Living here

Renters, Airbnb and elevators at 40 Rabbit Lane Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at 40 Rabbit Lane Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 40 Rabbit Lane Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

40 Rabbit Lane is nineteen townhouses near Rathburn Road and The East Mall, registered in 2006, in a part of Etobicoke known for parks, highways and post-war houses rather than condominiums. It is small, it rarely trades, and almost nothing about it is published. That is exactly why the corporation’s own documents decide whether it is a good buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

40 Rabbit Lane Townhouses is a 19-home condominium townhouse complex at 40 Rabbit Lane, near Rathburn Road and The East Mall in Eringate-Centennial-West Deane, in the former City of Etobicoke, part of the Downsview, Weston, York University Heights, Rexdale and northwest Toronto area. It was built in 2006. The condominium corporation is TSCC-1745, registered on 8 February 2006. Condos.ca does not list a developer, property manager, amenities or fee inclusions.

Which homes on Rabbit Lane are in this corporation

Rabbit Lane has other homes on it besides this complex, and they show up in searches under their own street numbers. Condos.ca records this corporation under the single address 40 Rabbit Lane, with nineteen homes. Before you rely on any listing, sale or fee figure, confirm that the home is part of TSCC-1745.

That sounds pedantic, but in small infill streets it is a common source of confusion. A neighbouring home may be freehold, or in a different corporation with a different fee, budget and reserve fund. The status certificate is the document that settles it.

Condos.ca does not name a developer or a property manager here, and I could not confirm either from public sources. Ask early who manages the corporation, or whether it is self-managed, and get the answer in writing.

Nineteen owners, twenty years on

With nineteen homes, a $100,000 common repair works out to over $5,000 a door before reserves. That is manageable if the reserve fund has been built steadily since 2006, and painful if it has not.

A complex registered in 2006 is reaching the age when original roofs, windows, exterior caulking and asphalt start to come due. Read the reserve fund study for the schedule and the expected cost, then check whether the current balance and contributions match it. A plan that depends on steep fee increases soon is a cost you would be inheriting.

Ask about governance too. How many directors are there, are seats filled, and does the annual meeting reach quorum easily? In a corporation this size, a few engaged owners usually carry the work, and the board minutes will show whether that is still happening.

When a complex has almost no public footprint, the board minutes are the most honest document you can read. Look for topics that come up meeting after meeting: water getting in, drainage, snow clearing, parking disputes or a contractor who keeps returning. One mention is normal. A pattern is something to price in, or a reason to walk away.

What to confirm about the homes

Condos.ca lists no size range, amenities or fee inclusions for this complex, and there were no listings at the time of writing. I cannot describe the plans reliably, so measure the specific home and ask the seller for floor plans.

Confirm parking in the status certificate: how many spaces come with the home, whether there is a garage, and how visitor parking works. In many townhouse complexes of this era owners pay their own heat, hydro and water, but check the budget rather than assume.

Ask who is responsible for roofs, windows, doors and furnaces under the declaration. In some townhouse corporations these belong to owners, and in others to the corporation. Then check the corporation’s insurance deductible, because a claim below it can fall on the owner of the affected home.

If the home has been renovated, ask whether the corporation approved the work. Many declarations require board consent for changes to exterior elements, windows or plumbing that touches common elements, and unapproved work can become the buyer’s problem.

Rathburn, The East Mall and Centennial Park

Eringate-Centennial-West Deane is a large Etobicoke neighbourhood bordering Mississauga, set between Centennial Park to the west, Eglinton Avenue to the north, Martin Grove Road to the east and Rathburn Road to the south. Much of it was farmland until the 1950s and 1960s, when developers such as Edmund Peachey built the West Deane Park subdivision.

The neighbourhood’s best asset is Centennial Park, opened in 1967 for Canada’s centennial. It has a golf course, a conservatory, an 11-acre pond, sports fields, a BMX centre from the 2015 Pan Am Games and, as of 2026, a refreshed set of fields and courts. For a family in a townhouse with a small yard, that is a large backyard close by.

For drivers, Highway 427 and Pearson Airport are close, which suits people who work in the airport corridor or commute to Mississauga. Transit, schools and walkability are shown in the panel on this page.

The surrounding streets are mostly low-rise houses from the post-war decades, so a 2006 townhouse is one of the newer homes you can buy in this pocket. That newness, with a park of this size nearby, is the core of the appeal.

Pricing with no published average

Condos.ca does not publish an average price per square foot for this complex, and there were no active listings at the time of writing. With nineteen homes, a year can pass with one sale or none, so any single sale carries more weight than it deserves.

Build value from the neighbourhood: other condominium townhouses in central Etobicoke and Eringate, semi-detached and detached houses on nearby streets, and larger townhouse complexes along The East Mall and Rathburn corridor. Adjust for size, age, parking and what the fee actually covers.

If you own here and are thinking of selling, ask me for the building sold report. In a complex this small, pricing against the right alternatives matters more than any building average.

Jatin’s honest take on 40 Rabbit Lane Townhouses

Who this building suits

Families and couples who want a townhouse with no one above or below, close to Centennial Park and the highways, at a price below a detached house in central Etobicoke. It suits owner-occupiers who plan to stay, because in a nineteen-home complex resale depends on finding a buyer for your particular home. It also fits buyers who drive to work near Pearson.

What I’d want you to check

Confirm the home is in TSCC-1745, find out who manages the corporation, and get the status certificate early. Read the reserve fund study for roofs, windows, paving and exterior work, check the reserve balance per home, and ask whether any special assessment has been raised. Confirm parking, owner responsibilities and the insurance deductible, and have the home inspected, especially the furnace, windows and roof flashing on a twenty-year-old build.

The value question

A 2006 townhouse near Centennial Park can be good value if the corporation has been run carefully. The risk is that nineteen owners share every surprise. If the reserve fund looks thin against the work ahead, walk away and look at a larger townhouse complex nearby, where the same repairs are shared by many more households.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
