Living here
Renters, Airbnb and elevators at 73 Driftwood Avenue Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 73 Driftwood Avenue Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 73 Driftwood Avenue Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

The townhouses at 71 to 87 Driftwood Avenue and London Green Court were registered in April 1969 as YCC-6, the sixth corporation in the York condominium series. They were built when Jane and Finch was the fastest-growing part of North York, and they now sit near a brand-new light rail line on Finch. That combination of an old corporation and new transit is what buyers here are really weighing. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
73 Driftwood Avenue Townhouses is a condominium townhouse complex of 108 homes at 71 to 87 Driftwood Avenue and 12 to 20 London Green Court in the Glenfield-Jane Heights neighbourhood of North York, Toronto, near Jane Street and Finch Avenue West. It was built in 1969 and the condominium corporation, YCC-6, was registered on 25 April 1969. Condos.ca lists Property Service Enterprises as property manager. No developer is on record, and amenities and fee inclusions are not published.
73 Driftwood Avenue Townhouses at a glance
Built in Jane and Finch’s boom decade
Between 1961 and 1971, the population of the Jane and Finch area grew from about 1,300 people to about 33,000, accounting for more than 40 per cent of North York’s growth in that decade. Much of it came through planned housing: high-rise apartments, townhouse complexes and houses built in quick succession on former farmland.
This complex was part of that first wave. A YCC number in single digits means it was among the very first condominium corporations registered in this part of Toronto, at a time when owning a townhouse as a condominium was a brand-new idea in Ontario.
That history explains the layout of the site. Complexes of this era were often planned as inward-facing groups of row houses around shared lanes, parking and green space, with a court or crescent like London Green Court tying them together. Walk the whole site, not just the unit, to understand how yours fits into it.
108 homes: a mid-sized corporation
At 108 homes, this corporation is large enough to spread major costs reasonably well, but small enough that the board and the owners still matter. A roof or paving program shared among 108 households is far more manageable than the same work in a complex of 16 or 39.
Size does not replace good planning, though. After 57 years the complex has been through at least one full cycle of roofs, windows and paving, and possibly two. Read the reserve fund study to see where each component sits now, what was replaced most recently, and whether the corporation has been contributing what the study recommends.
Condos.ca does not list any amenities or a parking garage for this complex, so ask directly how parking works: whether each home has a driveway or garage, whether spaces are in a shared lot, and how many visitor spaces there are. On a site this size, the parking arrangement shapes daily life more than any interior finish. If you have two cars, ask about the rules for second vehicles and overnight visitor parking before you make an offer, not after.

The fee, the manager and the questions to ask
Property Service Enterprises is listed as the manager. Fee inclusions are not published, so ask for the budget and fee schedule. In townhouse complexes of this age, heat and hydro are usually paid by each owner through their own furnace and meter, and water is sometimes included and sometimes not.
Ask the second question too: what does the declaration make you responsible for? In some 1960s corporations owners replace their own windows and doors; in others the corporation runs a replacement program for everyone. The answer can make a moderate fee look very different once you add back what you would pay yourself.
There was one home listed for sale here at the time of writing. I do not quote a single listing’s asking price or fee. What matters more is that you compare that fee, once you have it, against the budget and what the corporation actually maintains, rather than against a fee in a different complex with a different declaration.
Driftwood, Line 6 and a neighbourhood being replanned
Line 6 Finch West opened on 7 December 2025 along Finch Avenue West, with stops at Jane and Finch and at Driftwood, named for this very street. The line connects east to Line 1 at Finch West station and west to Humber Polytechnic’s North Campus. The data panel on this page shows the walking distance to the stops.
The area is also under active planning. The City’s Jane and Finch Initiative produced a secondary plan to guide new development around the intersection, alongside a Community Development Plan for 2024 to 2034. Proposals in the area have included a redevelopment of the Jane and Finch Mall and new condominium buildings on Jane Street.
For an owner here, that means more change on the Finch and Jane corridors over the next decade: more housing, more construction and, if the plans proceed, more shops and services. The interior of a townhouse site is usually insulated from the worst of the construction, but it is worth knowing what is proposed nearby.
Reading the price in a 108-home complex
Condos.ca does not publish a building price per square foot for this complex, and with only one active listing there is no range of asking prices to report. The recorded sales and leases in the data panel on this page are the place to start.
With 108 homes, there are usually enough sales over a few years to build a fair comparison, but adjust each one for renovation level, basement finish, parking and which part of the site the home is in. A home backing onto Driftwood Avenue and one tucked inside London Green Court are not identical, even with the same floor plan.
Compare, too, with other 1960s and 1970s condominium townhouses near Jane and Finch, such as the complex at 366 to 384 Driftwood Avenue north of Finch, and with small freehold houses nearby. I can pull all of these through my building sold report.

Jatin’s honest take on 73 Driftwood Avenue Townhouses
Who this building suits
Families who need three bedrooms and want a townhouse in northwest Toronto at a price well below a freehold home, and buyers who will use Line 6 to reach Line 1 without a long bus ride. It also suits owners who want to buy into an area that the City is actively replanning.
What I’d want you to check
Read the reserve fund study, the status certificate and two years of board minutes, with the roofs, windows, paving and drainage in mind. Ask how parking is allocated, what the declaration makes owners maintain, and whether any exterior program is planned. Inside the home, check the furnace, windows, electrical panel and any basement for past water, and have a lawyer review the status certificate before you go firm.
The value question
The value case rests on space, transit and a corporation large enough to share its costs. If the reserve fund is healthy and the major components have been kept up, I think a home here is a reasonable long-term owner-occupier purchase, with Line 6 a real improvement to daily life. If the documents show deferred work, negotiate for it or walk away.
