Renters, Airbnb and elevators at 22 Huntingdale Boulevard Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 22 Huntingdale Boulevard Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 22 Huntingdale Boulevard Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

22 Huntingdale Boulevard is one of the smallest townhouse corporations in this part of Scarborough, and size is the whole story. There are just 38 homes from 1972 on a residential street near Finch and Pharmacy, with no amenities on record and nothing to share but the essentials. That keeps life simple, and it puts every repair bill on very few shoulders. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
22 Huntingdale Boulevard Townhouses is a 38-unit condominium townhouse complex at 22 to 106 Huntingdale Boulevard in Toronto’s L’Amoreaux area, in the former City of Scarborough, near Finch Avenue East and Pharmacy Avenue. It was built in 1972. The condominium corporation is YCC-91, registered on 20 September 1972, and condos.ca lists Shiu Pong Management as manager. Condos.ca lists no amenities and does not publish what the fee includes.
22 Huntingdale Boulevard Townhouses at a glance
Thirty-eight homes and one budget
With 38 homes, this is a very small corporation. Every dollar of roofing, paving, insurance and snow clearing is shared by 38 owners. To put it in round, hypothetical numbers: a $300,000 project costs each owner about $1,500 in a 200-unit building, but close to $8,000 a home here.
That is not a reason to avoid it. Small complexes are often run carefully, because owners notice every change in the fee and turn up to meetings. It is a reason to read the reserve fund study before anything else.
Condos.ca lists Shiu Pong Management as manager. In a corporation this size, the manager may also be handling the books, the contractors and the annual meeting with very little staff support, so ask how often they attend board meetings and how long they have held the contract.
Small boards also depend on a few volunteers. Find out how many directors there are, whether seats are filled at each annual meeting, and whether the same people have served for years. Continuity is usually good, but a board that cannot fill its seats is a warning sign.
Ask, too, how many homes are owner-occupied. In a complex this size, a handful of rentals can change the feel of the street and the turnout at meetings. The data panel gives an overall picture, and the manager can tell you more.
No amenities, by design
Condos.ca lists no amenities at all for this complex. There is no clubhouse, pool or gym, and no parking garage on record. For many buyers, that is a plus: the fee pays for the structure and the grounds, and nothing else.
Because no parking amenity is listed, ask exactly what parking comes with the home you are considering. It could be a driveway, a garage, or a space in a shared lot, and each has different rules and costs. Confirm visitor parking too.
Condos.ca does not list what the fee covers. Expect that you will pay your own hydro and heat, as most townhouse owners do, but confirm it in the declaration and the budget rather than assuming. Ask the seller for a year of utility bills so you know the true monthly cost.
Without a pool, elevators or a shared garage on record, the corporation’s biggest long-term items are likely to be roofs, exterior walls, windows if they are common elements, paving and landscaping. Those are predictable costs, which is good news, as long as the reserve fund study has priced them realistically.

A 1972 house with a condominium wrapper
These homes registered in September 1972, about four years after the first condominium corporations appeared in the Toronto area. They were built as family homes at a time when condominium ownership was still new, and the declarations from that era can read very differently from modern ones.
Have your lawyer go through the declaration with you. It sets out which parts of the home you own and maintain and which belong to the corporation. Windows, doors, fences and the furnace are the items I see cause the most confusion in older complexes.
Inside, expect a wide range of condition. Some homes will have been fully renovated and some will be close to original. A home inspector should look at the electrical panel and wiring, the plumbing, the furnace and the attic. Some Ontario homes from this period used aluminum branch wiring, which insurers often ask about.
Huntingdale Boulevard and the west side of Bridlewood
Huntingdale Boulevard sits west of the Bridletowne Circle towers, closer to Pharmacy Avenue. The street mixes low-rise homes with Royalcrest Condominiums at 45 to 65 Huntingdale, so you have neighbours in both forms of housing within a block.
For outdoor space, the West Highland Creek trail runs through this part of Scarborough as part of the North Scarborough Green Loop, a walking and cycling route that links into L’Amoreaux Park. It is a genuine asset for families and dog owners.
Being a block or two off the main roads is the other advantage. Huntingdale is a residential street rather than an arterial, so the traffic past your door is mostly neighbours. You still reach Finch, Pharmacy and Warden in a few minutes, and Highway 404 and the 401 are a short drive away.
Shopping is at Bridlewood Mall at Finch and Warden, which has a Metro, Yours Food Mart, Shoppers Drug Mart and Dollarama, plus a library branch that moved into a larger space in 2024. The data panel on this page shows transit, schools and walking times.
What 22 Huntingdale Boulevard costs
Nothing was listed for sale or lease here when I checked, and condos.ca does not publish a building average per square foot. With 38 homes, a year can pass with only a handful of sales.
The aggregate data in the panel on this page is your first reference. Beyond that, look at the 1970s townhouse complexes around Bridletowne Circle, which trade more often and share the area, and adjust for condition and fee.
In a very small corporation, I put the fee under more pressure than the price. Ask what the fee was three and five years ago. Steady, modest increases suggest a board that plans ahead; a sudden jump or a special assessment suggests the opposite.
If you are selling, expect buyers to ask for the reserve fund study and budget early. Having them ready, along with records of any work done to your home, removes doubt and protects your price.

Jatin’s honest take on 22 Huntingdale Boulevard Townhouses
Who this building suits
Buyers who want a townhouse in a quiet, small complex and are comfortable being closely involved in how it is run. It suits families, and anyone who prefers a short fee list to a long amenity list.
What I’d want you to check
Start with the reserve fund study, budget and minutes, and ask for the fee history. Confirm what parking comes with the home, what the fee includes, and which parts of the home are yours under the declaration. Have the electrical and mechanical systems inspected, since this is a 1972 home.
The value question
A small, amenity-free complex can be one of the most cost-efficient ways to own a townhouse in L’Amoreaux. The risk is concentration: with 38 owners, an unfunded repair hits hard. If the reserve fund is strong, I like it. If it is thin, price in the risk or keep looking.
