Mix of owners and renters. Of 24 deals here in the last 24 months, 13 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Kennedy Place?

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Kennedy Place

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Kennedy Place is one of the more affordable ways I know to own a two-bedroom condo in Toronto. It is a 1976 mid-rise on Dundalk Drive, just off the Kennedy Road strip in Dorset Park, with compact suites and a fee that already covers hydro and heat. The fee per square foot is higher than it first appears, so the numbers deserve a closer look. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Kennedy Place is a 10-storey, 157-suite condominium at 100 Dundalk Drive in the Dorset Park neighbourhood of Scarborough, Toronto. It was built in 1976 by Deacon Investments. The condominium corporation is YCC-275, registered on 23 September 1976, and Shiu Pong Management is listed as the property manager. Suites run from about 745 to 850 sq ft. The maintenance fee covers common elements, heat, hydro, cable TV, building insurance, parking and water.

Compact suites, a low entry price

Condos.ca lists suites here at about 745 to 850 square feet, and the suites on the market when I checked were all two-bedroom plans in the 700 to 799 sq ft band. That is a tight two-bedroom by 1970s standards, but it is comparable to, or larger than, many new two-bedroom condos.

The appeal is simple: a two-bedroom with parking at an asking price well below what a one-bedroom costs in most new Toronto towers. For first-time buyers, single parents and anyone who needs a second bedroom for an office or a roommate, that matters.

Condition varies a great deal from suite to suite in a building this age. Some owners have opened up kitchens and redone bathrooms; others have left the suites largely original. Price and inspect each suite on its own merits.

Hydro in the fee, and what that does to the numbers

The fee here covers common elements, heat, hydro, cable TV, building insurance, parking and water. Including hydro is less common than including heat, and it means your monthly cost is close to fixed. Apart from internet and contents insurance, there is little else to pay.

Current listings show fees of about $644 to $744 a month, and condos.ca calculates the active average at about 99 cents a square foot. On its own, that looks high for a Scarborough building. Once you remember that hydro, heat and parking are already in it, it is much closer to the true cost of running a newer suite where all three are extra.

The trade-off is that you share the building’s energy bill. When rates rise, the budget rises, and so does your fee. Ask for three years of budgets to see the trend.

Just off the Kennedy Road strip

Dundalk Drive sits off Kennedy Road in Dorset Park, whose commercial spine is a roughly 3.5-kilometre stretch of Kennedy Road from Highway 401 to Lawrence Avenue lined with shops, restaurants and towers. Kennedy Commons, the area’s large retail plaza, sits between the 401 and Ellesmere Road.

Being on a side street rather than on Kennedy Road itself is a quiet advantage: you get the convenience of the strip without living directly on a busy arterial. Visit at rush hour anyway, and listen from the suite with the windows open.

The transit picture here is changing. The old Line 3 Scarborough RT has been retired, and the Scarborough Busway along its former corridor, from Kennedy Station to Scarborough Town Centre with a stop at Ellesmere, was scheduled to open on 30 September 2026. The longer-term answer is the Line 2 subway extension to Lawrence and McCowan, Scarborough Centre and Sheppard and McCowan, expected around 2030. The data panel on this page shows the options from the door.

Amenities and the building’s age

For a modest mid-rise, the amenity list includes a sauna and a tennis court, plus a parking garage, visitor parking and a security system. There is no pool listed and no staffed concierge, which keeps costs down.

YCC-275 was registered in September 1976, so the corporation is close to 50 years old. With 157 suites sharing the cost of major repairs, the reserve fund study and board minutes are the documents that will tell you whether the next decade looks calm or expensive.

Ask, too, what has already been done. Corporations of this age have often replaced windows, roofs, elevators or garage membranes at least once, and a building that has completed that work recently is in a very different position from one that still has it ahead. Shiu Pong Management is listed as the manager, and they or the seller’s agent should be able to tell you what has been finished and what is planned.

What three listings say about pricing

When I checked, three suites were listed for sale, asking $349,000 to $399,900, and one was listed for rent. On the building’s suite sizes, that is roughly $410 to $540 a square foot asking. Asking prices are not sale prices, and with a range this narrow, condition and floor will usually decide where a suite lands.

Compared with newer condos in Scarborough, this is among the lowest entry prices for a two-bedroom with parking. The reason is age, compact layouts and a high fee per square foot. The question for a buyer is whether the low price and the near-fixed monthly cost outweigh the obligations of an older building.

When you work out affordability, remember that lenders count a share of the condo fee when qualifying you. Here, much of that fee replaces hydro and heating bills you would pay anyway, so compare total monthly cost, not the fee alone. For what has actually sold here, ask me for my building sold report.

This is a practical package rather than a lifestyle one: a sauna and a tennis court, covered parking and room for visitors. Without a pool or a concierge, there are fewer costly facilities to maintain, which is part of why the fee can include hydro.

Jatin’s honest take on Kennedy Place

Who this building suits

First-time buyers who want two bedrooms and parking at an entry-level price, people who like a predictable monthly bill, and buyers who want the Kennedy Road shops close by without living on the main road. It is less suited to anyone who needs more than about 850 square feet or wants a concierge and a full amenity floor.

What I’d want you to check

Read the reserve fund study and recent board minutes for a 1976 building: windows, balconies, risers, elevators, the roof and the garage. Ask how the corporation buys its electricity and how much fees have risen recently. Confirm your parking space and locker, and read the pet and leasing rules in the status certificate, since condos.ca only notes a pet restriction. Check the electrical panel and plumbing in the suite itself.

The value question

As an entry point to ownership, Kennedy Place is hard to beat on price, and the all-in fee makes budgeting easy. The value rests on the corporation’s finances, because a high fee per square foot only makes sense if it is buying a well-maintained building. If the reserve fund is healthy, I think it is a reasonable first home or a stepping stone in Dorset Park.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.
