Living here
Renters, Airbnb and elevators at The Kaleva
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at The Kaleva?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about The Kaleva
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The Kaleva is the kind of building most buyers never hear about until a suite comes up: 20 large suites in a six-storey 1985 building on a quiet Scarborough crescent, with hydro, heat and cooling all in the fee. When I checked, nothing was for sale, which is typical of buildings this small. If you want space, quiet and a building where you know every neighbour, it is worth waiting for. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
The Kaleva is a six-storey mid-rise condominium of 20 suites at 1 Innismore Crescent, Scarborough, Toronto, in the Wexford/Maryvale area. It was built in 1985 by Estobrad Development Corporation, and the condominium corporation, MTCC-672, was registered on 26 June 1985. Kung Property Management manages it. Suites run about 1,054 to 1,602 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, hydro, building insurance, parking and water.
The Kaleva at a glance
Twenty suites, and why that changes everything
With 20 suites over six storeys, The Kaleva has about three or four suites per floor. That means fewer neighbours on your hallway and a building where the owners tend to know each other by name. It is the closest thing in a condominium to living in a small apartment house.
It also means very few sales. When I checked, there was nothing for sale and nothing for lease. Buyers who want in here usually need to be ready to move when a suite comes up, with financing arranged, and should expect limited comparables to judge price against.
The building was developed by Estobrad Development Corporation, according to condos.ca, and the corporation, MTCC-672, was registered in June 1985. I could not find an architect or a public history for the project, so I will not guess at one.
If you are serious about this building, the practical move is to watch it rather than wait for a portal to show you a listing. Set up an alert for the address, and tell your agent you would consider an approach to owners. In very small buildings, suites sometimes change hands quietly between people who already know the building.
House-sized suites
Suites run from about 1,054 to 1,602 sq ft. Even the smallest suite here is larger than most new two-bedroom condos in Toronto, and the largest is the size of a good family home. For downsizers coming out of a detached house, that is the reason to look.
With so few suites per floor, ask whether the suite you are viewing is a corner plan with light on more than one side, since that affects both daily life and resale. Expect 1980s finishes unless a suite has been renovated, and walk through with a budget for kitchens, bathrooms and flooring.
Think about storage and parking too. Condos.ca lists parking in the fee, but I could not confirm locker arrangements, so check what comes with the suite on the listing and in the status certificate.
If you are buying to age in place, check the practical details in person: the entrance, any steps between the parking and the lobby, and how you reach your floor. A building that suits you at 65 should still suit you at 80, and small older buildings vary a lot on accessibility.

An all-inclusive fee in a tiny building
Condos.ca lists air conditioning, common elements, heat, hydro, building insurance, parking and water in the fee. That is about as complete as Toronto condo fees get. Apart from internet, cable and phone, your fee is your full housing cost.
The trade-off in a building this small is concentration. Every expense is shared by only 20 owners, so a new roof, a boiler, window replacement or garage work lands much harder per suite than it would in a large tower. Energy costs are also pooled, so heavy users and light users pay the same share.
That makes the reserve fund study, the budget and the board minutes the most important documents you will read. In a 20-suite building, ask directly how the board plans to fund the next major project, and whether any large work is coming.
Living in Wexford/Maryvale
Wexford/Maryvale is an established, mostly residential part of west-central Scarborough, with shopping and restaurants on the main roads around it. A six-storey building on a crescent sits comfortably in that setting rather than towering over it.
The area is also feeling the effect of Line 5 Eglinton, the Crosstown, which entered service in February 2026 along Eglinton Avenue East to its eastern end at Kennedy. The panel on this page shows exactly which stops, bus routes, schools and parks are closest to this address.
New transit tends to bring new development along the corridor it serves. Before you buy, look up nearby applications on the City’s development map so you know what is proposed on the main roads around you over the next decade.
What The Kaleva costs
Condos.ca puts the building average at about $520 per square foot. For suites of 1,054 to 1,602 sq ft, that is a strong figure for older Scarborough stock, and it reflects the scarcity of a 20-suite building and the appeal of an all-inclusive fee.
There were no suites for sale or lease when I checked, so there is no current asking range to quote. With so few sales, price any offer carefully: use the sold data in the panel on this page, or ask me for a building sold report, and compare with similar large suites in nearby small buildings.
When you compare the fee with another building, add back what you would pay elsewhere for hydro, heating, cooling and parking on a suite of this size. In many cases the all-inclusive fee here will look better in that comparison than it does at first glance.

Amenities at The Kaleva
For a 20-suite building, the list is surprisingly complete: a sauna, a party room, a meeting room and a recreation room, plus an enter-phone and security system. Each of those costs money to maintain, and with so few owners sharing the bill, ask how much of the budget the amenities take up.
Jatin’s honest take on The Kaleva
Who this building suits
Downsizers leaving a house who want 1,000 to 1,600 sq ft, a quiet building and a predictable all-in monthly cost. It also suits buyers who prefer knowing their neighbours and who would rather live in a six-storey building on a residential crescent than a large tower on a main road.
What I’d want you to check
The reserve fund study, the budget and the board minutes, because in a 20-suite building there is nowhere for a big expense to hide. Ask what major components have been replaced since 1985 and what is coming next. Condos.ca flags pet restrictions, so read the declaration and rules before you commit. Confirm locker and parking details for the specific suite, and ask how utility costs have trended, since hydro, heat and cooling are all pooled.
The value question
At around $520 per square foot with nearly every utility in the fee, The Kaleva is priced above other older Scarborough stock, and I think scarcity justifies some of that premium. The value depends on the corporation’s finances: if the reserve fund is healthy, this is a rare chance to buy house-sized space in a tiny, well-located building. If it is not, the small owner base makes a shortfall painful.
