Mostly owner-occupied. Of 15 deals here in the last 24 months, 5 were leases and 10 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at 30 Holly St?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about 30 Holly St

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

30 Holly Street is a 1987 tower of 96 suites, now surrounded by the glass towers that have remade Yonge and Eglinton. It is one of the older buildings on Holly, which is exactly why it is worth a look: the suites tend to be larger, the fee covers your hydro and heat, and you live in the middle of midtown without paying new-tower prices. The age is the thing you need to manage. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

30 Holly St is a 17-storey condominium with 96 suites at 30 Holly Street, Toronto M4S 3C2, just south of Yonge and Eglinton in the South Eglinton-Davisville area (Mount Pleasant West). It was built in 1987, and its corporation, MTCC-744, was registered on 12 August 1987. Maintenance fees include air conditioning, common elements, heat, hydro, building insurance and water.

An older tower in the middle of the midtown boom

Holly Street sits a block east of Yonge, between Eglinton and Davisville, and it has become one of the most built-up streets in midtown. Much of what you see on it now is recent, including Plaza Midtown at 25 Holly and 50 Dunfield across the street, a 34-storey, 545-suite development that condos.ca lists as completed in 2024.

30 Holly was here long before that. It was completed in 1987, decades before the current wave of towers, and it has 96 suites over 17 storeys. That works out to only five or six suites per floor, which is a far smaller floor plate than the new towers around it.

For you as a buyer, that means fewer neighbours sharing each hallway and elevator, and a building that feels quieter than its address. It also means you are buying into an older concrete tower whose next round of major repairs is something to plan for.

Bigger suites, and a fee that covers hydro

Condos.ca does not publish a full size range for this building, but a listing for a two-bedroom-plus-den suite described about 1,000 to 1,200 square feet, with two full bathrooms, an open living and dining area and in-suite laundry. That is a generous plan for midtown, where many new two-bedrooms are much smaller.

The fee covers air conditioning, heat, hydro, water, building insurance and common elements, according to condos.ca. Parking is not listed among the fee inclusions, although the same listing noted underground parking with the suite, so check the status certificate for how parking is held and whether it carries a separate charge.

Because hydro is in the fee, the monthly number will look high next to a new tower. Before you compare, add the hydro, heating and cooling bills you would pay in a newer building, and then look at total monthly cost.

Listings here have also included penthouse suites on the top floors. In a 17-storey tower ringed by taller new buildings, which views are still open is a suite-by-suite question, so stand at the windows before you pay for a high floor.

Management and the building’s age

Sources disagree on who runs the building. Condos.ca lists FirstService Residential as the manager, while an older listing named Crossbridge. Management can change over the years, so confirm the current company with the status certificate and ask how long it has been in place.

At almost 40 years old, the building has been through at least one major cycle of repairs and is likely into a second. The items to look for in the reserve fund study are the windows and balcony doors, the roof, elevators, the garage, and the heating and cooling equipment. A listing described forced-air heating and central air in the suite, so ask how that system is supplied and maintained.

None of this is unusual for a 1980s tower. What matters is whether the corporation has planned and funded the work. Read the last three years of budgets and board minutes, and look for any notes on future increases.

Living a block from Yonge and Eglinton

The daily appeal is simple: you are a short walk from the shops, restaurants, cinemas and offices around Yonge and Eglinton, and from the Davisville strip to the south. Groceries, gyms and services are all close.

The cost of that location is construction. Holly, Dunfield and the surrounding streets have seen tower after tower go up, and more are planned in the area. Before you buy, check which way the suite faces and what is approved or proposed on the nearby lots.

The data panel on this page covers transit, schools and walkability. For most people living here, a car is optional, which matters if you are weighing whether you need the parking space.

What 30 Holly St costs

Condos.ca does not publish a building-wide average price per square foot for 30 Holly, and there was only one suite listed for sale when I checked, so I will not quote a figure from a single listing. With 96 suites, sales here are infrequent, and the right comparison is closed sales over the past one to two years.

In general, older all-inclusive towers in midtown trade at a discount per square foot to the new buildings on Holly and Dunfield. Part of that is age, part is the higher fee, and part is the condition of individual suites, which varies a lot in a building of this age. Two suites of the same size can sell far apart if one has a new kitchen, bathrooms and flooring and the other is close to original, so price the renovation into your offer.

For the latest closed results, use the sold data on this page or ask me for a building sold report. Compare your total monthly cost, including the fee, against what a new building would cost you once hydro, heat and parking are added.

Amenities at 30 Holly St

ConciergeSecurity guardSecurity systemParty roomMeeting roomSaunaRecreation centreVisitor parkingUnderground parking garage

Expect a practical 1980s package: a concierge and security, a party room and meeting room, a sauna and a recreation area. It is not a resort-style amenity floor, but you are a short walk from the gyms and services of Yonge and Eglinton.

Jatin’s honest take on 30 Holly St

Who this building suits

Buyers who want a larger suite in midtown without paying new-tower prices, especially couples, downsizers and small families who need a real second bedroom or a den. It suits people who would rather have one predictable fee with hydro and heat included than several separate bills. It is less suited to buyers who want a full amenity floor with a pool, or a brand-new suite with a builder warranty.

What I’d want you to check

Confirm the current manager, since sources disagree. Read the reserve fund study for windows, balcony doors, roof, elevators, garage and the heating and cooling systems, and look at how quickly fees have risen. Check how parking is held, whether it carries a separate charge, and whether a locker comes with the suite. Read the declaration for pet and rental rules, because I could not find them published.

The value question

Without a published average or enough active listings, value here comes down to closed sales and the condition of the specific suite. In general, I think older, larger suites near Yonge and Eglinton are good value for owner-occupiers, provided the reserve fund is healthy. I would favour a renovated suite on a higher floor facing away from current construction.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
