Mix of owners and renters. Of 10 deals here in the last 24 months, 4 were leases and 6 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Monet Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Monet Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Monet Townhomes is the option I raise when a buyer near Yonge and Finch tells me they are tired of elevators but cannot stretch to a freehold house on the side streets. It is 71 condominium townhouses on Kenneth Avenue and Byng Avenue, built in 2006, with underground parking and fees well below the towers around it. The trade-off is that you pay your own heat and hydro, and you climb stairs. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Monet Townhomes is a 71-home condominium townhouse complex at 420 to 442 Kenneth Avenue and 70 Byng Avenue, Toronto M2N 7L9, in the Yonge-Doris area of Willowdale East, North York. It was developed by Great Land (Kenneth) Residences and built in 2006. The corporation is TSCC-1776, registered on 19 June 2006, and Maple Ridge Community Management is listed as the manager. Homes range from about 684 to 1,717 square feet. Maintenance fees include common elements, building insurance, parking and water.

A townhouse with a parking garage under it

The complex is low-rise, and condos.ca records it as two storeys. Listings show more than that inside some homes: one described a main floor with a powder room and nine-foot ceilings across the open living, dining and kitchen area, plus a finished basement. So the number of levels varies, and you should ask for the floor plan of the exact home.

Parking is underground, not in a driveway, and it is included in the fee. A listing I reviewed showed one underground space with the home. That is the big practical difference from a freehold townhouse on these streets: no snow to shovel off your own pad, and a car that stays out of the weather.

The homes are built in concrete and stucco, and listings describe balconies rather than large private yards. If outdoor space is high on your list, ask which homes have the larger terraces.

Position within the complex matters too. Homes facing Kenneth or Byng get more street activity, while homes facing the interior are usually quieter. End homes typically have more windows and light. Walk the complex at different times of day before you choose, and ask how far the home is from the garage entrance you will use.

You run your own furnace

This is the key cost point. A listing here described forced-air gas heating and central air conditioning, and condos.ca does not list heat or hydro in the fee. In other words, each home behaves like a small house for utilities: you pay for the gas and the electricity, and you replace your own furnace and air conditioner when they wear out.

That is why the fee looks low next to the towers on Yonge. Before you compare, add a realistic monthly figure for gas and hydro, and ask the seller for recent bills. Ask too how old the furnace, air conditioner and water heater are, and whether the water heater is owned or rented.

The upside is control. You set your own temperature, you are not sharing a building-wide heating plant, and the corporation is not carrying the cost of replacing one. A home with a recently replaced furnace and air conditioner is worth more than one with original 2006 equipment, so factor that into your offer.

The Monet name, and its neighbours

Great Land also built The Monet condominium at 60 Byng Avenue, next door. A SkyriseCities forum post from the period described the Monet name as part of a pairing with Mona Lisa Residences, which Great Land also built nearby, and noted strong sales at launch.

Do not confuse the two Monet buildings when you search. The townhomes are a separate corporation, TSCC-1776, with their own budget, reserve fund and rules, and the apartment building at 60 Byng is a different corporation entirely.

Being surrounded by mid-rise and high-rise condos also means more people walk these streets than a typical North York townhouse pocket, which keeps them busier in the day and still reasonably quiet at night.

Daily life east of Yonge

Kenneth and Byng sit just east of Yonge Street, in the dense strip between Sheppard and Finch. Listings point to Finch Station, Willowdale Park, H Mart, Loblaws and the Meridian Arts Centre as nearby, and the 401 is a short drive away.

The data panel on this page has the transit, school and walkability details. For most people the appeal is simple: you get a house-like home with your own front door, and you can still walk to the subway, the restaurants on Yonge and large grocery stores.

The blocks on both sides of Yonge here have been changing for two decades, with older houses assembled and replaced by townhouses and condos. The same SkyriseCities thread tracked Great Land assembling lots on Lorraine Drive, west of Yonge, for what looked like another townhouse project. Expect some construction nearby during your ownership, and treat it as a sign of steady demand for exactly the kind of home you would own here.

What Monet Townhomes costs

Condos.ca puts the complex average at about $676 per square foot, well below the towers on Yonge nearby. That gap is mostly about utilities and age: you carry your own heat and hydro here, and the homes are now about 20 years old.

When I checked, two two-bedroom homes were listed, asking from $659,000 to $680,000, and both showed fees of about $536 a month. With a complex this small, two listings at once is a decent sample, but comparables are still thin, so the most recent sales of similar-sized homes in the complex are a better guide than the building average.

The fee covers common elements, building insurance, parking and water. On a per-square-foot basis that is lower than most towers in the area, but once you add gas and hydro the real monthly cost gap narrows. Ask for a building sold report if you want the latest results here.

Jatin’s honest take on Monet Townhomes

Who this building suits

Couples and small families who want a townhouse near Yonge and Finch without freehold prices, buyers moving out of a tower who want their own front door, and people who are fine with stairs and with running their own furnace.

What I’d want you to check

Read the reserve fund study and board minutes for the underground garage, roofs, stucco and balconies, which are the large shared costs in a complex like this. Ask how old the furnace, air conditioner and water heater are, and whether any rental contracts come with the home. Confirm the parking space and any locker, read the pet and rental rules in the declaration, and do not mix up this corporation with The Monet at 60 Byng.

The value question

At about $676 per square foot with parking included, this is one of the more affordable ways to get a townhouse within walking distance of the Yonge line in North York. The real cost is higher than the fee suggests once utilities are added, but you get more privacy and more space than a tower suite. If the reserve fund is healthy and the home’s systems are in decent shape, I think it is fair value.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
