Renters, Airbnb and elevators at Village Gate

Do mostly owners or renters live here?

Leases 33%Sales 67%

Mostly owner-occupied. Of 6 deals here in the last 24 months, 2 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Village Gate?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Village Gate

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Village Gate is one of the smallest high-rise condos in Wexford, and that is exactly why some of my buyers like it. It has 104 suites, every one of them over 900 square feet, a fee that covers heat and parking, and the new Line 5 Eglinton running just to the south. What it does not have is a deep resale market, so you need patience to buy here and to sell. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Village Gate is an 11-storey, 104-suite condominium at 1665 Victoria Park Avenue in the Wexford-Maryvale area of Scarborough, Toronto (postal code M1R 5E5). It was completed in 1987 by a single-purpose company, 1665 Victoria Park, and the condominium corporation is MTCC-728, registered on 20 February 1987. Meritus Group Management manages the building. Suites run roughly 918 to 1,221 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, building insurance, parking and water.

A boutique building on the Scarborough side of Victoria Park

Most condo buildings along Victoria Park Avenue are big slab towers with several hundred suites. Village Gate is different. It has just 104 suites over 11 storeys, which puts it closer to a boutique building in feel. Fewer suites means a quieter lobby and shorter elevator waits, but it also means fewer owners sharing the cost of every repair.

The developer is recorded only as 1665 Victoria Park, a company named after the address, which was common for one-off projects in the 1980s. That means there is no big developer brand to lean on, and the building’s reputation rests on how it has been run since 1987. Meritus Group Management is the current manager.

The arithmetic of a small building is simple. A major repair is shared by 104 owners rather than 400, so a healthy reserve fund matters more here than in a big tower. The upside is that a small board and a long-serving owner group usually know the building well, and decisions tend to be made by people who live there.

You will also see the name spelled two ways. Condos.ca calls it Village Gate, while at least one recent listing used Village Gates. They are the same building at 1665 Victoria Park; search both if you are setting up alerts.

Layouts: every suite is a large one

Condos.ca puts the suite range at roughly 918 to 1,221 sq ft. There are no small one-bedrooms here, so you are choosing between large one-plus-den, two-bedroom and two-plus-den style plans. For buyers coming out of a house, that is the main attraction.

Listings describe in-suite laundry, which you should confirm for the suite you are looking at, since some buildings of this age have it and some had it added later. Ask whether the electrical panel was upgraded if a previous owner renovated the kitchen.

Because the building is small, the number of floor plans is limited, and the same layouts come up again and again. That makes it easier to compare a suite against past sales of the same plan, which is a real advantage when you are deciding what to offer.

The garden side

The amenity package is modest but well suited to the building. Condos.ca lists a gym, a meeting room, a party room and a rec room. A recent listing described a fitness room, a library or quiet room, and a party room with a fireplace that opens onto landscaped gardens with sitting areas, a pergola and a barbecue area.

That garden is the part I would go and look at. In a building of this size, a well-kept outdoor space is a better sign of a careful board than any lobby renovation. There is no pool listed, which keeps a big cost out of the reserve fund.

Condos.ca also lists pets as allowed among the building’s features, but rules vary between buildings and change over time. Check the declaration and the current rules before you assume anything about size or number.

Living just north of Eglinton

The building sits on the east side of Victoria Park Avenue, which is the Scarborough side, just north of Eglinton Avenue. Listings describe it as a short trip to the Don Valley Parkway and close to shops and services along Victoria Park and Eglinton.

The big change is Line 5 Eglinton. After about 15 years of construction, the Eglinton Crosstown opened in February 2026, putting light rail along Eglinton from Mount Dennis in the west to Kennedy Station. For a building like this, that makes a car-free commute to Yonge and Eglinton realistic for the first time. The automatic data on this page shows the nearest stops.

The other change is to the east. The City’s Golden Mile Secondary Plan sets out a long-term transformation of the Eglinton corridor east of Victoria Park, from big-box retail and plazas to a mix of towers, parks and offices. Over the next decade, expect cranes, more shops and more traffic nearby, and more competing new condo supply.

What Village Gate costs

Condos.ca puts the building average at about $433 per square foot. That is low by Toronto standards, but normal for a late-1980s building with large suites. Large suites always sell for less per square foot than small ones, so do not compare this figure directly with a new tower full of one-bedrooms.

When I checked, there were no suites listed for sale or for lease. That is common for a building this size, and it is the main thing to plan around. If you want in, set up an alert and be ready to move when a suite comes up. If you own here and want to sell, there is little direct competition, but buyers will compare you against bigger buildings nearby.

On fees, the inclusions matter more than the number. Heat, cooling, water and parking in the fee cover most of the big utility costs; hydro is not listed as included, so budget for it separately. For recent sold comparables, I can pull them through my building sold report.

This is a quiet-living package rather than a resort one: a gym, a few rooms for gatherings and a garden with a barbecue. With no pool to run, more of your fee can go toward the building itself.

Jatin’s honest take on Village Gate

Who this building suits

Downsizers who want house-sized rooms and a small, quiet building, couples who work from home and need a second bedroom as an office, and anyone who will use Line 5 to get across the city. It also suits buyers who prefer a building where most neighbours are owners who have been there for years.

What I’d want you to check

This is a 1987 building with a small owner base, so a big project lands harder on each suite. Read the reserve fund study for windows, balconies, the garage, elevators and the original heating and cooling system, and ask whether any large work is planned. Confirm whether the suite has in-suite laundry and which parking space comes with it. Hydro is not listed as included, so ask the seller for recent bills.

The value question

At about $433 per square foot for suites over 900 square feet, with heat and parking included and Line 5 now open nearby, I think Village Gate is good value for an owner-occupier. The risk is liquidity: with only 104 suites, there will be stretches with nothing for sale. Buy it to live in for five years or more, not to flip.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
