Renter-heavy building. Of 199 deals here in the last 24 months, 175 were leases and 24 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Fortune at Fort York?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Fortune at Fort York

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Fortune at Fort York is the building I show first-time buyers who want a newer tower west of Bathurst at a lower entry price than CityPlace. It is the fourth and last of Onni’s Fort York towers, finished in 2021, and a lot of its suites are studios. That is good for getting in the door and something to think hard about when it comes time to sell. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Fortune at Fort York is a 24-storey, 459-suite condominium at 38 Iannuzzi Street, also listed as 65 Grand Magazine Street, in the Fort York area of Fort York-Liberty Village, Toronto. It was developed by Onni Group, with Arcadis (formerly IBI Group) as architect, and completed in 2021. The condominium corporation is TSCC-2872, registered on 23 September 2021. Suites run from about 345 to 1,100 square feet. The maintenance fee includes common elements, building insurance and water. Property management is listed as Duka Property Management.

The last of Onni’s Fort York towers

Onni Group built a cluster of condominiums on the former Molson brewery lands west of Bathurst, south of Fort York Boulevard. Fortune was the fourth, after Garrison at Fort York, The Yards at Fort York and Local at Fort York. Together the four were planned to add about 1,400 homes.

Fortune changed between launch and completion. When it was announced in 2015, IBI Group’s design was a 32-storey tower with 511 suites on a block-wide podium. What was built is 24 storeys and 459 suites, according to UrbanToronto’s database and listing data. If you are reading old marketing material, keep that in mind.

The building carries two addresses: 38 Iannuzzi Street, which listing data uses, and 65 Grand Magazine Street, which appears in UrbanToronto’s database. Check the address on the status certificate and the deed for any suite you are considering.

Because the four Onni towers sit within a few blocks of each other, they are each other’s main competition. When you are pricing a suite at Fortune, look at comparable suites at The Yards, Local and Garrison as well. Fortune is the newest of the four, which usually earns it a premium on finishes and systems, but an older tower with a larger suite or better fee inclusions can be the better buy.

A studio-heavy building

Suites run from about 345 to 1,100 square feet, and the launch mix included studios, one- and two-bedrooms, three-bedrooms and townhomes. What is for sale now is mostly studios under 500 square feet, with a one-plus-den in the 600s.

Studios are the cheapest way into a newer downtown-area building, and they lease quickly. They also sell to a narrow group of buyers, mostly investors and first-time buyers, and in my experience they tend to rise in value more slowly than larger suites in the same building. If you are buying a studio to live in, check that there is room for a bed, a sofa and a table at once, and that there is a proper closet. If you are buying to rent, look at the lease and vacancy history of comparable suites.

The larger two- and three-bedroom suites and the townhomes are a different market, aimed at owner-occupiers, and they come up less often.

Amenities, as planned and as listed

When Fortune launched, Onni planned a 24-hour concierge, two guest suites, a fitness centre with change rooms, a rooftop outdoor fitness area, a steam room, a sauna and relaxation tubs, plus a landscaped courtyard with barbecues, a dining area, fireplace lounge seating and a water feature.

Current listing data shows concierge, a gym and a party room. The design changed between launch and completion, so tour the amenity floors and get the actual list from management before you assume the full 2015 package was built. If the spa features and rooftop fitness area are there, they are a meaningful plus for a building of this size.

Fort York day to day

This pocket of Fort York sits between Bathurst Street and Strachan Avenue, south of Fort York Boulevard and north of Lake Shore Boulevard. Fort York National Historic Site, the Bentway under the Gardiner and the waterfront are all close, and June Callwood Park is in the neighbourhood. Liberty Village is across the rail corridor to the northwest.

The neighbourhood is quieter than CityPlace but has fewer shops at street level, and you will walk to Bathurst or into Liberty Village for most errands. The Gardiner and Lake Shore are close by, so south-facing suites can hear traffic. The data panel on this page has transit and walkability details.

The area has also changed a lot in the last decade. When Onni launched its first tower here, much of this land was still empty. Today it is a complete residential pocket, with parkland, a library branch and a community of young households, and it no longer feels like a frontier. That maturity is part of what you are paying for compared with earlier buyers.

What Fortune at Fort York costs

The building average is about $909 per square foot. That is in line with other newer towers in the area, and above Onni’s earlier Fort York buildings, such as The Yards, which reflects Fortune’s age and its smaller average suite.

At the time I wrote this, three suites were for sale and six for lease. Studios were asking roughly $369,900 to $395,000. Fees on current listings ranged from about $316 to $570 a month.

The fee works out to about $1.26 per square foot on current listings, which is high, but the reason is that most listings are studios: a small suite still pays its share of the building’s fixed costs. The fee includes common elements, building insurance and water, so heat, cooling and hydro are likely on your own account and parking is not listed. Ask for recent utility bills before you compare it with an older building. For actual sold figures, use the aggregate data on this page or ask me for a building sold report.

Jatin’s honest take on Fortune at Fort York

Who this building suits

First-time buyers who want a newer building near the waterfront at a lower entry price, investors who want a studio or one-bedroom that leases quickly, and owner-occupiers who want a larger suite in a quieter part of downtown.

What I’d want you to check

Confirm what amenities exist, since the building changed from its 2015 plans. Check what utilities you pay, because the fee covers only common elements, insurance and water. Confirm parking and locker arrangements. At about five years old, the building is past its first warranty period, so ask about outstanding deficiency claims and read the reserve fund study. Check exposure for traffic noise. Read the rules on pets and leasing.

The value question

At about $909 per square foot, Fortune is fairly priced for a newer tower, and it gives you a way into the neighbourhood at under $400,000. Studios are the weakest long-term holds here. If you can stretch to a one-plus-den or larger, I think you get a better resale position and a suite you can live in longer. With only a handful of listings at any time, be patient and compare against the other three Onni towers before you commit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
