Do mostly owners or renters live here?

Leases 33%Sales 67%

Mostly owner-occupied. Of 54 deals here in the last 24 months, 18 were leases and 36 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Camargue II?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Camargue II

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Camargue II is where I send buyers who want house-sized condo living on the eastern edge of the city, near the Rouge Valley. It is a 432-suite, 12-storey complex from 1983 at 10 and 20 Dean Park Road, with suites up to about 1,750 square feet, an indoor pool and a tennis court. It is large, it is old, and on monthly cost it is one of the better deals in Scarborough. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Camargue II is a 12-storey, 432-suite high-rise condominium at 10 and 20 Dean Park Road in West Rouge, Scarborough, part of the Scarborough Bluffs, West Hill, Guildwood, Woburn, Malvern and Rouge area of Toronto. Condos.ca lists West Hill Redevelopment Company as the developer and 1983 as the year built, and one building database credits the design to Young + Wright Architects. The condominium corporation is MTCC-624, registered on 18 November 1983, and Newton-Trelawney Property Management is listed as the manager. Suites run roughly 756 to 1,757 sq ft. Condos.ca lists the fee as covering cable TV, air conditioning, common elements, heat, building insurance, parking and water.

A 1980s complex built for space

Camargue II was developed by West Hill Redevelopment Company and completed in 1983. CondoInvestments.ca, drawing on a building database, credits the architecture to Young + Wright Architects and puts the height at about 40 metres. The two addresses, 10 and 20 Dean Park Road, share one condominium corporation, MTCC-624.

The name suggests an earlier Camargue phase, but I could not confirm in public sources which building that is, so do not assume a shared corporation or shared amenities with any neighbour. What you are buying into here is one large corporation of 432 suites.

That size cuts both ways. A big corporation spreads the cost of a new roof or a garage repair across many owners, and it can afford staff and amenities a small building cannot. It also means a larger, more complex budget, and more owners whose decisions shape the building, so the quality of the board and manager matters.

Suites that rival a townhouse

Suites run from roughly 756 to 1,757 sq ft. There is nothing small here. The bottom of the range is a generous one-bedroom by modern standards, and the top is larger than many freehold townhouses in the area.

When I checked, all three suites for sale were two-bedrooms. That is typical of the stock: large two-bedroom and two-bedroom-plus plans that suit downsizers who are leaving a house and refuse to give up their dining room furniture.

Expect early-1980s layouts with separate kitchens, defined dining rooms, real storage and, in many suites, a second bathroom. Expect also that condition varies widely. A fully renovated suite and an original one can sit on the same floor, and the price gap between them can be large, so price the renovation into your offer rather than paying for someone else’s.

A fee that includes cable, but not hydro

Condos.ca lists cable TV, air conditioning, common elements, heat, building insurance, parking and water in the fee. When I checked, the three active listings carried fees of $717 to $728 a month. On suites of this size, that works out to well under a dollar a square foot, which is low for a building with a pool, a tennis court and security.

Hydro is not on the list, so expect your own electricity bill. Bundled cable is usually a bulk contract the corporation signs with a provider, so ask when it expires and what it costs the building. If the board changes or drops it, the fee can move.

The heat and air conditioning are included, which means the corporation carries the cost of running the central plant. In a 1983 building, the age and efficiency of that equipment is worth asking about directly, because its eventual replacement is one of the larger items in any reserve fund study.

Living at Sheppard and Meadowvale

This is the eastern edge of Toronto. The Rouge Valley and Rouge National Urban Park are the area’s big draw, and the Toronto Zoo is in the same corner of the city. For daily errands, you are relying on nearby plazas and on the car more than on walking, and Highway 401 is close for commuters. The data panel on this page has the transit, school and park details.

The neighbourhood is also changing at the edges. Condos.ca lists a small new low-rise condominium of about ten homes at 30 Dean Park Road, completed in 2025, right next door. New building on the street is a sign that builders see demand here, and it is worth checking the City’s development applications for anything else planned nearby before you buy.

What Camargue II costs

Condos.ca puts the building average at about $444 per square foot. That is low even for Scarborough, and much of the discount reflects suite size: large suites always sell for less per square foot, and few buildings in the city have as many of them as this one.

When I checked, three suites were for sale, asking $459,000 to $505,000, with none for lease. Those are asking prices, not sale prices. For suites of roughly 1,000 square feet and more, that is a price many buyers associate with a one-bedroom in a newer tower.

For a sense of the east-end alternatives, Pine Ridge Towers on Eglinton Avenue East also has large suites and averages about $333 per square foot, but it is a much smaller and older 1971 building, and its fee includes hydro. Camargue II costs more per foot and gives you a bigger corporation, an indoor pool and a tennis court in return.

With 432 suites, there are usually enough sales here to price a suite properly against its own building. If you want to see what has actually traded, use my building sold report.

Amenities at Camargue II

Indoor poolTennis courtSaunaSecurity guardSecurity systemParking garage

An indoor pool, sauna and tennis court give this complex a resort-style package that is rare in Scarborough, and a security guard adds peace of mind for downsizers. Pools and courts are expensive to maintain, so check their condition and their line in the reserve fund study. Condos.ca shows only part of the list, so ask management for the full one.

Jatin’s honest take on Camargue II

Who this building suits

Downsizers leaving a house who want 1,000 square feet or more, an indoor pool and a quiet setting near the Rouge Valley. It also suits families who need space on a budget and drive most places. It is less suited to anyone who needs to walk to shops or a subway every day, or to an investor looking for a compact suite with a low entry price.

What I’d want you to check

This is a 1983 building with 432 suites, so read the reserve fund study carefully: windows, balconies, roofs, garage, elevators, the central heating and cooling plant, and the pool. Read at least two years of board minutes for planned projects. Confirm the pet rules, since condos.ca lists a pet restriction, confirm the parking space for the suite, and ask when the cable contract expires.

The value question

At about $444 per square foot and a fee well under a dollar a square foot that still covers heat, air conditioning and parking, Camargue II offers some of the most space for the money in Toronto. The value holds if the reserve fund is healthy and the suite has been updated or priced to reflect its condition. To compare it with other large-suite buildings in the east end, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
