Living here

Renters, Airbnb and elevators at Lawrence Village Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Lawrence Village Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Lawrence Village Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Lawrence Village is where I send families who want a house-sized home in Scarborough for condo-apartment money. These are 129 condominium townhomes from 2003, mostly 1,500 sq ft and up, with a monthly fee that is a fraction of what any apartment condo charges. The low fee is real, but so is the reason behind it, and you need to understand both before you buy. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Lawrence Village is a condominium townhouse community of 129 homes in Scarborough’s Dorset Park neighbourhood, near Lawrence Avenue East, with addresses on Jenkinson Way, Brisby Mews and Kiriakou Street. It was built in 2003; condos.ca lists the builder as Healthwood Homes. The condominium corporation, TSCC-1552, was registered on 27 October 2003, and Shiu Pong Management manages it. Homes run roughly 1,571 to 2,204 sq ft. Condos.ca lists the fee as covering common elements, building insurance and parking.

Townhomes, not apartments

This is a different product from the towers that make up most of Scarborough’s condo market. Lawrence Village is a planned enclave of townhomes on a set of private-feeling streets, Jenkinson Way, Brisby Mews and Kiriakou Street, with visitor parking, rather than a single building with a lobby and elevators.

The homes are large for a condo. At about 1,571 to 2,204 sq ft, they are double the size of a typical Scarborough two-bedroom apartment, and the plans are generally three bedrooms or more, often with an extra room that works as a fourth bedroom or office. That is the whole appeal: a family home with a condo’s shared upkeep of the grounds.

Condos.ca lists the builder as Healthwood Homes. I could not find independent records of that builder or the architect, which is not unusual for a townhouse community from the early 2000s. At more than 20 years old, the corporation’s own records will tell you far more than the builder’s name would.

Townhomes this size also change how you live day to day. You have your own front door, stairs between floors instead of an elevator, and parking close to home rather than in an underground garage; confirm exactly what parking comes with each home, which matters with children, strollers and groceries. The trade-off is that there is no concierge to take a parcel and no building staff on site.

Why the fee is so low

Condos.ca lists common elements, building insurance and parking in the fee. Heat, water, hydro and air conditioning are not listed, so you pay your own utilities as you would in a house. Current listings show a fee under $200 a month, which is remarkably low for a 1,500 sq ft-plus home.

A fee that low usually means the corporation is responsible for less, or is collecting less than it will eventually need. In many townhouse condos, owners look after their own interiors, and sometimes parts of the exterior, while the corporation handles roads, landscaping, snow and the shared structure. The declaration spells out exactly who pays for roofs, windows, doors, driveways and decks here.

Read that before you fall in love with the number. If the corporation is responsible for roofs and windows across 129 homes, a fee under $200 has to be backed by a solid reserve fund. If it is not, the money will come later. The reserve fund study will show you which way this community has gone.

Daily life near Lawrence and the busway

Lawrence Village is a residential pocket on the south side of Dorset Park, the area bounded by the 401, Midland Avenue, Lawrence Avenue and Birchmount Road. Most of the surrounding housing dates from the 1950s, so a 2003 townhouse community is one of the newer things on the map. Kennedy Road is the neighbourhood’s commercial spine, with Kennedy Commons between Ellesmere and the 401, and the Town Centre is a short drive north-east.

Transit nearby has been in transition since Line 3, the Scarborough RT, closed in July 2023. According to blogTO, a dedicated busway on the old rail corridor was scheduled to open at the end of September 2026, with a stop at Lawrence East Station, running between Kennedy Station and Scarborough Town Centre until the Line 2 subway extension opens around 2030. The panel beside this review shows the transit details from the community.

For drivers, the 401 is to the north, and the Don Valley Parkway is the usual route downtown. Visitor parking is on site, and condos.ca lists BBQs as permitted, which matters if you are buying a townhome to use the outdoor space.

What Lawrence Village costs

When I checked, two homes were for sale and none for lease, with both asking just under $700,000. Across the community’s size range, that works out to roughly $320 to $445 per square foot, far below what apartment condos in Scarborough average per square foot, because you are buying more space and paying for your own utilities and some upkeep.

Compare that with the alternatives. A two-bedroom in an older Scarborough tower can ask a similar price for less than half the space, with a fee of $600 or more a month. A freehold townhouse in the same area usually costs more and has no corporation to share the grounds and snow. Lawrence Village sits between the two.

Remember to add your own utilities to any comparison. Heat, hydro and water for a 1,800 sq ft home are a real monthly cost that an apartment condo fee often covers, so the honest comparison is total monthly housing cost, not the fee line.

With only a couple of listings at a time, comparables are thin, and the right price depends on the specific home’s size, condition and updates. I can pull the recorded sales here through my building sold report.

Amenities at Lawrence Village Townhomes

Visitor parkingBBQs permittedSecurity systemPets permitted (per condos.ca)

There is no clubhouse, pool or gym here, and that is part of why the fee is so low. What you get instead is a private home with your own outdoor space and visitor parking for guests, which for most families is the amenity that matters. The security system listed on condos.ca and the visitor spaces are the shared features to ask about, including how visitor parking is managed.

Jatin’s honest take on Lawrence Village Townhomes

Who this building suits

Families who need three or more bedrooms and want to stay in Scarborough without paying freehold prices, and buyers moving up from a condo apartment who want more space at a similar price. It also suits people who are happy to pay their own utilities in exchange for a very low fee and a real house layout.

What I’d want you to check

Read the declaration to see exactly what the corporation maintains and what you do: roofs, windows, doors, driveways and decks. Then read the reserve fund study and recent budgets, because a fee this low needs a reserve fund that can handle a 20-year-old community’s roofs and roads. Look at the condition of the specific home, especially the furnace, air conditioner, windows and roof, which you may be paying for directly. Condos.ca lists pets as permitted, but confirm the rules in the declaration.

The value question

For space per dollar, Lawrence Village is hard to beat in this part of the city. The value holds up as long as the reserve fund is healthy and the home has been kept up. Get both of those confirmed, and I think it is one of the better family buys in Dorset Park.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
