Living here

Renters, Airbnb and elevators at Elle Condos

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Elle Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Elle Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Elle Condos is one of the newest finished towers in central Scarborough, and that is both the reason to buy here and the reason to slow down. It is a 15-storey, 250-suite building at Ellesmere and Brimley, registered at the end of 2024, with fees that still look like a first-year budget. If you want a brand-new suite without paying Scarborough Town Centre pre-construction prices, it belongs on your list, provided you read the documents carefully. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Elle Condos is a 15-storey, 250-suite condominium at the northwest corner of Ellesmere Road and Brimley Road, with addresses at 1560 Brimley Road and 1350 Ellesmere Road (M1P 0G6), in the Bendale-Glen Andrew area of Scarborough, Toronto. It was developed by iKORE Developments and designed by TACT Architecture, and condos.ca lists it as built in 2024. The condominium corporation is TSCC-3093, registered on 16 December 2024. Suites run roughly 560 to 1,060 sq ft. Condos.ca does not list what the maintenance fee includes, so confirm that in the status certificate.

A two-lobby tower on a corner that had nothing like it

Elle sits on the northwest corner of Ellesmere and Brimley, an intersection that until recently was low-rise and car-oriented. UrbanToronto reports the tower at 15 storeys and 54.25 metres, with 250 suites, designed by TACT Architecture for iKORE Developments.

The design has two entrances, which is unusual for a building this size. A north lobby is reached from a landscaped drive court, and a south lobby is marked by a setback at the corner. That is why the building carries two addresses, 1560 Brimley Road and 1350 Ellesmere Road, and it is worth knowing which entrance a suite is closer to before you buy.

From the street, the tower reads as two volumes, clad in light and dark panels. UrbanToronto also noted bird-friendly glass on the lower levels, which the City requires on large new projects. None of this changes your monthly costs, but it does mean the building will not look dated next to the newer towers going up around Scarborough Centre.

UrbanToronto also lists Rebar Enterprises alongside iKORE on the project. I could not find a clear public description of each company’s role, so if the developer’s track record matters to you, ask your lawyer to check who signed the warranty documents and who controlled the board at turnover.

Built quickly, and registered at the end of 2024

Construction moved fast. UrbanToronto’s photo record shows the first storey rising in February 2023, six storeys formed by June 2023, and the tower topped off with the crane coming down in early 2024. The corporation, TSCC-3093, was registered on 16 December 2024.

That timeline matters for a buyer. A building registered in late 2024 is still inside its early warranty years, the first-year budget is still being tested against real operating costs, and the board may only recently have moved from developer control to owner control. None of that is a red flag on its own. It is simply the stage of life the building is in.

What I would want to see is the performance audit, if it has been done, and any list of common-element deficiencies the board has filed. In a new building, how those items are handled in the first two or three years tells you a lot about the developer and the board.

Layouts: compact one-bedrooms to two-bedroom-plus-den plans

Condos.ca puts the suite range at roughly 560 to 1,060 square feet. That covers compact one-bedroom plans at the bottom and two-bedroom-plus-den layouts at the top, and the current listings sit mostly in the two-bedroom range around 800 to 900 square feet.

For Scarborough, an 800-plus square foot two-bedroom in a new building is a reasonable size. Many newer downtown towers have pushed two-bedrooms well below that. If you are a small family or two people working from home, it is worth focusing on the larger plans here rather than stretching for a smaller suite closer to the subway.

The marketing promised high-end, fashion-forward finishes, but I could not find a reliable published list of what was standard. Walk the actual suite, check the appliance package and flooring, and ask the seller what, if anything, they upgraded.

Ask about parking and lockers early. Condos.ca does not list a parking garage among the building’s features, and in many new Scarborough towers parking was sold separately, so not every suite comes with a space. A two-bedroom without parking at this corner is a harder resale than one with it.

Ellesmere and Brimley, and what is changing nearby

This is a car-friendly corner today, with Highway 401 a short drive north and Scarborough Town Centre close by. The data panel on this page covers transit stops, schools, parks and restaurants.

The bigger story is Scarborough Centre. Metrolinx is building the Line 2 extension through the area, with stations planned at Lawrence and McCowan, at Scarborough Centre, and at Sheppard and McCowan, and construction began on the Lawrence-McCowan station in 2026. When that line opens, the buildings within reach of Scarborough Centre should benefit. It will also bring a wave of new condo supply around the town centre, and Elle will be compared against it on price per square foot.

What Elle Condos costs

Condos.ca does not yet publish a building average price per square foot here, which is normal for a building this new with few resales. The panel on this page shows what has actually traded.

When I checked, three suites were listed for sale, asking between $535,000 and $636,000, with fees between $488 and $625 a month. Current listings work out to roughly 64 cents per square foot in fees. That is lean, but early budgets in new buildings often start low and rise once the corporation has a year or two of real costs and a proper reserve fund study.

The three listings are all two-bedroom or two-bedroom-plus-den plans in the 800 to 900 square foot range or close to it, so the spread in asking prices says more about floor, view, parking and finishes than about size. Compare them on those terms, not on the headline number.

So do not compare Elle’s fee directly with a 1990s building where heat and hydro are bundled. Ask what the fee covers, what you pay separately, and whether the most recent budget increased the fee. For sold prices by suite type, ask me for a building sold report.

Gym

Condos.ca lists only a gym, so do not buy here expecting a pool or a large amenity floor. Ask management for the current amenity list and booking rules, since new buildings often open rooms in stages.

Jatin’s honest take on Elle Condos

Who this building suits

First-time buyers and small families who want a brand-new suite in Scarborough at a lower price than new towers closer to the town centre. It also suits investors who want a new building with warranty coverage and a long runway before major components come due, and buyers who believe the Line 2 extension will lift this part of Scarborough.

What I’d want you to check

Ask for the status certificate, the first-year budget and any updated budget, and the reserve fund study. Ask whether a performance audit has been filed and what common-element deficiencies were listed. Confirm what the fee covers and how hydro and heat are metered. Confirm whether parking and a locker come with the suite, and find out who the property manager is, because condos.ca does not list one.

The value question

The value here depends on what the fee does over the next two years. At roughly 64 cents a square foot it looks cheap, and a new suite at these asking prices is competitive for Scarborough. If the budget holds, it is a fair way into a new building. If fees rise sharply after the first budget cycle, the value case weakens, so I would want to see the latest budget before writing an offer.

Elle Condos — frequently asked questions

Who developed Elle Condos?

iKORE Developments, with TACT Architecture as the architect, according to UrbanToronto.

How tall is the building?

UrbanToronto lists it at 15 storeys and 54.25 metres, with 250 suites.

When was Elle Condos completed?

Condos.ca lists 2024. The tower topped off in early 2024, and the corporation, TSCC-3093, was registered on 16 December 2024.

Why does Elle Condos have two addresses?

The tower has a north lobby off a landscaped drive court and a south lobby at the corner, which is why it uses both 1560 Brimley Road and 1350 Ellesmere Road.

How large are the suites?

Condos.ca puts them at about 560 to 1,060 square feet, from compact one-bedrooms to two-bedroom-plus-den plans.

What amenities does it have?

Condos.ca lists a gym. There is no pool listed, so confirm the current amenity list with management.

What does the maintenance fee include?

Condos.ca does not publish the inclusions. Confirm them in the status certificate, along with how hydro and heat are billed.

Who manages the building?

Condos.ca does not list a manager. The status certificate will name the current property management company.

Is it still under warranty?

The corporation was registered in December 2024, so it is within the early Tarion warranty period for common elements. Ask the board for the performance audit and deficiency list.

How does Elle compare with new towers near Scarborough Centre?

Elle is finished and registered, so you can see the real suite and the real budget. Pre-construction near the town centre is closer to the planned subway station but carries occupancy and closing risk.

Can you Airbnb a unit at Elle Condos?

Only in limited cases. Toronto allows short-term rentals only in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly City registration and 6% accommodation tax. The City’s register shows no active short-term rental registrations at this address. The condo’s declaration and rules can ban short stays outright, so check them in the status certificate.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
