Living here
Renters, Airbnb and elevators at 1200 Bridletowne Circle Condos
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 1200 Bridletowne Circle Condos?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 1200 Bridletowne Circle Condos
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

1200 Bridletowne Circle is the quiet alternative to the towers around it: six storeys, 55 suites, and neighbours you will actually get to know. It went up in 1977 beside the much larger Oaktree Estates, and its fee covers nearly every utility, hydro included. Suites rarely come up, and that scarcity shapes everything about buying here. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
1200 Bridletowne Circle Condos is a six-storey, 55-suite condominium at 1200 Bridletowne Circle in the East L’Amoreaux neighbourhood of Scarborough, Toronto. It was built in 1977 by Sherwood Properties Corporation, and the condominium corporation is YCC-314, registered on 1 March 1977. Dove Square Management is listed as the property manager. Suites run about 766 to 995 sq ft. The maintenance fee covers common elements, heat, hydro, cable TV, building insurance, parking and water.
1200 Bridletowne Circle Condos at a glance
A small building in a neighbourhood of towers
Bridletowne Circle is a loop of condominium towers and townhouse complexes near Finch Avenue and Warden Avenue. Most of the apartment buildings on it are high-rises; Oaktree Estates next door at 1250 is 16 storeys and 184 suites. At six storeys and 55 suites, 1200 is a different kind of building.
A small mid-rise feels more like a residence than a tower. There are fewer people in the lobby and the elevator, and owners tend to recognise one another. For buyers moving out of a house, that is often the deciding factor.
Small corporations have a financial side too. Every major repair is shared among 55 owners instead of 184 or more, so the reserve fund and the quality of the board matter more here than in a big building. A good board in a small building is an asset; a weak one is felt by everyone.
It also means fewer volunteers to draw on. Ask how long the current directors have served, how often the board meets and whether the manager, Dove Square Management, has been in place for a while. Stability in a small corporation is usually a good sign.
Mid-size suites, built in 1977
Condos.ca lists suites at about 766 to 995 sq ft. There are no small studios here. These are comfortable one- and two-bedroom sizes by today’s standards, laid out in the 1970s way with separate kitchens and defined dining areas.
In a six-storey building, every suite is relatively close to the ground, which suits buyers who dislike high floors or long elevator waits. The trade-off is fewer long views than you would get at the top of Oaktree next door.
Expect suites to vary in condition, from original to fully renovated. With so few sales, a renovated suite can set a high mark that an original one will not reach, so look at what has been done rather than the asking price alone.

A fee that includes hydro and cable
The fee covers common elements, heat, hydro, cable TV, building insurance, parking and water. That is close to an all-in monthly cost, which is rare in Toronto. In most newer buildings, hydro is billed to the suite and cable is your own contract.
Bundled utilities give you a predictable budget, but they also spread consumption across everyone. If energy costs rise, the fee follows. Ask for the last few budgets to see how the utility lines have moved, and check whether the bulk cable contract is still a good deal or due for renewal.
Air conditioning is not on the inclusion list here, unlike at Oaktree next door. Ask how each suite is cooled, whether that is a through-wall unit or a portable, and what the corporation allows.
Bridlewood Mall and the Finch corridor
The everyday anchor is Bridlewood Mall at Warden and Finch, a neighbourhood centre with a Metro, a Yours Food Mart, a Shoppers Drug Mart and a Dollarama. The Toronto Public Library’s Bridlewood branch moved into a larger space in the mall in 2024, at about 20,000 sq ft, which is a genuine local asset.
The mall has a long history of redevelopment plans. The City approved a redevelopment with condominiums on the north and south sides of the property in 2010, but construction never followed, and a separate 12-storey proposal on the mall property surfaced in 2016. Treat new towers here as possible rather than certain, and watch for fresh applications.
One local curiosity: Christie’s Methodist Cemetery, established in the 1840s, still sits inside the mall’s parking lot. When the mall was built in 1975, families opposed moving the graves, so the developer landscaped around them. It is a reminder that this area was farmland not long before these buildings went up.
This is a car-friendly, bus-served part of Scarborough rather than a rapid transit neighbourhood. The panel on this page shows the bus routes and nearest stations from the door.
Pricing in a building that rarely trades
Condos.ca shows a building average of about $518 per square foot. That is noticeably higher than Oaktree Estates next door at about $381, and I wouldn’t take the gap at face value. With 55 suites and few sales, the average can be moved by one or two renovated suites.
No suites were listed for sale when I checked, which is normal for a building this size. When one comes up, the right approach is to price it against recent sales here, at Oaktree and in other Bridletowne Circle buildings, adjusting for size, condition and the fee.
Because the fee includes hydro and cable, compare total monthly cost rather than fees alone. A slightly higher fee here can still be cheaper than a lower fee elsewhere once you add utilities back. My building sold report shows what has actually traded.
If you are set on this building, register your interest early and get pre-approved before a suite appears. In a 55-suite corporation, a well-kept suite at a fair price will not wait for a buyer who still needs to arrange financing or sell a house first.

Amenities at 1200 Bridletowne Circle Condos
The amenity list is short: a sauna, a security system, a parking garage and visitor parking. That keeps the fee focused on the building itself rather than a pool or a large gym, which is a reasonable trade in a 55-suite corporation.
Jatin’s honest take on 1200 Bridletowne Circle Condos
Who this building suits
Downsizers and retirees who want a smaller, quieter building, low floors and a predictable all-in fee. It also suits owner-occupiers who prefer knowing their neighbours to having a long amenity list. It suits less well if you want a gym and pool in the building, central air conditioning, or a quick resale with plenty of comparable sales.
What I’d want you to check
With 55 owners sharing every repair, the reserve fund study is the most important document you will read. For a 1977 building, look at the roof, windows and balcony doors, balconies, the garage, the elevator and the heating system, and ask what has been done and what is next. Ask about any planned special assessment. Condos.ca notes pet restrictions, so read the actual rules in the status certificate.
The value question
Small, well-run mid-rises with all-in fees are hard to find in Toronto, and they tend to hold their buyers for a long time. The value here depends on the corporation’s finances and the specific suite’s condition, and with so few sales, on careful pricing. If both check out, I think it is a solid long-term home for the right buyer.
