Renter-heavy building. Of 36 deals here in the last 24 months, 28 were leases and 8 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 2150 Condos Phase 2?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2150 Condos Phase 2

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2150 Condos Phase 2 is one of the few newer towers in Wexford with an indoor pool, and it is where I look first for a buyer who wants a five-year-old building without paying downtown prices. It is the 16-storey second phase of a three-tower community at Lawrence and Birchmount, finished in 2020. The fee is lean because it leaves out heat and hydro, which is worth understanding before you compare. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2150 Condos Phase 2 is a 16-storey, 204-suite condominium at 2150 Lawrence Avenue East, at Birchmount Road, in Scarborough’s Wexford-Maryvale neighbourhood, Toronto M1R 3A7. It was developed by VHL Developments with Master Building, and condos.ca lists it as built in 2020. The condominium corporation is TSCC-2771, registered on 17 April 2020, and FirstService Residential is listed as manager. Suites run roughly 580 to 1,170 sq ft. The fee covers common elements, water and building insurance.

The second tower of a three-building community

2150 Condos was planned as three towers around a landscaped courtyard on the west side of Birchmount Road at Lawrence Avenue East. When Phase 2 launched in May 2014, UrbanToronto described the full project as 597 units, with a 19-storey first phase on the north side and this 16-storey phase rising on the west side of the site.

The land was a car dealership before VHL bought it. UrbanToronto placed it on a stretch of land running north from the Golden Mile along the west side of Birchmount, an area that had been industrial and commercial and had declined through the 1980s and 1990s. The project brought housing and retail to an intersection that had neither.

UrbanToronto credited the design to Master Building. A project database also names M and M Design Consultants for the landscape and Barber Design Shop for interiors, though that page mixes details from the earlier phase, so treat it as indicative rather than specific to this tower.

Layouts: mostly one- and two-bedroom plans

At launch, Phase 2 offered 203 suites from 580 to 908 square feet. Condos.ca now lists 204 suites from about 580 to 1,170 square feet, so a small number of larger plans appear to have been added or combined along the way.

The marketing for the community promised granite kitchen counters, laminate flooring through the living areas and bedrooms, taller upper cabinets, glass tile backsplashes and stainless steel appliances, along with a centralized water filtration system and suite alarms wired into each unit. Confirm what your specific suite has, because finishes changed between phases and owners upgrade.

Ask about the courtyard exposure. Suites facing into the shared courtyard are quieter than those facing Lawrence or Birchmount, and that difference shows up when you sell.

The pool, the fee, and a separate corporation

Condos.ca lists an indoor pool, a jacuzzi, a gym, a rooftop deck, a party room, concierge, bike storage and visitor parking. An indoor pool is uncommon in a newer Scarborough building of this size and it is the amenity that sets 2150 apart from many towers nearby.

The fee covers common elements, water and building insurance only. Heat, cooling and hydro are on you, and parking is not listed as included. Current listings work out to roughly 72 cents per square foot, which looks lean, but add your own utility bills and any parking charge before comparing it with an older building where those are bundled.

Buyers often treat the 2150 towers as one building, but condos.ca lists the earlier phase separately, at 1328 Birchmount Road, as TSCC-2504, registered in January 2016 and managed by Duka Property Management. Phase 2 is TSCC-2771, registered in 2020 and managed by FirstService Residential. Two corporations means two budgets, two reserve funds and two boards.

The fee structures differ too. Condos.ca lists the earlier phase’s fee as covering heat, air conditioning and parking, while Phase 2’s covers only common elements, water and building insurance. So a Phase 2 fee that looks lower than a similar suite next door may not be cheaper once you add your own heating, cooling and parking. Compare total monthly cost, and ask whether the corporations share any facilities, such as the pool, garage or courtyard, under a shared facilities agreement.

Because the corporation was registered in 2020, the building is now past its early warranty years. Read the reserve fund study and recent board minutes to see whether any construction deficiencies were raised and how they were handled, and ask whether parts of the community share facilities or costs with the other phases.

Lawrence and Birchmount day to day

This is a car-friendly corner, and the community was planned with retail at grade to add services the intersection lacked. The data panel on this page shows transit, schools, parks and restaurants nearby.

The change to watch is to the south. The City’s Golden Mile Secondary Plan study covers new mixed-use growth along Eglinton between Victoria Park and Birchmount, and Line 5 Eglinton opened in February 2026. Over time that should bring more shops, jobs and transit choice within reach, along with a lot of new condo supply that resale buyers will compare against this building.

What 2150 Condos Phase 2 costs

Condos.ca puts the building average at about $648 per square foot. That is well above the large older towers in north Scarborough and in the range you would expect for a five-year-old building with an indoor pool and concierge.

When I checked, five suites were listed for sale, asking between $399,800 and $699,000, with fees between $556 and $689 a month. A spread that wide usually reflects differences in size, floor, view and whether parking is included, so compare suites on price per square foot and on what comes with them.

For sold prices, use the panel on this page or ask me for a building sold report. When competing new towers are selling around the Golden Mile, resale values in buildings like this one depend on price per square foot against that supply.

Amenities at 2150 Condos Phase 2

Indoor poolJacuzziGymRooftop deckParty roomConciergeBike storageVisitor parking

The indoor pool and jacuzzi are the draw, and with concierge and a rooftop deck this is a fuller package than most newer towers in Wexford offer. A pool is also expensive to run and eventually rebuild, so check how the reserve fund plans for it.

Jatin’s honest take on 2150 Condos Phase 2

Who this building suits

First-time buyers and young families who want a newer building with a pool and concierge, and buyers who want two bedrooms at a lower price per square foot than central Toronto. It also suits drivers who want a car-friendly location, and buyers betting on the Golden Mile’s growth to the south.

What I’d want you to check

Ask how heat, cooling and hydro are metered and get a year of bills, because they are outside the fee. Confirm whether parking and a locker are included with the suite. Read the reserve fund study, the board minutes and any performance audit report for construction deficiencies, and ask whether the phases share any facilities or costs. Check which way the suite faces.

The value question

At about $648 per square foot, you are paying for age and amenities. Against older towers nearby with utilities bundled, the price per square foot is higher and the fee lower, so compare total monthly cost. Against new pre-construction near the Golden Mile, a finished 2020 building with a pool and real comparables is often the safer purchase.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
