Do mostly owners or renters live here?

Leases 41%Sales 59%

Mix of owners and renters. Of 29 deals here in the last 24 months, 12 were leases and 17 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Mayfair on the Green I?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Mayfair on the Green I

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Mayfair on the Green I is the first tower in a cluster of four Korank buildings on McLevin Avenue, and it is where I start when a buyer wants a two-bedroom with a pool for well under half a million dollars. It is a 1991 building with large suites and a full amenity list. The thing to understand before you buy is that its neighbours look identical but are run by different corporations, with very different fees. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Mayfair on the Green I is a 19-storey, 222-suite high-rise condominium at 400 McLevin Avenue in the Malvern area of Scarborough, Toronto (M1B 5J4). It was built in 1991 by Korank Properties, and the condominium corporation is MTCC-971, registered on 3 July 1991. Crossbridge Condominium Services is listed as the manager. The maintenance fee includes common elements, heat, air conditioning, building insurance, parking and water; hydro is not listed as included.

Four towers, four corporations

Korank Properties built Mayfair on the Green as a series of towers along McLevin Avenue: this building at 400, Mayfair on the Green II at 410, Mayfair on the Green III at 430 and Mayfair on the Green IV at 480. They share a name, a builder and an era, and from the street they read as one complex.

Number 400 was the first of the three to register, in July 1991, followed by 410 in October and 430 in November of the same year. So when I call it the first tower, I mean it is the oldest corporation in the group by a few months, not a different generation of building.

Legally they are not one complex. Number 400 is its own corporation, MTCC-971, and condos.ca lists a different property manager for each of the first three towers: Crossbridge here, Dove Square at 410 and General Property Management at 430. That means separate boards, separate budgets and separate reserve funds.

For a buyer this is the most useful fact about the whole cluster. Two suites of the same size, one building apart, can carry very different fees and very different repair schedules. Compare the status certificates side by side before you choose a tower.

Big two-bedrooms built for families

Condos.ca records suites at 400 McLevin from about 714 to 1,295 square feet. The building is weighted toward two-bedroom plans, and every suite listed for sale when I checked was a two-bedroom. That makes it a family building more than a starter-studio one.

Plans from this era usually separate the kitchen from the living area and give you a dining space you can actually seat six in. Many suites have been renovated at least once since 1991, but some are close to original, so condition is the biggest variable in what you pay.

At 19 storeys, upper suites get long views over a mostly low-rise part of the city. Ask about exposure on any suite you like; I could not confirm ceiling heights or balcony sizes from published sources.

What the fee includes, and what it doesn’t

The fee covers heat, air conditioning, water and parking as well as common elements and insurance. Hydro is not on the inclusion list, which is a real difference from several older east-end buildings that include it, so ask for a recent hydro bill on any suite you are considering.

Fees here are on the higher side for the cluster. When I checked, active listings carried fees of about $1,030 to $1,056 a month, while listings at 430 McLevin were around half that. I do not know the reason from published data. It could be suite size, staffing, past decisions on reserve contributions or upcoming work, and the status certificate is the only place you will find the answer.

Parking is in the fee and the building has an underground garage, but I could not confirm whether every suite comes with a space or how lockers are held. For a family with two cars or a lot of stored gear, ask the listing agent and check the parking and locker units in the status certificate before you firm up.

Malvern now, and what is planned

Malvern was planned in the 1950s by the federal housing agency as a model community of affordable homes, and its first residents moved in during 1972. Today it is a mature, family-heavy part of northeast Scarborough with a library, parks and the Rouge Valley and Toronto Zoo nearby.

Malvern Town Centre, the late-1980s mall that anchors the area, has plans for redevelopment into residential towers and green space, including a large public park. On transit, the City decided in 2023 to plan the Eglinton East LRT from Kennedy station to Malvern, and Metrolinx has studied extending Line 4 Sheppard east toward Meadowvale Road. None of that is built, but it is the reason some buyers are looking here now.

Day to day, this is a bus-and-car neighbourhood. Groceries and services are in the plazas and the mall rather than on a walkable main street.

Pricing at 400 McLevin

Condos.ca puts the building average at about $467 per square foot. That sits between Mayfair II at about $444 and Mayfair III at about $511, so the three towers trade in a fairly tight band.

When I checked, three suites were for sale, asking between $399,900 and $439,000, with fees on those listings from about $1,030 to $1,056 a month. For a two-bedroom in Toronto, those are some of the lowest asking prices you will find in a building with a pool.

The fee is the part that matters most for value. Work out the total monthly cost, including hydro, and compare it with the same size suite at 410 and 430 McLevin before you settle on this tower. For aggregate sold figures, see my building sold report.

An indoor pool, gym, sauna and tennis court with a security guard is a full package for a building at this price. For a family, the pool alone can replace a lot of trips to public facilities in winter.

Jatin’s honest take on Mayfair on the Green I

Who this building suits

Families who need a real two-bedroom on a tight budget, first-time buyers who would rather have space and a pool than a new building, and investors comfortable with an older building in a neighbourhood with long-term transit and redevelopment plans.

What I’d want you to check

Compare this tower’s status certificate with the ones at 410 and 430 McLevin, because the fees and the reserve funds differ. For a 1991 building, read the reserve fund study for the pool, elevators, windows, garage and heating and cooling plant. Ask for a recent hydro bill, since hydro is not in the fee. Condos.ca lists a pet restriction without details, so read the rules in the status certificate if you have an animal.

The value question

At about $467 per square foot, the price is very low for a two-bedroom with this amenity list. The fee is high for the cluster, so the value case depends on what it is funding. If it reflects a strong reserve and no big surprises ahead, I think this is a reasonable buy for an owner who plans to stay; if not, look one tower over.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
