Of all the buildings I have researched in the Islington area, this one has the most usable transit information: sources put Islington station at roughly a ten-minute walk and Kipling GO at about fifteen. Those are consistent with the figures published for the building next door, which is the kind of cross-check that makes a number believable. One thing is genuinely unresolved — whether there is an indoor pool.

The building

Twenty storeys, roughly 250 suites, 2015, Pemberton Group as developer. Suite configurations run one bedroom, one bedroom plus den, two bedroom and two bedroom plus den, with published sizes from about 570–580 square feet at the low end to roughly 1,120 at the top.

That is a tighter size range than most towers of this era, and it tells you the building was designed for a specific buyer: singles, couples and downsizers rather than families. If you need a genuine three-bedroom, this is not the building.

Michael Power Place is a community, not a street with a building on it

1 Michael Power Place does not stand alone. It sits within a cluster that includes Palais at Port Royal Place at number 3 and the Port Royal Place towers at 5, 7, 9, 11, 15 and 17. Several of the facilities you will see listed for Vivid — a splash pad, a playground, a gazebo — are, on the balance of the evidence, shared community facilities rather than things belonging exclusively to 1 Michael Power Place.

This matters for your maintenance fee

When facilities are shared across corporations, there is normally a shared facilities agreement setting out who pays what share of what. That agreement is part of what you are buying into, and it is disclosed with the status certificate.

Read it. It is the difference between “the building has a splash pad” and “my corporation contributes X per cent to the cost of a splash pad it does not own.” Both can be perfectly fine. Only one of them is what most buyers assume.

The pool question

One database lists an indoor pool at Vivid. Another source’s detailed amenity write-up — which lists a gym with change rooms and a sauna, a cards room, a billiards room, a boardroom, a library, a media room and a party room, with concierge — does not mention a pool at all.

That is a real conflict, not a rounding error. A pool is not something a thorough amenity description forgets. It is possible the pool is a shared Michael Power Place facility rather than a Vivid facility, which would explain both entries. I cannot confirm that.

If a pool matters to your purchase, do not take it from a listing. Ask the listing agent to point to it on the amenity floor plan, or look at the declaration.

Transit, and why I believe these numbers

Sources put Islington station at about a ten-minute walk from 1 Michael Power Place and Kipling GO at about fifteen. The same source family publishes a ten-minute Islington walk for 3 Michael Power Place next door.

Two adjacent addresses producing the same figure is a weak but real consistency check — and, more importantly, ten minutes is a plausible number. Compare that with the “1 minute walking distance” claims the same databases print for buildings elsewhere in Etobicoke, which are physically impossible. A number that could be true, published consistently for neighbouring addresses, is worth more than a precise-sounding number that cannot be.

Still measure it yourself. Ten minutes in July and ten minutes in February, carrying groceries, are different walks.

What I could not verify

  • The architect. One source names Burka Architects. I found no confirmation from the firm. Single-sourced.
  • The corporation number. Reported as TSCC 2457, from one database. Confirm it through the Condominium Authority of Ontario registry.
  • The property manager. One source names Performance Property Management. Contracts change; confirm on the certificate.
  • The phasing relationship between Vivid and the other Michael Power Place buildings — which came first, which shares what. Unresolved.
  • Any published litigation or special assessment. None found; that is not the same as none existing.

The takeaway

Vivid is a sensible, well-located 2015 tower with a realistic ten-minute subway walk and a suite mix aimed squarely at one and two-person households. Two things to nail down before you commit: whether the pool you saw in a listing actually belongs to this corporation, and what the shared facilities agreement across Michael Power Place obliges your corporation to pay. Both are answered by documents, not by websites.
