Renters, Airbnb and elevators at Beach House Towns

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Beach House Towns?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Beach House Towns

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Beach House Towns is what I suggest to buyers who want a newer home near the lake in the far east end but cannot stretch to a detached house in West Rouge. It is a small, 50-unit townhouse condominium on Island Road, finished around 2017, and it trades so rarely that pricing it properly takes real work. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Beach House Towns is a 50-unit low-rise townhouse condominium at 11 to 35 Island Road in the West Rouge neighbourhood of Scarborough, Toronto. It was built by Your Home Developments and completed in 2017. The condominium corporation is TSCC-2601, registered on 19 July 2017, and Performance Property Management is listed as the property manager. The maintenance fee covers common elements, building insurance and water.

A townhouse condo in a neighbourhood of houses

West Rouge is the southeast corner of Toronto, bounded by Lake Ontario, the Rouge River and Rouge National Urban Park, Port Union Road and Kingston Road. It was part of Pickering Township until 1974, when it was annexed by Scarborough, and most of it is detached and semi-detached housing on quiet streets.

That context is the point of this complex. Beach House Towns gives you a newer, freehold-style layout at a lower entry price than the houses around it, in a neighbourhood with almost no condominium supply. With only 50 units in one corporation, it behaves more like a small enclave than a building.

One date detail: one market source describes the project as completed in 2016, while the corporation was registered in July 2017. Both can be true, since occupancy often comes before registration, but use 2017 as the date of the condominium when you read the documents.

What you are actually buying

Condos.ca records the complex as a one-level low-rise, which is how it classifies townhouse condominiums, and lists no shared amenities. There is no lobby, gym, party room or concierge. You are buying a townhome inside a condominium corporation, not an apartment with a garden attached.

I have not found a published architect, floor plan set or suite-size range for this complex, so I will not guess at layouts. Before you write an offer, ask the listing agent for the floor plan with measurements, and confirm whether the unit has a garage or a surface space, whether parking and any storage are owned or exclusive-use, and who maintains any private terrace or yard.

That last point matters more in a townhouse condo than in a tower. The declaration decides who pays for roofs, windows, doors, decks and driveways. Two complexes with the same fee can split those costs very differently, so read the exclusive-use and maintenance schedules, not just the monthly number.

The fee is lean because you carry the utilities

The fee covers common elements, building insurance and water. Heat and hydro are not listed, so expect to carry those yourself, along with internet. With no amenities to staff or heat, the shared costs here are mostly the roads, landscaping, snow clearing, insurance and the reserve fund.

That makes the fee easy to underestimate when you compare it with an apartment condo. Add a realistic year of heating and hydro for a multi-level home before you decide it is cheaper. Ask the seller for twelve months of utility bills; it is a fair request and it tells you a lot about how the unit performs in winter.

The other side of a lean fee is the reserve fund. A complex of 50 townhomes has a small number of owners sharing the eventual cost of roofs, paving and exterior work. Read the reserve fund study for the timing of those items, and check the status certificate for any planned increases.

Daily life on Island Road

This is a car-oriented part of the city, but it has a real outdoor advantage. The Rouge River valley and Rouge National Urban Park are on the east side of the neighbourhood, and the Lake Ontario shoreline runs along the south. The waterfront to the west in Port Union was rebuilt from former industrial land with a paved walkway and bike path along the lake.

Rouge Hill GO Station opened in 1967 at the southwest edge of West Rouge, and it is the main reason commuters look at this part of the city. The transit panel on this page shows the walk and the bus options from Island Road. Go at rush hour if commuting is your main reason for buying here.

Errands mostly happen by car along Kingston Road and Port Union Road. If you want to walk to a café and grocery store every day, this is the wrong address. If you want a trail, the lake and a quieter street, it is one of the few condominium options in the area.

Pricing a complex that rarely trades

There were no active listings when I checked, and condos.ca does not publish a reliable average price per square foot for the complex. That is common in a 50-unit townhouse corporation. Sales come in ones and twos, often months apart, so there is rarely a clean set of comparables.

The right comparables are a mix: recent resales inside the complex, newer townhomes elsewhere in West Rouge, Port Union and Highland Creek, and the cheapest semi-detached houses nearby. If a townhome here is priced close to a semi with its own lot, the semi usually wins for long-term value. If it is well below, the newer construction and lower upkeep start to make sense.

Because the fee excludes heat and hydro, compare total monthly cost rather than the fee alone: mortgage, fee, property tax, heating and hydro. My building sold report pulls the aggregate sales history so you can see where a fair offer sits without relying on one listing.

Thin trading cuts both ways. A seller here has few recent sales to point to, which gives a prepared buyer room to negotiate. It also means that when you sell, your buyer will face the same problem, so buy a unit you would be happy to hold for several years.

Amenities at Beach House Towns

No shared amenities listed

There is no amenity package here, and that is deliberate. The trade is a lower fee and no shared gym or party room to fund, with the lake, the Rouge valley and the waterfront trail doing the job that a rooftop terrace does elsewhere.

Jatin’s honest take on Beach House Towns

Who this building suits

Buyers who want a newer townhome near the lake in the far east end at a lower price than a house, and who drive or commute by GO train. It suits a couple or small family moving up from an apartment who wants more space and its own front door, but not the full upkeep of a detached house.

What I’d want you to check

Read the declaration’s maintenance and exclusive-use schedules so you know who pays for roofs, windows, decks and driveways. Get the floor plan with measurements and confirm the parking arrangement. Then read the reserve fund study; at roughly nine years old, the complex is still young, but a small corporation has fewer owners to share each major repair. Ask for a year of the seller’s utility bills.

The value question

Value here depends entirely on the comparison you choose. Against apartment condos it looks expensive; against semis and detached houses in West Rouge it can look like a bargain. I judge each unit against the houses nearby and recent sales in the complex, and I walk away when a townhome is priced as if it came with its own lot.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
