Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 671 Huntingwood Drive Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 671 Huntingwood Drive Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

671 Huntingwood Drive is one of the oldest condominium townhouse complexes you can buy into in Scarborough. YCC-44 was registered in 1971, only a few years after condominium ownership arrived in Ontario, and it has just 48 homes. That history is either a long, documented record of good stewardship or a list of catch-up projects, and the status certificate tells you which. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

671 Huntingwood Drive Townhouses is a low-rise condominium townhouse complex at 671 Huntingwood Drive in Scarborough, near Birchmount Road. Condos.ca places it in Tam O’Shanter-Sullivan; its overview describes it as in L’Amoreaux, since Huntingwood forms the line between the two. Condos.ca lists 48 units, a 1971 build year, and corporation YCC-44, registered on 1 September 1971. Orion Management is listed as the property manager. Listed amenities are a parking garage, visitor parking and permission for BBQs. Fee inclusions are not listed, so confirm them from the status certificate.

One of Scarborough’s earliest condo corporations

Ontario’s first condominium legislation came in the late 1960s, and the York Condominium Corporation numbers were handed out in order as projects registered. YCC-44 is a very low number. When you buy here, you are buying into one of the first condominium townhouse communities in the former Scarborough.

That matters for one practical reason: everything original on this site is now more than fifty years old. Roofs, windows, exterior doors, cladding, walkways, private roads, site drainage and the parking garage have all been through at least one replacement cycle, or should have been. Your job is to find out which have been done properly and which are still ahead.

The good news is that an old corporation has a long paper trail. There should be several reserve fund studies, years of audited statements and a long run of board minutes. Ask for as much of it as you can get.

Older complexes also tend to have older rules. Declarations written in the early 1970s were drafted before many of today’s questions existed, such as electric vehicle charging, short-term rentals or who owns a replacement window. Read whether the declaration and by-laws have been updated since, and ask the manager whether any amendments are being considered.

Forty-eight owners sharing every bill

With 48 homes, this is a small corporation. Every major project is split among very few owners, so a roof program or a garage repair has a much bigger effect on each owner’s fee than it would in a large complex. A small reserve can be drained by one project.

When you read the status certificate, divide the reserve fund balance by 48 and set that against the planned spending in the reserve fund study for the next ten years. Then read the last two years of board minutes for any discussion of fee increases or special assessments. That is the clearest picture you will get of what owning here really costs.

Smaller corporations can also be easier to live in. Owners tend to know each other, and a committed board can make decisions quickly. Ask how many owners attended the last annual meeting and whether all board seats are filled.

The parking garage

Condos.ca lists a parking garage here, plus visitor parking. In a townhouse complex of this era, that could be a garage attached to each home or a shared structure serving several rows. If it is a shared underground garage, the waterproofing membrane, concrete and drainage are among the most expensive things any corporation pays for, and in a 48-unit complex the share per owner is high.

Ask the manager which it is, how many spaces come with each home, whether they are owned or assigned, and when the garage was last repaired. The reserve fund study should show the next planned work and its cost.

Huntingwood and Birchmount

The complex sits on Huntingwood Drive near Birchmount Road. Huntingwood is the line between L’Amoreaux to the north and Tam O’Shanter-Sullivan to the south, which is why different sources place it in different neighbourhoods. The setting is quiet and residential: single-family homes, older townhouse complexes and the City-run Tam O’Shanter Golf Course in the wider neighbourhood.

Like most of this part of Scarborough, the neighbourhood was laid out for driving. Most residents will use a car for groceries and errands, and that is worth being honest about if you are moving from a walkable neighbourhood downtown.

About a hundred metres away is 2550 Birchmount Road Townhouses, which condos.ca lists as 45 units in YCC-251, registered in 1976. The two are close in size and setting, but they are separate corporations with separate budgets and reserve funds. If you are looking at one, read both status certificates side by side.

Agincourt Mall at Sheppard and Kennedy is the nearest big shopping centre, and it is planned for a 26-acre redevelopment with up to 12 towers, according to UrbanToronto. Agincourt GO Station on the Stouffville line is at 4100 Sheppard Avenue East. Transit details from this address are in the data panel on this page.

What 671 Huntingwood Drive Townhouses costs

There were no units listed for sale or lease when I checked, so I cannot give you a current asking range. Condos.ca does not publish square footage or a price per square foot for this complex.

The best way to judge value is against other older townhouse complexes nearby, such as 2550 Birchmount Road, and against freehold homes on the surrounding streets. A 1971 condo townhouse should trade at a clear discount to freehold, and how big that discount should be depends on the monthly fee and the health of the reserve fund.

When you compare fees, compare what they cover; a fee that includes water or more of the exterior is not directly comparable with one that does not. If you want the actual recorded sales here, I can pull them through my building sold report.

Amenities at 671 Huntingwood Drive Townhouses

There is no pool, gym or party room here, which is the right call for a 48-unit complex. With so few owners, every dollar not spent on amenities can go to the roofs, windows and parking that protect your home.

Jatin’s honest take on 671 Huntingwood Drive Townhouses

Who this building suits

Buyers who want a townhouse with stairs and a front door in a quiet part of Scarborough for less than a freehold house, and who do not need building amenities. It also suits people who like a small community and are willing to read an older corporation’s records carefully.

What I’d want you to check

Ask for the reserve fund study, the audited statements and two years of board minutes. Divide the reserve by 48 and compare it with the planned spending. Confirm how the parking garage is built and when it was last repaired. In homes from 1971, ask about the electrical system, including any original aluminum branch wiring, because insurers will ask. I could not find published fee inclusions, pet rules or rental rules, so read the declaration, by-laws and rules in the status certificate.

The value question

In a complex this old and this small, the price is set mostly by age and the true cost is set by how the corporation has been run. If the major components have been renewed and the reserve is healthy, this can be one of the more affordable ways to own a family-sized home in this part of Scarborough. If the big projects are still ahead, I would price them in or walk away.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
