Living here
Renters, Airbnb and elevators at The Omni
Do mostly owners or renters live here?
Renter-heavy building. Of 26 deals here in the last 24 months, 16 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.
Can you Airbnb a unit at The Omni?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Omni
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Omni is the building I bring up when a buyer wants to be near the future Scarborough Centre subway station but does not want to pay new-build prices for it. It is a 1996 Tridel condominium on Omni Drive, a short walk from Scarborough Town Centre, with an indoor pool and a staffed gatehouse. The catch is that heat and hydro are not in the fee, so read the numbers carefully. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Omni is a 245-suite condominium at 115 Omni Drive in Scarborough, Toronto M1P 5B4, in the Bendale-Glen Andrew area just south of Scarborough Town Centre. Condos.ca credits Tridel as the developer. It was built in 1996, and the condominium corporation, MTCC-1133, was registered on 29 November 1996. Del Property Management manages it. Suites run about 670 to 1,339 sq ft. Condos.ca lists the fee as covering common elements, building insurance, parking and water.
The Omni at a glance
A Tridel campus on Omni Drive, and an address puzzle
Omni Drive is a short loop of 1990s and early-2000s Tridel buildings tucked between Scarborough Town Centre and Highway 401. The Omni at number 115 was one of the first, registered in 1996, with Forest Mansion I and Forest Mansion II following next door. Tridel has been building in Toronto since 1934, and this cluster comes from the period when it was filling in the area around the then-new Scarborough Civic Centre and mall.
The addresses here are genuinely confusing, so check them on the listing and the status certificate. Strata.ca groups 115, 117 and 119 Omni Drive together as The Omni, while condos.ca files 117 under Forest Mansion I and 119 under Forest Mansion II. Make sure the suite you are buying belongs to MTCC-1133 and not to a neighbouring corporation with a different fee structure.
Condos.ca records the building as one floor, which is plainly a data error: suite numbers here run into the 2600s, so this is a tower, not a low-rise. I could not confirm the exact storey count from a source I trust, so ask the listing agent or management before you rely on any number.
Layouts that are bigger than today’s new builds
Suites at The Omni run from about 670 to 1,339 sq ft. That bottom end is larger than many one-bedroom-plus-den plans going up around Scarborough Centre today, and the top end is a genuine family-size suite. Older Tridel layouts tend to have proper separate dining areas and real closets, which is what most of my end-user buyers miss in new towers.
The trade-off is age. A 1996 suite may still have original windows, original heating and cooling equipment, and older kitchens and baths unless an owner has renovated. When you compare a suite here with a new one nearby, price in what you would spend to bring it up to date, and ask the seller what has already been replaced.

What the fee covers, and what it does not
Condos.ca lists the fee as covering common elements, building insurance, parking and water. Heat and hydro are not on that list, which is unusual for a building of this vintage on Omni Drive. Next door, Forest Mansion II lists heat, hydro and air conditioning inside its fee.
That difference matters when you compare buildings. A lower monthly fee at The Omni may simply mean you are paying Toronto Hydro and possibly a separate heating bill yourself. Ask the seller for twelve months of utility bills, and confirm with management exactly how each suite is metered before you compare one building’s fee with another’s.
Parking is included in the fee, which helps here. This part of Scarborough is still largely a driving neighbourhood until the subway extension opens, and a bundled spot is worth real money. Confirm the suite actually comes with a deeded or exclusive-use space and ask about lockers separately.
Living next to a centre that is about to change
The daily reality at The Omni is convenience. Scarborough Town Centre, the Civic Centre, the library and Highway 401 are all close, and the local shopping covers almost everything you need. The panel on this page shows the transit options and walking scores in detail.
The bigger story is what is coming. Metrolinx is building a 7.8 km extension of Line 2 from Kennedy Station to Sheppard Avenue and McCowan Road, with a station at Scarborough Centre where major construction started in 2025. The City is rewriting the Scarborough Centre plan around that station, and Oxford Properties has filed plans to add roughly 15,500 homes on the mall lands. UrbanToronto reported that the area’s population is expected to roughly quadruple over the coming decades.
That means years of construction nearby, more towers, and more competition from new suites. It also means better transit and more amenities for the people who already own here. If you are buying at The Omni, you are buying an existing building ahead of that change.
What The Omni costs per square foot
Condos.ca puts the building average at about $447 per square foot. That is low for a Tridel building this close to a future subway station, and it reflects the age of the suites, the larger floor plans and the fact that heat and hydro sit outside the fee. Larger suites almost always sell for less per square foot, so do not read the average as a discount on the smallest plan.
When I checked, nothing was listed for sale and two suites were listed for lease. With no active sales, the best guide is the recent sold data in the panel on this page. If you want a building-specific report on what has actually traded here, ask me for my building sold report.
When you compare the fee, convert it to a cost per square foot and then add back hydro and any heating cost. A building that includes those utilities will usually look more expensive on paper and may not be once your own bills are counted.

Amenities at The Omni
An indoor pool and sauna with a staffed gatehouse is the classic Tridel package of the 1990s, and it is still more than most new Scarborough Centre towers offer. Ask how old the pool equipment and mechanical systems are, because a pool is one of the most expensive things a 30-year-old corporation maintains.
Jatin’s honest take on The Omni
Who this building suits
End users who want space, a pool and a short walk to Scarborough Town Centre without paying new-tower prices. It also suits buyers who are betting on the subway extension and the Scarborough Centre rebuild and would rather own an established suite now than wait for pre-construction to complete.
What I’d want you to check
Confirm which corporation the suite belongs to, given the overlapping Omni Drive addresses, and confirm how heat and hydro are billed. This is a 1996 building, so read the reserve fund study for windows, elevators, the garage membrane and the pool. Condos.ca flags pet restrictions, so read the declaration and rules if you have a pet, and review the status certificate and recent board minutes before you firm up.
The value question
At around $447 per square foot, The Omni is one of the cheaper ways into a Tridel building near a future subway station. The value depends on two things: what your utilities add on top of the fee, and how much the suite needs. If the reserve fund is healthy and the suite has been updated, I think this is a sensible long-term hold for an owner-occupier.
