Renter-heavy building. Of 45 deals here in the last 24 months, 27 were leases and 18 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 2150 Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 2150 Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

2150 Condos is where I send buyers who want a 2010s building with a pool, heat and parking in the fee, and a price that still starts under $400,000. It is VHL Developments’ community at Birchmount and Lawrence, built on a former car dealership site, and with hundreds of suites across its towers it is a large complex by local standards. Its size is both its strength and the thing to understand before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

2150 Condos is a high-rise condominium community at 1328 Birchmount Road, at Birchmount Road and Lawrence Avenue East in Scarborough’s Wexford/Maryvale neighbourhood. It was developed by V.H.L. Developments and designed by Master Building Inc. Condos.ca lists it as built in 2016 with 22 storeys and 660 units; the condominium corporation is TSCC-2504, registered on 13 January 2016, and condos.ca lists Duka Property Management as manager. Suites run roughly 427 to 1,114 sq ft. Condos.ca lists the fee as covering air conditioning, common elements, heat, building insurance and parking.

A dealership site turned into a three-tower plan

The land at Birchmount and Lawrence used to hold a car dealership. VHL Developments, which had just finished Markham Place, launched 2150 Condos as a three-tower community built in phases, and UrbanToronto covered the ceremonial groundbreaking in 2013. Master Building Inc. designed the towers, with interiors by Barber Design Shop and landscaping by M&M Design Consultants, according to the Daily Commercial News.

The phases went up one at a time. UrbanToronto reported in 2014 that phase one, the north tower, was nearing its final 19 storeys and was slated to finish in mid-2015, while phase two, a 16-storey tower at the west end of the site, was in marketing with 203 suites. A third phase was planned to follow.

Here the sources do not line up neatly. Condos.ca lists 22 storeys and 660 units under TSCC-2504, while the early project coverage describes about 597 suites across all three towers and the Daily Commercial News later gave 591. Phase two, at 2150 Lawrence Avenue East, has its own corporation and its own listings, so a 660-unit count is hard to square with a single 19-storey tower. I treat the condos.ca storey and unit figures with caution, and I suggest you confirm the tower, the corporation and the suite count in the status certificate before relying on them.

Layouts, and the ground-floor yards

Condos.ca lists suites from about 427 to 1,114 sq ft. That is a broad range: compact one-bedrooms at the low end and genuine family-size two- and three-bedroom plans at the top. With eight suites listed for sale right now, spread from the 500 sq ft band up past 900 sq ft, buyers have real choice here.

One detail that does not show up in most listings is that some ground-level suites were designed with their own private yards, according to the Daily Commercial News. For a buyer with a dog or a small child, a condo suite with a yard is a rare thing in Scarborough, so ask specifically if you want one.

The exterior is straightforward: light green tinted glass on the lower floors, off-white window frames and faintly blue spandrel panels. It is a practical building rather than an architectural statement, which tends to show up in the price.

What the fee covers, and what it might not

Condos.ca lists air conditioning, common elements, heat, building insurance and parking as included. Having heat and parking in the fee is the big advantage for a buyer on a budget, because your monthly cost stays predictable through the winter.

Water is not on that list, which is unusual. It may be sub-metered by suite or simply missing from the listing data. Ask for the status certificate and the current budget, and confirm whether the suite comes with a parking space and a locker rather than assuming it does.

Size works in your favour on the fee. A pool, sauna and concierge are expensive to run, and spreading those costs across several hundred suites is why the fee per square foot here is lower than at many smaller buildings with less to offer. The flip side is that multi-phase sites often share amenities and the garage between towers, so look for any shared facilities agreement in the status certificate and check how costs are divided, because that split decides how much of the next big repair lands on your tower.

The daily reality at Birchmount and Lawrence

This is an established part of Scarborough with plazas, low-rise streets and older houses around it rather than a walkable downtown-style strip. You will drive or take the bus for most errands, and the data panel on this page shows the routes and walking times.

Transit in the area is changing. According to blogTO, the busway replacing the old Line 3 Scarborough RT, with a stop at Lawrence East, was set to open on 30 September 2026, and the Line 2 subway extension is expected around 2030. Neither is on the doorstep, but both improve the commute options for this part of Lawrence Avenue East.

Because 2150 is a multi-tower site, construction of later phases or nearby infill can affect your view and your daily life. Check the City of Toronto development applications map before buying a suite with an open outlook.

What 2150 Condos costs

Condos.ca puts the building average at about $613 per square foot. That is below Encore at Equinox at Scarborough Centre, about $653, even though Encore is three years older. Location explains much of that gap, and suite mix explains the rest, but for a 2016 building with a pool it is a strong per-foot number.

There are eight active listings right now, asking $389,999 to $605,000. That spread, from compact starter suites to larger family plans, means comparables exist across most suite types, which helps when you are deciding what to offer.

Fees across the listings run about $485 to $841 a month, or roughly $0.86 per square foot, with heat and parking included. That is reasonable for a building with a pool and concierge. For the sold numbers behind the average, ask me for my building sold report.

Amenities at 2150 Condos

ConciergeIndoor poolSaunaJacuzziGymParty roomGames roomGuest suiteRooftop deck with BBQLandscaped courtyardOutdoor playgroundVisitor parking

A pool, sauna and hot tub in a building priced like this is the main reason buyers shortlist 2150. The outdoor playground and courtyard make it one of the more family-friendly condo sites in the area, and the rooftop deck with barbecues gives you outdoor space even if your suite has only a balcony.

Jatin’s honest take on 2150 Condos

Who this building suits

First-time buyers, young families and anyone who wants a pool and a predictable all-in fee at a Scarborough price. The larger plans suit families moving out of a rental, and the ground-floor suites with yards suit pet owners. Investors will find plenty of compact suites and comparables.

What I’d want you to check

Confirm the suite is in this tower and corporation, TSCC-2504, rather than phase two at 2150 Lawrence Avenue East, because the public figures do not line up. Read the reserve fund study, especially the pool and garage lines, and the last two years of board minutes. Ask whether water is billed separately, whether the suite has a parking space and a locker, and what is planned on any remaining parts of the site.

The value question

At about $613 per square foot and asking prices from roughly $390,000 to $605,000, 2150 is one of the more accessible ways into a 2010s Scarborough building with a full amenity package. You give up walkability and architectural flair; you gain space, a pool and heat and parking in the fee. For an owner-occupier, I think the value is solid, provided the reserve fund supports the pool.
