Renters, Airbnb and elevators at 50 Brookmill Blvd Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 50 Brookmill Blvd Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 50 Brookmill Blvd Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

50 Brookmill Blvd is a 26-home townhouse complex from 1974, tucked into the residential streets around Bridlewood Mall. It is close enough to walk for groceries and far enough from Finch to be quiet, and that combination is the main reason buyers look here. The rest comes down to how this small corporation has been run. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

50 Brookmill Blvd Townhouses is a 26-home condominium townhouse complex at 50 Brookmill Boulevard in the East L’Amoreaux neighbourhood of Scarborough, Toronto, near Finch Avenue East and Warden Avenue. It was built in 1974, and the condominium corporation is YCC-134, registered on 2 April 1974. Atrens Management Group is listed as the property manager. Condos.ca lists no developer, no amenities and no fee inclusions.

One of several complexes on Brookmill

Brookmill Boulevard is lined with townhouse complexes from the same era, including 81 Brookmill Townhouses and the complex at 2451 Bridletowne Circle and 20 Brookmill Blvd. They look alike from the street, but each is its own corporation with its own board, budget and reserve fund.

That matters when you compare. A neighbouring complex with a lower fee may simply have a weaker reserve fund, or it may make owners responsible for more of the building. Before you decide one complex is better value than another, put their status certificates side by side.

At 26 homes, this one sits at the small end. Large repairs are split among few owners, and a single project can move the fee. In return, you get a quiet complex where the board is made up of neighbours you will recognise.

Ask, too, how the complex handles shared services such as snow clearing, landscaping and garbage. In a small corporation these contracts are a large part of the budget, and the board’s choices show up in how the site looks in February.

Professional management in a 26-home complex

Condos.ca lists Atrens Management Group as the property manager. In a complex this small, professional management is a good sign: it usually means proper financial statements, a reserve fund study kept on schedule and someone accountable for repairs and contractors.

It is also a fixed cost spread over few owners. Ask how long Atrens has managed the complex, what the contract costs and when it renews. Ask too how quickly the manager responds to owners, because in a small complex the manager’s habits shape daily life.

Request the status certificate, the reserve fund study, audited financial statements and two years of board minutes before you go firm. A professionally managed corporation should have all of them ready.

One practical point for a small professionally managed complex: find out who to call after hours. A burst pipe or a blocked laneway in January is when you learn whether the arrangement works, and owners in a 26-home corporation have fewer neighbours to share the problem with.

The home itself, 50 years on

Condos.ca records the complex as one floor and lists no amenities or parking, which is how it often classifies townhouse complexes. A recent rental listing described a home here with three bedrooms plus a den, so expect family-sized layouts, but confirm the levels, basement and parking of the specific home you are viewing.

Condition varies a great deal after five decades. Kitchens, bathrooms, flooring, windows, the furnace and the electrical panel may be original or replaced several times. Get a home inspection, and ask the seller which changes were approved by the corporation, especially anything touching exterior walls, windows or shared plumbing.

Read the declaration for who is responsible for what. In many 1970s townhouse corporations, owners look after items such as windows, doors or furnaces themselves. That changes what a low fee is really telling you, and what you should budget for after closing.

Think about stairs as well. Townhouses of this era usually put bedrooms on an upper floor and laundry in the basement, which suits a young family but can be harder for an older buyer. If you plan to stay for decades, look at whether the home can be adapted, for example with a main-floor bedroom or bathroom.

Living by Bridlewood Mall

Bridlewood Mall at Warden and Finch opened in 1975, the year after this complex was registered, and it is still the neighbourhood’s anchor. It has about 80 stores over two floors, including a Metro and Yours Food Mart, and the Toronto Public Library’s Bridlewood branch moved into a former supermarket space there in 2024, growing to about 20,000 sq ft.

There is history underfoot too. A mid-1800s cemetery survives as a memorial garden in the mall’s parking lot, and the area takes its name from Josue L’Amoreaux, a Huguenot settler who arrived in 1816. L’Amoreaux Park, with its community centre and tennis centre, carries the family name.

Bridlewood Mall has had redevelopment plans before: the City approved condominiums on its north and south sides in 2010, but nothing was built. Treat future towers there as possible rather than certain. The data panel on this page shows transit, schools and walkability.

Pricing a home on Brookmill

There were no active sale listings and no building average price per square foot in the data when I checked. With 26 homes, sales are occasional, so I price homes here against recent sales in this complex and in the other Brookmill and Bridletowne townhouse corporations, adjusting for size, bedrooms, basement and condition.

New townhouses nearby are a useful ceiling. Profile Developments proposed 85 back-to-back and standard townhouses of about 1,068 to 1,640 sq ft at Pharmacy and Huntingdale, just north of Finch. An older home here will usually offer more ground-level space and less stair-climbing for the money, but fewer modern systems.

Compare fees together with reserve funds, not on their own. My building sold report shows what has actually traded here.

If you are set on Brookmill, be ready before a home lists. Get pre-approved, line up a lawyer for the status certificate review and know which complexes on the street you would accept. In a 26-home corporation, a good home at a fair price rarely waits.

Jatin’s honest take on 50 Brookmill Blvd Townhouses

Who this building suits

Families who want three bedrooms or more within walking distance of groceries and a library, and buyers moving up from a condo apartment in the Bridlewood area. It also suits downsizers from nearby houses who want to stay in the neighbourhood with less upkeep. It suits less well if you want new construction or an amenity package.

What I’d want you to check

Read the reserve fund study for roofs, windows, doors, paving and drainage, and see whether the fund is on track for the next ten years. Check the fee history and any planned special assessment, confirm parking for the specific home, and read the declaration for owner responsibilities. With 26 owners, ask whether any are in arrears.

The value question

Older townhomes near Bridlewood Mall give a family real space and everyday convenience at a lower cost than a freehold house in the same area. The value depends on the corporation’s finances and the home’s condition. With a healthy reserve fund and a sensible price, I think it is a good long-term home.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
