Do mostly owners or renters live here?

Leases 38%Sales 62%

Mostly owner-occupied. Of 21 deals here in the last 24 months, 8 were leases and 13 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Century Gardens?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Century Gardens

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Century Gardens is a 26-storey tower at Weston Road and Finch Avenue with an indoor pool, a concierge and some of the lowest asking prices in Toronto for a suite of its size. It is a 1975 building, and it has just gained a light rail stop at Weston Road. The value is real, but so is the homework. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Century Gardens is a 26-storey, 254-suite condominium at 3390 Weston Road in the Humbermede neighbourhood of North York, Toronto M9M 2X3, near Weston Road and Finch Avenue West. It was built in 1975 and registered on 14 January 1975 as York Condominium Corporation 187 (YCC-187). Meritus Group Management Inc. is listed as the manager; the developer is not recorded. Fees include common elements, heat, water, building insurance and parking.

A 26-storey tower at the old Emery crossroads

Weston Road and Finch Avenue was once a farming hamlet, first called Dayton and later Emery, which is why the area is still known by that name. By the 1960s it was being built up as part of North York, and a cluster of high-rises went up near the intersection. Century Gardens, registered in January 1975, is one of them.

Condos.ca records 26 storeys and 254 suites. That makes it one of the taller condominiums in this part of the city, and it means the upper floors sit well above the surrounding houses and industrial buildings. Ask which direction a suite faces, since outlook varies a lot in a tower this tall.

The developer is not recorded in the sources I reviewed. Meritus Group Management Inc. is listed as the property manager. With 254 suites over 26 floors, the floor plates are modest, at roughly ten suites a floor, which keeps corridors shorter than in many slab towers of the same era.

An indoor pool and a staffed lobby

The amenity list is stronger than the price suggests. Condos.ca lists an indoor pool, a sauna, a gym, a meeting room, a concierge and a security guard, and other listings sites add a party room, a recreation room and on-site laundry facilities.

An indoor pool is a year-round asset, and a staffed front desk matters to a lot of buyers, especially older owners and parents. Both cost money, and in a 254-suite building that cost is shared among a moderate number of owners. When you read the budget, look at staffing costs and what the reserve fund study says about the pool and its equipment.

The on-site laundry is worth asking about directly. In some 1970s towers, not every suite has its own washer and dryer, so confirm whether the suite you are considering has in-suite laundry or relies on the shared room.

Suite sizes and what to expect inside

Current listings are marketed in the 600 to 699 and 800 to 899 square foot bands, which covers one-bedroom and two-bedroom suites. Condos.ca does not record the full size range, so ask for a floor plan for the suite you are considering.

Expect a wide range of condition, from original 1970s kitchens and bathrooms to fully renovated suites. Ask about the electrical panel, windows and plumbing in the suite, and whether the corporation requires approval for flooring or plumbing changes. In a concrete tower of this age, hard flooring often needs an approved acoustic underlay.

Layouts from this era often have balconies, proper closets and separate dining areas. They can feel larger than a new suite of the same size because less of the floor area is taken up by an open hallway and kitchen.

Line 6, the Humber valley and a changing corner

Line 6 Finch West opened along Finch Avenue on 7 December 2025, with a stop at Weston Road called Emery. It runs east to Finch West station on Line 1 and west to Humber Polytechnic. For a building that relied on buses for decades, that is the biggest change to daily life here in years. The panel on this page shows walking times.

Nearby, the Humber River valley and parks such as Bluehaven, Habitant and Summerlea give the area more green space than its density suggests. The south-east corner of Weston and Finch is the site of the former Finch West Mall, and Highway 400 is a short drive east for commuters.

Humbermede itself is mostly semi-detached houses, with industry along the rail lines towards Highway 400. It is one of the most diverse neighbourhoods in Toronto, and many buyers in these towers are local families moving from a house or a rental into ownership. Any change to the former mall site across the intersection will shape this corner for years, so it is worth watching City of Toronto planning notices for the area.

Prices, fees and the per-square-foot reality

Four suites were for sale when I prepared this review, asking from $299,000 to $389,900. With the listings marketed between 600 and 899 square feet, that works out to under $500 per square foot, a fraction of what new condos in Toronto ask.

Fees on those listings ranged from about $634 to $839 a month, roughly $0.99 per square foot. Condos.ca lists common elements, heat, water, building insurance and parking as included. Hydro is not on the list, so add your own electricity bill when you compare this with older towers where hydro is bundled in.

With one-bedroom and two-bedroom suites both on the market at once, there is real choice here, and that also means there are recent comparables to price against. Use the panel’s sold figures to see where suites have actually traded, rather than relying on asking prices alone, which are only a starting point for negotiation in any building.

That fee level is about what you would expect for a 1970s tower with an indoor pool and a staffed lobby. If you want help comparing the full monthly cost against another building on your list, book a call with me.

An indoor pool with a concierge and security guard is a package you rarely find at this price anywhere in Toronto. It makes daily life easier, especially for older owners and families, but it is also a large part of what your fee pays for.

Jatin’s honest take on Century Gardens

Who this building suits

First-time buyers who want a one- or two-bedroom with a pool and a staffed lobby at an entry-level price, downsizers from the surrounding Humbermede and Weston neighbourhoods, and buyers who will use Line 6 daily. Investors also look here for the low entry price and the improved transit.

What I’d want you to check

Read the status certificate, the reserve fund study and two years of board minutes. In a 1975 tower with a pool, focus on the garage, windows, balconies, elevators, the heating plant and the pool itself. Confirm in-suite laundry, the parking arrangement for the suite and any renovation or leasing rules. Ask how often the reserve fund study has been updated and whether any major projects are planned.

The value question

Asking prices around $300,000 to $390,000 with an indoor pool, concierge and heat and parking included are strong value in today’s Toronto market. Line 6 gives the location a lasting upgrade. If the reserve fund is healthy, I think this is a good entry-level buy for an owner-occupier. If the documents show a large funding gap, walk away and look at the next tower.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
