The building itself

Thirty storeys, roughly 261 suites, 2012. Both listing databases agree on those figures, though they draw on the same underlying data, so treat it as one source rather than two.

Pemberton Group is named as developer by both. One of those entries reads like developer marketing copy, and I could not find a Pemberton corporate page confirming it — so it is well-reported rather than independently verified.

Amenities

Concierge, indoor pool, sauna, movie theatre, fitness centre, party room, media room, visitor parking and a parking garage. That is a full package, and in a 261-unit building it is a more comfortable ratio than the same facilities would be in a small mid-rise.

The usual caution applies about which of these belong to this corporation and which are shared across the Michael Power Place community — ask for the shared facilities agreement with the status certificate.

The suite size figure to ignore

560 to 835 square feet is almost certainly wrong

One database gives the suite range as 560 to 835 square feet. Two other sources put the top of the range at roughly 1,050 square feet, with one-bedrooms starting around 580.

An 835-foot ceiling in a 261-unit, 30-storey tower is implausible — it would mean the building contains no two-bedroom-plus-den units at all. What that figure almost certainly reflects is the size of units currently listed, not the building. Use roughly 560–1,050 as the working range, and confirm the specific suite.

The naming trap

This is the part I most want you to read carefully, because it is where people make expensive mistakes.

“Port Royal Place” is attached to a run of addresses on Michael Power Place — 5, 7, 9, 11, 15 and 17 all carry Port Royal Place numbering, and 3 is “Palais at Port Royal Place.” Separately, at least one development database lists a project called “Port Royal Place III,” which may or may not correspond to any of them.

These are separate condominium corporations. They have different declarations, different reserve funds, different fee structures, different boards and different repair histories. A friend’s excellent experience at one Port Royal address tells you nothing reliable about the one you are considering.

When you order the status certificate, check that the corporation number on it matches the address on your agreement. It sounds obvious. On a street where six buildings share a name, it is not.

Transit

Sources put Islington station at about ten minutes on foot from 3 Michael Power Place, and describe the building as roughly equidistant from the Gardiner Expressway and Highway 427. That ten-minute figure matches what the same sources publish for 1 Michael Power Place next door, which is a reasonable consistency check.

One database also uses the phrase “steps to the Islington Subway station.” That is listing language, not a measurement, and I would not repeat it.

What I could not verify

  • The architect. No source names one.
  • The registration date, as opposed to the 2012 completion year.
  • The corporation number beyond a reported TSCC 2226 — and note that the two sources publishing it are almost certainly drawing on the same data, so it is one source, not two.
  • The current property manager (Del Property Management is named, from that same single source).
  • How Palais relates, in phasing terms, to the other Port Royal Place buildings.
  • Any published litigation, special assessment or major repair — none found, which is not the same as none existing.

The takeaway

Palais is a solid, amenity-complete 2012 tower with a realistic ten-minute subway walk, in a cluster that has become one of the more liveable pockets of Etobicoke Centre. Two practical instructions: ignore the 835 square foot ceiling you may see published, and confirm the corporation number on your status certificate matches your address, because six buildings on this street share a name and none of them share a reserve fund.
