Living here
Renters, Airbnb and elevators at 151 Wickson Trail Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 151 Wickson Trail Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 151 Wickson Trail Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

151 Wickson Trail is a 50-home townhouse complex in Malvern, the planned community that grew out of 1950s farmland on Toronto’s northeast edge. It is a practical, no-frills family complex close to the Rouge valley, and two things nearby could change its neighbourhood over the next decade. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
151 Wickson Trail Townhouses is a 50-home condominium townhouse complex at 151 to 161 Wickson Trail in Malvern East, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area, near Neilson Road and Sewells Road. It was built in 1979, and the condominium corporation is YCC-452, registered on 25 January 1979. Condos.ca lists Shiu Pong Management as the manager and does not record a builder or fee inclusions. Listed amenities are BBQs permitted, garage parking and visitor parking.
151 Wickson Trail Townhouses at a glance
A townhouse complex in a planned community
Malvern was a farming community for more than a century. In the late 1950s, the Canada Mortgage and Housing Corporation expropriated farmland here to build a model community of affordable homes, and the first residents of modern Malvern moved in in 1972. That origin still shows in the street pattern of curving trails and crescents.
151 Wickson Trail belongs to that first decade. YCC-452 was registered on 25 January 1979, and condos.ca records 50 homes with garage parking, visitor parking and BBQs permitted. There is no pool or party room on record, and no builder name.
At 50 homes it is a mid-sized complex, a little over a third the size of 26 Wingarden Court Townhouses on the west side of Neilson Road, which has 140. That is a meaningful difference: big projects are shared across fewer owners here, so the reserve fund has less room for surprises.
Who runs it, and what the fee covers
Condos.ca lists Shiu Pong Management as the property manager, the same manager it lists for 26 Wingarden Court nearby. It does not list what the monthly fee includes, so confirm that from the status certificate and the budget rather than assuming water or cable is bundled.
Condos.ca also lists a parking garage. Ask whether each home has its own built-in garage or whether there is a shared structure, and read the declaration for who repairs garage doors and driveways. It changes what the corporation is responsible for and what you are.
In a complex this age, the board minutes are as useful as the financial statements. They will show whether projects such as roofs and windows are planned years ahead or handled when something fails, and whether owners have raised recurring issues.

What to check in a 1979 Malvern townhouse
By now the complex has almost certainly replaced original roofs and probably windows, doors and paving at least once. Ask when, how much, and whether it was funded from the reserve or by special levy. Then look at what the reserve fund study says is due in the next ten years.
Inside the home, have an inspector look at the electrical system, since homes of this era can include aluminum branch wiring, and at the lowest level for any history of water. Check the age of the furnace, air conditioner and water heater, and whether the water heater is rented.
Also read the rules on yards. In many complexes from this period, the backyard is exclusive-use common element, so fences, decks and sheds need corporation approval. If you plan changes, confirm that before you firm up.
Insurance is the last piece. The corporation insures the buildings, but your own condo policy needs to cover your contents, any upgrades made since the original standard unit, and your share of the corporation’s deductible if a claim starts in your home. Ask the manager for the current deductible amounts and the standard unit description, then give both to your insurance broker before you waive conditions. In an older complex where many homes have been renovated over the years, that gap between the standard unit and what you are actually buying can be larger than people expect.
Malvern East: the Rouge on one side, change on the other
The Rouge River runs through the northeast part of Malvern, and Sewells Road, close to this complex, crosses it on the Sewells Road Bridge. Rouge National Urban Park is the big draw: the Twyn Rivers day-use area has a renewed parking lot, year-round accessible washrooms and trail connections across Little Rouge Creek, and the Toronto Zoo is in the same direction.
The first change is Malvern Town Centre. The owner, DavPart Inc., has applied to redevelop the mall in 10 phases, gradually demolishing it. The first phase alone proposes two towers of 39 and 32 storeys with 877 homes and ground-floor retail at Tapscott and Neilson Roads. The application is under City review, so timing is uncertain, but if it proceeds it will bring new residents, new retail and years of construction close to Neilson Road.
The second is transit. The City’s proposed Eglinton East LRT includes a branch up Neilson Road to Malvern Town Centre, with a planned Neilson–Berner stop at Berner Trail and Wickson Trail. As of April 2026 it had no opening date, and the province said it was not on its priority list. It would be a real upgrade if built, but I would not pay for it today. The panel on this page shows current TTC options.
Pricing with little to go on
There were no homes listed for sale at the time of writing, and condos.ca does not publish a size range or an average price per square foot for this complex. In a 50-home complex, resales are occasional, so the panel’s sold data may rest on only a few trades.
I would build a price from recent sales here, then from 26 Wingarden Court and other 1970s Malvern townhouse complexes, and then from newer stock such as Woodside Village on Pinery Trail, a 132-home complex from 2005. I would expect a 1979 home to trade below the newer complex, with the gap depending on how updated it is.
Ask for the current fee, what it covers and the history of increases. Steady increases are a better sign than a long freeze.

The amenity list is minimal, so the fee is going to the grounds, the exterior and the reserve fund. The Rouge valley trails and the Toronto Zoo are the leisure options within easy reach.
Jatin’s honest take on 151 Wickson Trail Townhouses
Who this building suits
Families who want a family-sized townhouse with a garage at one of the lower entry points in Toronto, and who value being near Rouge National Urban Park. It also suits buyers who are comfortable with a neighbourhood that may see significant construction around Malvern Town Centre over the next decade.
What I’d want you to check
Read the reserve fund study for roofs, windows and doors, paving and garages, and ask about special levies in the past ten years. Confirm what the fee includes and whether utilities are separately metered. Read the board minutes for recurring issues and planned projects, and have an inspector check the wiring and the lowest level of the home.
The value question
In my experience, Malvern townhouses are among the more affordable family homes in the city, and this complex is a straightforward example. For an owner-occupier with a long horizon, the mall redevelopment and the proposed LRT are possible upside rather than something to pay for now. I think it is fair value if the corporation is well funded, and a negotiation point if it is not.
