Do mostly owners or renters live here?

Leases 61%Sales 39%

Renter-heavy building. Of 38 deals here in the last 24 months, 23 were leases and 15 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Mondeo Springs II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Mondeo Springs II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mondeo Springs II is a Tridel tower that buyers often overlook because it is not at the Town Centre, and that is exactly why I like showing it. At 18 Mondeo Drive you get a 2005 building with a pool, a real three-bedroom option and a fee per square foot that is lower than most of its Scarborough peers. It is a quieter, more residential setting, and that suits some buyers better than a mall address. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Mondeo Springs II is a high-rise condominium of 329 suites at 18 Mondeo Drive in Scarborough’s Dorset Park neighbourhood, off Ellesmere Road. It is the second phase of Tridel’s Mondeo Springs, alongside the first tower at 8 Mondeo Drive. Condos.ca lists 17 storeys; one listing site shows 16 floor levels. It was built in 2005, and the condominium corporation, TSCC-1737, was registered on 23 December 2005. Del Property Management manages it. Suites run roughly 597 to 1,061 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, building insurance, parking and water.

Two Tridel towers on one street

Mondeo Springs is a two-tower Tridel community. Phase one at 8 Mondeo Drive was completed in 2003 and is registered as TSCC-1566; phase two, this building at 18 Mondeo, followed in 2005 as TSCC-1737. Together they hold about 650 suites.

The Architectural Conservancy of Ontario lists Burka Varacalli Architects for phase one, the same firm that designed 360 at the City Centre for Tridel, and notes that its company listings were applied to both buildings. I would treat Burka Varacalli as the likely architect of 18 Mondeo too, but that is the strength of the evidence.

Tridel’s name matters here. It is one of Toronto’s longest-running condo builders, and its mid-2000s towers have generally held up well at resale. Del Property Management, which manages this building, is affiliated with the Tridel group, so the builder’s own family of companies still runs the place.

Layouts, including the rare three-bedroom

Suites range from about 597 to 1,061 sq ft. That is a useful spread: one-plus-dens at the small end, plenty of two-bedroom and two-plus-den plans in the 800 to 1,000 sq ft range, and at least one three-bedroom plan among the current listings.

The 900 sq ft-plus two-bedroom-plus-den is the plan I would focus on. It gives a young family or a couple with a home office real room, at a price that is still well below a townhouse in the same area. New towers in Scarborough rarely offer this much space per bedroom.

When you walk a suite here, look past the finishes at the bones: closet space, kitchen counter length, whether there is room for a proper dining table, and whether the den has a window. Those are the details that decide whether 900 sq ft lives large or small, and they vary from plan to plan even within the same tower.

Storey counts vary by source. Condos.ca lists 17, while one listing site shows 16 floor levels, which may reflect how penthouse or mechanical floors are numbered. It is a mid-height tower either way, so views are of the surrounding neighbourhood rather than the skyline.

Fees: lower per square foot than its peers

Condos.ca lists air conditioning, heat, water, building insurance, common elements and parking in the fee. Across current listings, that works out to about $0.78 per square foot, well below Equinox II at the Town Centre and in line with 360 at the City Centre.

One detail to check: the companion tower at 8 Mondeo Drive reportedly includes hydro in its fee, and this one does not. If you are choosing between the two phases, compare total monthly cost, fee plus hydro, rather than the fee line alone. Also confirm whether the two towers share amenities or a garage under a shared-facilities agreement, and how those costs are split.

Life off Ellesmere Road

Dorset Park is a residential pocket of low-rise streets and parks, including Mondeo Park, Dorset Park and Glamorgan Park, with everyday shopping along the main roads and the Town Centre a short drive east. The setting is calmer than the Town Centre towers, and buyers with children tend to like that.

Transit here has been in flux since Line 3, the Scarborough RT, closed in July 2023. According to blogTO, a dedicated busway on the old rail corridor was scheduled to open at the end of September 2026, with a stop at Ellesmere Station, and the Line 2 subway extension is expected around 2030. The panel beside this review shows the transit options from the building.

Drivers get easy access to the 401 to the north. If you commute downtown by car, the 401 to the Don Valley Parkway is the usual route, and traffic, not distance, is what decides your morning.

What Mondeo Springs II costs

Condos.ca puts the building average at about $647 per square foot. That is higher than the Town Centre towers, where 360 at the City Centre averages about $591 and the Equinox towers about $597 to $621. Some of that premium is the Tridel name and the setting, and some is the larger suite mix trading at good prices.

When I checked, six suites were for sale and four for lease. Asking prices across the six listings ran from $469,000 to $599,000. Fees across those listings ran from about $526 to $820 a month.

The spread of listings is also wide by suite type, so you can compare a one-plus-den, a two-bedroom and a larger plan in the same building on the same weekend. That is the best way to decide whether the extra square footage is worth it to you, because in this tower it usually costs less per foot than it does in the smaller suites.

Six listings at once gives a buyer choice and some negotiating room. For a specific suite, I can pull the actual recent sales through my building sold report.

The package is a pool, sauna, fitness room, party room, meeting room and guest suites, with a concierge and security staff. For a family in a two-bedroom-plus-den, a pool in the building is a genuine weekly benefit, and guest suites solve the problem of visiting relatives.

Jatin’s honest take on Mondeo Springs II

Who this building suits

Young families and couples who want a two-bedroom or two-plus-den with a pool in the building, and buyers who want a quieter residential setting rather than a mall address. It also suits move-down buyers from Scarborough houses who want to stay in the area, and investors who want a Tridel-built suite with a large tenant pool.

What I’d want you to check

This is a 2005 building, so look at the reserve fund study for windows and balcony doors, elevators, the pool, mechanical systems and the garage. Ask whether any shared-facilities agreement exists with 8 Mondeo and how costs are split. Confirm parking and locker ownership for the specific suite. Pet rules are not something I could verify, so read the declaration and rules before you bring a pet.

The value question

You pay a little more per square foot than at the Town Centre towers, but the fee is lower and the suites are bigger, which I think is the better trade for an owner-occupier. If you want space and a pool from a builder with a strong record, Mondeo Springs II is one of the more sensible resale buys in this part of Scarborough.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
