Living here
Renters, Airbnb and elevators at 50 Vicora Linkway Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 50 Vicora Linkway Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 50 Vicora Linkway Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Most people who search Vicora Linkway are looking at the towers. Tucked among them is something rarer: a 19-home condominium townhouse complex from 1973, one of the oldest condo corporations in this part of the city, a short walk from where Metrolinx is building the Ontario Line’s Flemingdon Park station. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
50 Vicora Linkway Townhouses is a 19-home condominium townhouse complex at 10 to 50 Vicora Linkway in Flemingdon Park, in the former City of North York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. Condos.ca lists it as built in 1973, with the condominium corporation YCC-85, registered on 14 February 1973, and Prohouse Management as manager. Condos.ca does not record a developer, amenities or a list of what the maintenance fee includes.
50 Vicora Linkway Townhouses at a glance
One of Toronto’s early condo corporations
YCC-85 was registered in February 1973, when the condominium form of ownership was still new in Ontario. It belongs to the same early wave as the Vicora Linkway and Pavane Linkway towers around it, which were registered in the early 1970s, but with 19 homes it is one of the smallest corporations in Flemingdon Park.
The public record is thin. Condos.ca leaves the developer blank, and I could not find an architect, an UrbanToronto entry or any press coverage of the original project. Condos.ca also has small inconsistencies: its page title uses 16 Vicora Linkway, and its overview text places the complex near St Clair Avenue and O’Connor Drive, while its map and neighbourhood put it in Flemingdon Park. Confirm the legal address and the homes included in the corporation through the status certificate.
Condos.ca records the complex as a single storey. That reflects how the database counts low-rise projects. Ask for the floor plan of the home you are considering rather than relying on the listing format.
What 19 homes means for an owner
In a corporation this small, every major repair is shared among very few owners. A roof cycle, site paving, a sewer repair or a new set of windows can be a large share of the annual budget. That is why the reserve fund study matters more here than in a 300-suite tower, where costs spread wider.
The upside is control. Nineteen owners can know each other, meet in someone’s living room and make decisions quickly. Ask who sits on the board, how long they have served and whether the corporation has had trouble filling seats. An engaged board in a small complex is one of the best protections you can have.
Condos.ca lists no amenities, which for a corporation of this size is a good thing. There is no pool, gym or party room for 19 owners to fund. The fee should be going to the homes, the grounds and the reserve.
Insurance is the other small-corporation issue. Deductibles on condo building policies have risen across Ontario, and many declarations let the corporation charge the deductible to the owner whose home caused the damage. Ask what the deductibles are and make sure your own policy covers them.

Fees and what you pay yourself
Condos.ca does not publish an inclusion list for YCC-85, and nothing was listed for sale or lease when I prepared this page, so I cannot give you a current fee. In townhouse complexes of this era, each home often has its own furnace, water heater and hydro meter, and the owner pays those bills. Do not assume that here; check the budget.
Compare this with the Vicora Linkway towers next door, where condos.ca records fees that include utilities such as heat and hydro. A townhouse fee and a tower fee are not the same thing, and the only fair comparison is total monthly cost, including your own utilities and property tax.
Also ask who is responsible for windows, doors, roofs and any private outdoor space under the declaration. In townhouse corporations the line between owner and corporation responsibility varies a lot, and it changes what the fee is really buying.
Flemingdon Park on the edge of change
Flemingdon Park is a dense, established neighbourhood of towers, townhouses and community facilities between the branches of the Don River valley, with Don Mills Road as its spine. Day to day, residents have shops, schools and recreation close by; the data panel on this page lists them with distances.
The bigger story is transit. Metrolinx is building the Ontario Line’s Flemingdon Park station at Don Mills Road and Gateway Boulevard, on an elevated guideway, with an entrance on Gateway. Site clearing took place in summer 2025 and piling is underway. The line will run downtown and connect with Line 5 Eglinton at Don Mills.
Expect several years of construction along Don Mills Road, and then a neighbourhood that has relied on buses for most of its history gaining rapid transit within walking distance. For a long-term owner, that is the most important thing happening here.
Pricing with almost no comparables
With 19 homes, sales at this complex are rare, and condos.ca publishes no suite sizes or average price per square foot. A building average would be meaningless on so few trades. Use the 12-month sold figures in the data panel above, and expect long stretches with nothing on the market.
I price homes here against other condo townhouses in Flemingdon Park, Thorncliffe Park and Don Mills, and against the larger suites in the nearby towers. A townhouse should earn a premium over a tower suite of the same size for the front door, the stairs and the absence of elevators. Age and the state of the corporation’s finances can take that premium back.
Transit is the long-term variable. I would not pay today for a station that is years away, but I would expect the Ontario Line to support demand here once it opens. For recent trades in the area, ask me for the building sold report.

Jatin’s honest take on 50 Vicora Linkway Townhouses
Who this building suits
Families and first-time buyers who want a townhouse rather than a tower suite, at a Flemingdon Park price, and who plan to stay long enough to benefit from the Ontario Line. It also suits buyers who like a small community where owners know each other.
What I’d want you to check
This is a 1973 corporation with 19 owners, so read the reserve fund study, the budget and the board minutes closely. Look for the condition of roofs, windows, site services and paving, and for any deferred work. Confirm the legal address, what the fee includes, who replaces windows and doors, whether parking is included with the home, and the pet and rental rules in the declaration. Ask about the deductible charge-back rules and match your insurance to them.
The value question
Condo townhouses in a neighbourhood about to gain a subway station are a scarce product. If the corporation is well run and adequately funded, I think a home here is a solid long-term hold. If major work is overdue in a corporation this small, the cost per owner can be steep, so price it in or move on.
