Leases 70%Sales 30%

Renter-heavy building. Of 33 deals here in the last 24 months, 23 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Riviera Club I?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Riviera Club I

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Riviera Club I at 4727 Sheppard Avenue East is the building I show buyers who want a three-bedroom-sized condo for the price of a newer one-bedroom. It is a 1989 mid-rise with an indoor pool and an outdoor pool, suites that start near 900 square feet, and a location close to where the Line 2 subway extension is planned to end. It is also self-managed and more than 35 years old, and both of those facts need your attention. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Riviera Club I is a 14-storey, 223-suite condominium at 4727 Sheppard Avenue East in the Agincourt South-Malvern West neighbourhood of Scarborough, Toronto. It was developed by Lawrence Avenue Group Limited and completed in 1989. The condominium corporation is MTCC-818, registered on 26 April 1989. Condos.ca lists the building as self-managed. Suites run roughly 889 to 1,531 sq ft. Condos.ca lists the maintenance fee as covering common elements, building insurance, parking, water, air conditioning and cable TV.

A late-1980s mid-rise built for space, not height

Riviera Club I went up in 1989, at the end of the decade when Scarborough’s arterial roads filled with condominium towers aimed at families and downsizers. At 14 storeys and about 42 metres, it is shorter and wider than most of its neighbours, and it was planned around amenities rather than height.

The developer was Lawrence Avenue Group Limited. I could not find an architect on record, and I would not trust any source that names one without a citation. What matters more at this age is how the building has been looked after, and that is a question for the status certificate rather than the brochure.

You will see 4725 Sheppard Avenue East listed under the Riviera Club name on some sites and as a separate building on others. Before you write an offer, confirm which address and which condominium corporation the suite actually belongs to, because the fees, rules and reserve fund follow the corporation, not the marketing name.

Suites sized like small houses

The smallest suites here are roughly 889 square feet and the largest about 1,531. That is the real reason to look at this building. Most new condos in Scarborough top out well below the size of Riviera Club’s smallest plan, and a two-bedroom-plus-den or three-bedroom layout here gives a family room to breathe.

Expect the planning of the era rather than today’s open-concept boxes: closed kitchens and defined dining areas are typical of buildings this age, so look at the floor plan for each suite. Finishes vary enormously because each owner has renovated on their own schedule, so two suites with the same floor plan can feel like different buildings.

Older plans also mean older guts. Ask the seller what has been replaced inside the suite, including the fan coil or heating unit, windows, electrical panel and plumbing shut-offs, and get the answer in writing if you can.

Two pools and a self-managed corporation

Condos.ca lists both an indoor pool and an outdoor pool here, along with a gym, a party room, a meeting room and concierge service. Two pools in a 223-suite building is unusual. It is a lifestyle feature for families with children and for retirees who swim, and it is also two of the most expensive things a condominium can own.

The building is listed as self-managed, meaning the board runs operations directly rather than hiring a management company. Some self-managed corporations are run tightly by experienced owners and keep costs low. Others rely on a small number of volunteers. I would read the last two years of board minutes and the most recent reserve fund study before I formed a view either way.

The fee inclusions are worth reading closely. Condos.ca lists parking, water, air conditioning, cable TV, building insurance and common elements, but it does not list heat or hydro. Confirm with the status certificate how heating is billed and what your own monthly utility costs will be, so you compare this building fairly against neighbours that bundle heat into the fee.

Sheppard and McCowan is about to change

For most of its life this stretch of Sheppard has been a bus corridor, and buyers have priced it that way. That is changing. The Scarborough Subway Extension will carry Line 2 north to a new terminus at Sheppard Avenue East and McCowan Road, very close to this building. BlogTO reported in August 2026 that tunnelling was about three-quarters done, and that work on the Lawrence and McCowan station was under way.

No opening date was given in that report, so I would not pay a premium today for a station that is still years away. But an established building with large suites next to a future subway terminus is an unusual combination, and it is one reason I think this building deserves a look from long-term owners.

The other side of that coin is construction. Expect lane restrictions, noise and heavy equipment around Sheppard and McCowan for several years, and expect more development applications on nearby sites once the station is open. If an open view matters to you, check the City of Toronto development applications map before you buy.

What Riviera Club I costs, per square foot

Condos.ca puts the building average at about $297 per square foot. That is very low for Toronto, and well under what most of the newer towers around Scarborough Town Centre trade for. Part of that is suite size, since big suites always sell for less per square foot, and part is age and the fee load that comes with an older building with two pools.

When I checked, one suite was listed for sale and six were listed for lease. With only one sale listing, I will not quote an asking price or fee here. The leasing activity tells you something useful, though: a meaningful share of suites are rented, which matters for both investors and owner-occupiers.

Low price per square foot is only good value if the building is financially healthy. If you want to see what comparable suites here have actually sold for, I can pull that through my building sold report.

Amenities at Riviera Club I

Indoor poolOutdoor poolSaunaGymConciergeParty roomMeeting roomParking garage

An indoor pool for winter and an outdoor pool for summer, plus a gym and sauna, means a family can skip a community centre membership entirely. The trade-off is that pools are costly to run and to rebuild, and in a 1989 building that cost shows up in the reserve fund.

Jatin’s honest take on Riviera Club I

Who this building suits

Families who need three bedrooms’ worth of space without a house price, downsizers leaving a detached home who still want room for their furniture, and swimmers. It also suits a patient owner-occupier who wants to be near the future Sheppard and McCowan subway terminus and is happy to hold through the construction years.

What I’d want you to check

This is a self-managed building from 1989, so governance and the reserve fund are everything. Read the reserve fund study, the last two years of budgets and the board minutes, and look for planned work on windows, balconies, elevators, the garage and both pools. Confirm how heat and hydro are billed, since they are not listed as included. Condos.ca notes a pet restriction, so read the declaration and rules before you bring a pet, and confirm which address and corporation the suite belongs to.

The value question

At around $297 per square foot, you are buying a lot of space for the money, in a location with a real transit upgrade coming. That is a strong combination on paper. Whether it is good value depends almost entirely on the corporation’s finances. If the reserve fund is healthy and no major levy is on the horizon, I think this is one of the better space-for-money buys in Agincourt.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
