study looked at the future of the area, including the Bridlewood Mall site, with the aim of reinforcing Bridlewood’s local character. If the mall lands are redeveloped, expect construction nearby for a time, and possibly newer shops and services afterwards.

What 42 Stonehill Court costs

With one home for sale when I checked, there is no range of asking prices to report, and I do not quote a single listing’s price or fee on these pages. The two lease listings tell you there is rental demand, but they are not enough to set a rent expectation either.

Condos.ca does not publish square footage or a price per square foot for this complex. The best way to price a home here is from recorded sales of comparable townhouses in this corporation and the neighbouring Bridletowne Circle complexes, adjusted for condition, a finished basement and which street the home faces.

If you are buying to live in or to rent out, I can pull those recorded sales for you through my building sold report, and walk through the rent and carrying-cost numbers with you on a call.

Amenities at 42 Stonehill Court Townhouses

Cul-de-sac settingNear Bridlewood Mall

Condos.ca lists no shared amenities for this complex, so there is no gym, pool or party room to maintain. For most townhouse buyers that is the right trade, since the corporation’s budget can go to roofs, windows, paving and grounds instead.

Jatin’s honest take on 42 Stonehill Court Townhouses

Who this building suits

Families who want townhouse space in an established neighbourhood with a mall, library and parks nearby, and investors who want a larger corporation where major costs are spread across many owners. Buyers who prefer a quiet setting should focus on the homes on the court rather than those facing Bridletowne Circle.

What I’d want you to check

Get the fee inclusions, the reserve fund study, the budget and recent board minutes, and read the leasing rules, since this complex has an active rental market. Ask which address and orientation the home has, what is finished below grade, and how the declaration splits responsibility for windows, doors and the furnace. Confirm the home is in YCC-387 and not the neighbouring tower or another townhouse corporation.

The value question

Size is this complex’s best financial feature, because 121 owners share the cost of every major project. That makes it a steadier proposition than many smaller 1970s complexes, provided the reserve fund is in good shape. For an owner planning to stay five years or more, or an investor who reads the documents first, I think it is worth a close look.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
