Leases 84%Sales 16%

Renter-heavy building. Of 176 deals here in the last 24 months, 148 were leases and 28 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Forward Condos?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Sources: TRREB MLS® System lease and sale counts; City of Toronto short-term rental registrations (Open Data, 18 Oct 2026); TSSA Residential Elevator Availability portal.

Before you buy here

Five things the listing will not tell you about Forward Condos

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Forward is one of the last towers Concord built in CityPlace, and it sits at the quieter west end near Bathurst rather than in the shadow of the Gardiner. It is newer than most of the neighbourhood, prices below the CityPlace average, and the fee covers more than you might expect. For a buyer who wants CityPlace without paying for the address, it deserves a close look. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Forward Condos is a 30-storey condominium at 70 Queens Wharf Rd (listed with 90 Queens Wharf Rd) in CityPlace, part of King West, Liberty Village and CityPlace (downtown Toronto), near Fort York Blvd and Bathurst St. It was developed by Concord Adex, designed by Page + Steele / IBI Group Architects and completed in 2018. The condominium corporation is TSCC-2691, registered 13 November 2018, and Crossbridge Condominium Services manages it. Suites run from about 405 to 1,103 sq ft. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

Part of Concord’s last CityPlace block

Forward is one of three buildings Concord Adex built together at the southeast corner of Fort York Boulevard and Bathurst Street, alongside Newton and Exchange. The three share a central courtyard reached from Queens Wharf Road. Forward is the tallest at 30 storeys; Newton is a mid-height tower and Exchange is a low eight-storey building.

Sources disagree on the suite count. UrbanToronto’s project database lists 352 suites for Forward, while listing data, which groups 70 and 90 Queens Wharf Road together, shows 625. That 625 figure matches UrbanToronto’s total for all three buildings, so I would treat 352 as Forward’s own count until the declaration confirms it.

The block was one of the final pieces of CityPlace, the master-planned community Concord has been building on the old railway lands since the late 1990s. That makes Forward one of the newest towers in a neighbourhood where many buildings are now 15 to 20 years old.

Because the three buildings went up as one project, construction quality and finishes should be broadly similar across them, and their sales histories make useful comparables for each other. When I price a suite in Forward, I look at recent trades in Newton and Exchange as well, adjusted for height and view.

The Prisma Club and the pool question

Forward and Newton share the Prisma Club, a set of themed amenity studios designed by LIV Interiors: an art studio, dance studio, photo studio, music studio and a children’s playroom. That is a different idea from the standard gym-and-party-room package, and it suits residents with hobbies more than those who only want a treadmill.

Listing data shows an indoor pool, but UrbanToronto’s project page describes residents’ access to recreational facilities across the street at Quartz. I could not confirm whether the pool is inside Forward or part of that shared access. Before you buy for the pool, ask management exactly which facilities are in the building, which are shared, and what each one costs to run.

Shared amenities are common in phased master-planned projects, and they come with cost-sharing agreements. The status certificate should set out how Forward contributes to the Prisma Club and any other shared facilities, and whether those costs have been rising.

Layouts and the base design

Suites range from about 405 sq ft to about 1,103 sq ft. Current listings run from one-bedrooms in the 500s and 600s to a two-bedroom-plus-den in the 800s, which is the typical CityPlace mix: plenty of compact one-bedrooms with a smaller supply of two-bedrooms.

The base of the tower uses the same precast as Exchange, with dark grey aluminum panels, grey spandrel and vision glass on the lower levels. It is a calmer exterior than some of CityPlace’s earlier glass towers. Landscape design was by Scott Torrance Landscape Architect, with interiors by LIV Interiors and Figure3.

As always in a tower like this, the stack matters more than the bedroom count. Suites facing the courtyard will be quieter; suites facing Bathurst or Fort York Boulevard will see more traffic but may have longer views. Look at two or three stacks before you decide.

Life at the west end of CityPlace

This corner of CityPlace sits at the meeting point of Fort York, Bathurst and the CityPlace towers, with the Fort York neighbourhood and the waterfront a short walk south. It is farther from Union Station than the eastern towers but closer to King West and Liberty Village.

The area is still filling in, with more towers rising along Fort York Boulevard and Bathurst, so check the City of Toronto development applications map for anything planned that could affect your view. Transit, schools and parks are in the data panel on this page.

Below the CityPlace average, with parking in the fee

The building average is about $823 per square foot. That is below several older CityPlace towers, such as Aquarius at about $897 and Harbour View Estates II at about $909, and in line with Parade Two at about $822. For a 2018 building, that is a reasonable price.

Four suites are listed for sale right now, from one-bedrooms and one-bedroom-plus-dens in the 500s and 600s to a two-bedroom-plus-den in the 800s, asking between $498,000 and $770,000. That spread gives you real comparables at the common sizes.

To compare fairly, add back what other buildings leave out. If a nearby tower charges a lower fee but bills parking separately and meters heat and cooling per suite, those costs can easily add up to a meaningful monthly amount on a two-bedroom. On that all-in basis, Forward often comes out ahead of buildings that look cheaper on paper.

Fees on current listings average about $0.95 per square foot, which looks ordinary until you check the inclusions. Heat, air conditioning, water, building insurance and parking are all in the fee. At many CityPlace towers parking is billed separately and heat is on your own meter, so the all-in monthly cost here can be lower than a building with a lower headline fee. For actual sold prices and rents, see the data panel or my building sold report.

The Prisma Club studios give Forward an amenity package that is genuinely different from its neighbours, especially for families and creative hobbyists. Confirm which facilities are inside the building and which are shared, because that affects both your fee and how often you will actually use them.

Jatin’s honest take on Forward Condos

Who this building suits

Buyers who want a newer CityPlace building at a below-average price, with parking and heat in the fee. The one-bedrooms suit first-time buyers and investors; the larger two-bedroom-plus-dens and the children’s playroom make it one of the more family-friendly towers in the neighbourhood. It also suits buyers who drive, since a parking space in the fee removes one of the bigger surprise costs of downtown ownership.

What I’d want you to check

Get the suite count and the shared facilities agreements straight in the status certificate, including how costs are split with Newton, Exchange and any club across the street. Confirm whether the pool is in the building. As a 2018 building, check whether any Tarion warranty items or deficiency claims are still open, and confirm the parking space is owned with the suite.

The value question

At about $823 per square foot with parking and heat included, Forward is one of the better-value newer towers in CityPlace. You trade some distance from Union Station for a quieter west-end location and a younger building. If the reserve fund and shared cost agreements check out, I think it is a solid buy for an owner-occupier.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
