Renters, Airbnb and elevators at Dusay Place Townhouses

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Dusay Place Townhouses?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Dusay Place Townhouses

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Dusay Place Townhouses sits on Scarborough’s western edge, close to the North York line at Victoria Park and Finch. It is an 83-home condominium townhouse complex from 1977, and it offers what young families keep asking me for: a garage, permission to barbecue and layouts big enough for a larger household, at condo-townhouse prices rather than detached-house prices. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Dusay Place Townhouses is a condominium townhouse complex of 83 homes at 124 Dusay Place in L’Amoreaux West, Scarborough, near Finch Avenue East and Victoria Park Avenue. It was built in 1977, and the condominium corporation, YCC-339, was registered on 14 July 1977. Condos.ca lists Affable Property Management as the manager and lists barbecues permitted, a parking garage and visitor parking. I could not confirm the builder, and condos.ca does not list what the fee includes.

An 83-home complex on the city line

Victoria Park Avenue is the boundary between Scarborough and North York, and Dusay Place sits on the Scarborough side of it, in the L’Amoreaux area. That position gives you shops and services on both sides of the line, and it is one reason I like this corner for buyers who work in North York as often as they head downtown.

At 83 homes, the corporation is a reasonable size for a townhouse complex. It is large enough to spread the cost of roofs, paving and windows across a decent number of owners, and small enough that an engaged owner can follow, and influence, what the board is doing.

The corporation was registered in July 1977, a decade after Ontario first allowed condominium ownership in 1967. Complexes like this were part of how home ownership spread through Scarborough’s new subdivisions, and many of them are now on their second or third round of major repairs.

Garages, barbecues and bigger layouts

Condos.ca lists a parking garage and visitor parking here, along with barbecues permitted. In a townhouse complex of this age, a parking garage usually means a garage attached to each home rather than a shared underground structure, but confirm it for the home you are looking at, and check whether the driveway is exclusive-use common element or simply assigned.

Visitor parking matters more than it sounds. In many older complexes it is the first thing residents complain about, because households now have more cars than a 1970s site plan expected. Look at the visitor spaces on a weeknight evening before you buy.

Barbecues being permitted is a meaningful line too. Many condo apartment buildings ban them or restrict them. Here you can expect to use your patio much as a freehold owner would, subject to the corporation’s rules on placement and fuel.

Homes here run larger than most condo apartments; listing data has shown layouts with four bedrooms and more. I could not find published floor plans or a size range, so measure the rooms yourself and compare on usable space, not bedroom count.

What to check in a 1977 townhouse

At almost 50 years old, this complex will have been through at least one cycle of roof and window replacement, and possibly more. The reserve fund study tells you which items are done, which are coming, and whether the fund can pay for them without a special assessment.

The other document that matters is the declaration. It sets out who repairs what. In many townhouse condos the corporation looks after roofs, exterior walls and windows while the owner looks after the furnace, air conditioner and everything inside, but some corporations hand doors or windows to owners. The answer changes your true monthly cost.

Inside the home, a good inspector will look at the electrical panel and wiring, the age of the heating and cooling equipment, the plumbing and the basement for any sign of water. These are standard checks for the era rather than red flags, but they belong in your offer price.

Ask too whether the corporation has rules on renovations, such as approval for changes to windows, doors or exterior finishes, so that your plans for the home fit what the board will allow.

Daily life at Victoria Park and Finch

For groceries and errands, the closest large centre is Bridlewood Mall at 2900 Warden Avenue. It opened in 1975 and its anchors include a Metro, a Shoppers Drug Mart, a Dollarama and Yours Food Mart, an Asian supermarket that opened in 2021.

The mall also holds the Toronto Public Library’s Bridlewood branch, which moved into a much larger space there in 2024, growing from about 7,590 square feet to roughly 20,000. For families with school-age children, a library of that size close to home is a real asset.

The neighbourhood takes its name from Josue L’Amoreaux, a Loyalist settler, and the name lives on in L’Amoreaux Park, the community centre and the tennis centre. It is an established area of detached houses, townhouses and apartment towers, so day-to-day life here is settled rather than in flux. The panel on this page covers transit, schools and parks.

What Dusay Place Townhouses costs

Only one home was for sale here when I checked, so there is no fair asking-price range to quote, and I do not publish a single listing’s price or fee. Condos.ca also does not give a square-foot average for this complex.

With 83 homes, though, Dusay Place trades often enough to build real comparables over a two- or three-year window. The panel on this page shows recorded sale figures, and my building sold report breaks them down.

When you compare against other townhouse complexes near Victoria Park and Finch, adjust for garage versus surface parking, a finished basement and how recently the corporation replaced roofs and windows. Two homes of the same size can be worth quite different amounts once you account for what the next owner will have to pay for.

Budget beyond the fee as well. Hydro, gas, insurance for your own unit and any furnace or air conditioner replacement are usually separate costs in a townhouse condo, so ask the seller for recent utility bills and the age of the equipment.

The amenity list is short and practical: a garage, visitor parking and permission to barbecue. There is no pool or party room to maintain, which keeps the corporation’s spending focused on the buildings and grounds.

Jatin’s honest take on Dusay Place Townhouses

Who this building suits

Families who need three or more bedrooms and a garage but are priced out of detached houses in L’Amoreaux, and buyers who commute into North York as often as they head downtown. It also suits anyone who wants to grill on their own patio without a condo apartment’s barbecue rules.

What I’d want you to check

Read the reserve fund study and the declaration together, so you know what the corporation will replace and what it leaves to you. Walk the visitor parking at night. Confirm the garage and driveway arrangement for the specific home, ask Affable Property Management for the last three years of fee history, and get a full home inspection that covers the wiring, the heating and the basement.

The value question

Value at Dusay Place depends on how well the corporation has kept up with a 1977 site and how much the individual home has been updated. If the reserve fund is healthy and the roofs and windows are recent, this is an efficient way into a large family home on the west side of Scarborough. If major work is still ahead and the fund is thin, negotiate hard or keep looking.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
