Mostly owner-occupied. Of 5 deals here in the last 24 months, 1 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Castle Muir?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Castle Muir

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Castle Muir is one of the few 1970s condo townhouse complexes in this part of Scarborough with its own outdoor pool and party room. That makes it a good fit for families who want a summer pool steps from the front door, and a harder question for anyone focused on keeping costs down. It was registered in 1972, it has 96 homes, and it sits close to two big transit and redevelopment stories. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Castle Muir is a low-rise condominium townhouse complex at 850 Huntingwood Drive in Scarborough, near Midland Avenue, in the eastern part of L’Amoreaux. Condos.ca lists 96 units, a 1972 build year, and corporation YCC-73, registered on 12 May 1972. Maple Ridge Community Management is listed as the property manager. Listed amenities are an outdoor pool, a party room, visitor parking and permission for BBQs. Condos.ca does not list what the monthly fee includes, so confirm that from the status certificate.

A townhouse complex with a pool, which is rare

Most condo townhouse complexes from the early 1970s in Scarborough offer a private road, visitor parking and not much else. Castle Muir is different: condos.ca lists an outdoor pool and a party room. For a family with children, a pool you can walk to in July is a genuine lifestyle feature, and it is something you will not get in most nearby townhouse complexes or in a freehold home without paying for it yourself.

The trade-off is cost. A pool brings lifeguard or attendant decisions, insurance, chemicals, water, seasonal opening and closing, and eventually a full rebuild of the tank, deck and mechanical equipment. In a 96-unit complex, those costs are shared among relatively few owners, so each owner’s share is meaningful.

None of that is a reason to walk away. It is a reason to look at how the corporation budgets for the pool, and whether the reserve fund study shows a realistic date and cost for replacing it.

What a 1972 corporation means for you

YCC-73 is an early York Condominium Corporation number, which puts Castle Muir in the first generation of condominium townhouses in the former Borough of Scarborough. The complex has more than fifty years of operating history, and that is useful: there should be several past reserve fund studies and years of board minutes you can read.

In a complex this age, the components that matter most are roofs, windows and exterior doors, siding or brick, private roads and walkways, site drainage, and the pool. Many will have been replaced at least once. Ask which ones, when, and what is scheduled next. A recent big project that has been paid for is good news; a big project that is coming with a thin reserve is the thing to price in.

In a condo townhouse, you usually own the inside of your unit and the corporation maintains the exterior, but every declaration draws the line differently. Read it so you know whether windows, doors, decks and fences are yours or the corporation’s.

Parking, and the size of the community

Unlike several neighbouring complexes, Castle Muir’s condos.ca listing shows visitor parking but no parking garage. That suggests surface or driveway parking rather than a shared underground structure, which would be good news for long-term costs, but I could not confirm the layout. Ask the manager how many spaces come with each home and whether they are owned, exclusive-use or assigned.

At 96 homes, this is a small corporation. Small corporations can be well run and close-knit, but each owner’s vote and each owner’s share of a big repair carry more weight. Ask how many owners attend the annual general meeting and whether board seats are filled; it tells you a lot about how the place is governed.

Huntingwood and Midland, and what is changing nearby

The complex sits on Huntingwood Drive near Midland Avenue. Huntingwood is the boundary between L’Amoreaux to the north and Tam O’Shanter-Sullivan to the south, and condos.ca places Castle Muir in East L’Amoreaux. It is a residential pocket of single-family homes and townhouses, with Sheppard Avenue East a short drive south.

Two large projects are close enough to matter. To the south-west, North American Development Group’s master plan for Agincourt Mall at Sheppard and Kennedy covers 26 acres and up to 12 towers, according to UrbanToronto, with a first phase of 659 homes and a new Walmart. Agincourt GO Station, on the Stouffville line, is at 4100 Sheppard Avenue East.

To the east, the City of Toronto says the Line 2 subway extension will end at a new terminus at Sheppard Avenue East and McCowan Road, with tunnel boring started there in 2023. Neither project changes your daily life today, and the exact walking and transit times are shown in the data panel on this page. Over the long run, more transit and more retail near a family townhouse complex tend to support demand.

What Castle Muir costs

When I checked, there was a single unit for sale and none for lease. I do not quote the price or fee of a single listing, because that identifies one owner’s sale. With only one active listing, there is no meaningful asking range to give you either.

Condos.ca does not publish square footage or an average price per square foot for this complex, so a per-square-foot comparison with nearby apartment condos is not possible from public data. The more useful comparison is with freehold homes on the surrounding streets and with newer townhouses: a 1972 condo townhouse should trade at a clear discount to both.

When you look at the monthly fee, remember that part of it is paying for the pool and party room. Compare it with townhouse complexes nearby that have no amenities, and decide whether the pool is worth the difference to you. If you want the recorded sales here rather than asking prices, I can pull them through my building sold report.

An outdoor pool and a party room are unusual in a 96-unit townhouse complex, and they give Castle Muir a summer social life most nearby complexes lack. The flip side is that a small number of owners carry the full cost of running and eventually rebuilding the pool.

Jatin’s honest take on Castle Muir

Who this building suits

Families who want a townhouse with a front door, stairs and a summer pool they can walk to, at a price below freehold. It also suits buyers who like the idea of a smaller community of under a hundred homes, where neighbours get to know each other at the pool and in the party room.

What I’d want you to check

Start with the pool: when the tank, deck and equipment were last renewed, what the reserve fund study plans for replacement, and what the pool costs to run each year. Then go through roofs, windows, doors, private roads and drainage, which are all at or past their first replacement cycle in a 1972 complex. In homes of this era, ask about the electrical system, including any original aluminum branch wiring, because insurers will ask. I could not find published fee inclusions, pet rules or rental rules, so read the declaration, by-laws and rules in the status certificate.

The value question

Castle Muir makes sense if you will actually use the pool. If you will, you are getting an amenity that would cost a freehold owner tens of thousands of dollars to build. If you will not, you are paying a share of it every month, and a no-amenity townhouse complex nearby may be the better value. Either way, the deciding factor is the health of the reserve fund.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
