Living here
Renters, Airbnb and elevators at Leafy Woodway Townhouses
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at Leafy Woodway Townhouses?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about Leafy Woodway Townhouses
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Leafy Woodway is one of the smallest condominiums in North York: 11 townhouses from 1978 on a private lane near Victoria Park Avenue. Very little is published about it, which is itself the first thing a buyer needs to know. Here is what can be confirmed, and what I would insist on seeing before I let a client make an offer. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
Leafy Woodway Townhouses is an 11-home low-rise condominium townhouse complex at 2 to 26 Leafy Woodway, Toronto, near Victoria Park Avenue and O’Connor Drive in Victoria Village, North York, part of the York Mills, Don Mills, Lawrence Park, Bathurst Manor and midtown-north Toronto area. It was built in 1978. The condominium corporation is YCC-415, registered on 14 September 1978. Condos.ca does not record a developer, a property manager or what the fees include.
Leafy Woodway Townhouses at a glance
An 11-home corporation with no manager on record
Condos.ca lists no property management company for Leafy Woodway. That may mean the owners run the corporation themselves, or simply that the record is incomplete. Either way, it is the first question to answer, because it tells you who collects fees, who calls the roofer and who keeps the books.
Self-managed corporations are not unusual at this size, and some run very well. Costs stay low, and owners who care about the place make the decisions. The risks are that records are kept informally, that one or two volunteers carry the whole load, and that statutory items such as reserve fund studies and annual meetings slip.
If the corporation is self-managed, ask who prepares the status certificate, who holds the insurance policy, and when the last reserve fund study was done. Ontario requires those studies on a regular cycle, and a complex this old should have several on file.
Insurance deserves its own question. Ask for the corporation’s insurance certificate, the deductible and who is responsible for it under the declaration, because in a small complex a single claim can touch every owner’s fee.
Victoria Village: bungalows, ravines and an orchard past
Victoria Village sits between the Don Valley, Lawrence Avenue, Victoria Park Avenue and Eglinton Avenue. Much of the land was once the Herron family’s orchard, and a few of its apple trees still survive. The neighbourhood was built out mostly in the late 1950s and 1960s, with bungalows, some semis and two-storey houses on the inside streets.
Apartment buildings and condominiums sit mostly on the edges, along Lawrence, Eglinton and Victoria Park. Leafy Woodway is one of those edge properties, on the eastern side near Victoria Park, which is what makes a small townhouse complex possible here.
The neighbourhood’s green space is a real part of daily life. Wigmore Park, the Anewen Greenbelt and the Charles Sauriol Conservation Area are all municipal green spaces in Victoria Village, and the area backs onto the Don Valley ravine system. Transit, school and walking details are in the panel on this page.
For a buyer, that edge position is the appeal. You get the quiet streets, the parks and the ravines of an established bungalow neighbourhood, with the main roads and their shops and services a short trip away rather than outside your window.

What is changing along Eglinton
Line 5 Eglinton, the Crosstown LRT, opened in 2026 and runs through the south end of Victoria Village. That is the largest change this area has seen in decades. It tends to bring new mid-rise and high-rise proposals along the corridor, more retail over time and, in the short term, more construction.
For an owner at Leafy Woodway, the line mostly changes the buyer pool. A townhouse on the edge of a bungalow neighbourhood with rapid transit along Eglinton is easier to sell than it was before 2026, and that should support values over the long run.
If you will commute along Eglinton or downtown, test the trip at rush hour before you buy rather than relying on a map.
A 1978 complex with no published layouts
Condos.ca does not publish suite sizes, bedroom counts or parking for this complex, and I could not find a reliable public source for them. Measure the home you are viewing, confirm the bedroom count and find out what parking comes with it, and whether it is owned, exclusive-use or shared.
At 48 years old, the homes have probably been through at least one round of windows and roofs. Find out which homes have had what done, and whether the corporation or the owner paid for it, because declarations differ on who is responsible for windows, doors and decks. Have the home inspected for wiring, basement moisture and insulation.
Read the declaration for exclusive-use areas as well. Backyards, patios and front walks are often exclusive-use common elements, which means the corporation owns them but you maintain or pay for some of the work, and the split varies from complex to complex.
Pricing an 11-home complex
There were no homes for sale or for rent here on condos.ca at the time of writing, and condos.ca did not publish a building price per square foot. With 11 homes, a sale may come up once every year or two, so one transaction can move any average a long way.
Use the recorded sales and leases on this page as the starting point, then compare with other 1970s townhouse condominiums along Victoria Park, Lawrence and Eglinton in North York and East York. Adjust for size, parking, basement finish and the fee. In a corporation this small, the reserve fund balance per home matters as much as the asking price.
A low fee in an old, small complex is not always good news. It can mean the corporation has underfunded its reserve, which only moves the cost to a future special assessment. Compare the yearly reserve contribution in the budget with what the reserve fund study recommends.
If you own here and want a realistic number, ask me for the building sold report and I will pull the comparables that actually apply.

Jatin’s honest take on Leafy Woodway Townhouses
Who this building suits
Buyers who want a townhouse in a quiet, green part of North York for less than a bungalow on the inside streets, and who are comfortable in a very small, possibly self-managed corporation. It can suit downsizers from the neighbourhood who want to stay close to the parks they know.
What I’d want you to check
Start with who manages the corporation and how the books are kept. Ask for the status certificate, the latest reserve fund study, the insurance certificate and the last two years of minutes. Confirm parking, what the fee covers, and who is responsible for windows, doors and decks under the declaration. Have the home inspected thoroughly. If any document is missing, ask why before you waive conditions.
The value question
A small complex near an established neighbourhood and a new rapid transit line has a lot going for it. The value case depends almost entirely on how well the corporation has been run. If the paperwork is in order and the reserve fund is real, this can be a good buy. If the records are thin, take that seriously and price it in, or walk away.
