Renters, Airbnb and elevators at Pioneer Townhomes

Do mostly owners or renters live here?

Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.

Can you Airbnb a unit at Pioneer Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Pioneer Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Pioneer Townhomes is the oldest and largest of the condominium complexes B.G. Schickedanz Homes built in this part of Mount Dennis. At 94 homes spread across three streets, it has the scale to fund repairs sensibly, and at 28 years old it needs to. It also sits close to a transit hub that did not exist when most owners bought. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Pioneer Townhomes is a condominium townhouse complex at 23 to 27 Westpoint Lane, 21 to 58 Mount Dennis Drive and 21 to 26 Pioneer Avenue in Mount Dennis, in the former City of York, Toronto. Condos.ca lists 94 units, built in 1998 by B.G. Schickedanz Homes. The condominium corporation is MTCC-1211, registered on 25 August 1998, and it is managed by Comfield Property Management. Homes are listed at about 1,510 square feet. The maintenance fee covers common elements and building insurance.

The first and largest of the Schickedanz complexes here

Schickedanz built this pocket in stages. Pioneer Townhomes registered in 1998, Courtyard Villas on Sidney Belsey Crescent in 1999, and Shining Star Crescent in 2002. Pioneer is the first and, at 94 homes, by far the largest.

Size cuts both ways. With 94 owners sharing each bill, a roof or paving project costs each household much less than it would in a 24 or 44-home complex. A bigger corporation also tends to have professional management, a fuller board and more regular reserve fund studies, and this one is managed by Comfield Property Management.

The homes are spread across three street addresses: Westpoint Lane, Mount Dennis Drive and Pioneer Avenue. When you compare listings, check that the status certificate is for MTCC-1211, because the other Schickedanz corporations nearby have different fees and reserve funds.

Spreading 94 homes over three streets also means the experience differs by location. Homes on a through street see more traffic than those on a lane, and some face visitor parking or other blocks. Walk the whole complex and decide which part you want before you compare prices.

A fee that covers little, by design

The fee here covers common elements and building insurance, and that is it. Water, heat and hydro are not listed as included, so you pay them yourself. That is common in townhouse complexes where each home has its own meters, and it is the main reason fees can look low compared with apartment-style buildings.

When you compare Pioneer with Shining Star Crescent, which includes water, or Courtyard Villas, which includes parking and water, add those costs back before deciding which is cheaper to own.

The amenity list mentions a security guard, which is unusual for a townhouse complex. Ask the property manager whether that service is still in place, what it costs, and whether it is in the current budget, because it could be a large line item.

Utilities you pay directly should be part of your budget from the start. Ask the seller for a year of water, gas and hydro bills, so you can compare the true monthly cost with a building where some of those are in the fee.

Mount Dennis has changed around it

Mount Dennis station is a GO Kitchener line and UP Express stop, and Line 5 Eglinton opened in February 2026 with Mount Dennis as its western terminus. For a pocket that used to feel cut off from the subway, that is a genuine change in how the area connects to the rest of the city.

The station sits on the former Kodak lands. Kodak ran its Toronto plant here for more than 80 years before closing it in 2005, and the old employee building, Building 9, was kept as part of the new transit complex.

BGS Homes, related to the original builder, has a pre-construction proposal for four rental towers of 20 to 24 storeys and 1,204 units on nearby Sidney Belsey Crescent. If approved, it would bring years of construction and then a denser, busier area, possibly with more shops.

What 28 years means for the buildings

A 1998 complex has usually been through, or is in, its first major replacement cycle: roofs, windows, doors, paving and site drainage. Read the reserve fund study for what has been done and what is ahead, and the minutes for how the board has handled it.

Condos.ca lists homes at about 1,510 square feet. Confirm the number of levels, the garage and basement arrangement of the home you are viewing, and the age of the furnace, air conditioner and water heater. Ask who maintains the yard and patio, and check for any alterations that needed board approval.

Ask the property manager for a summary of capital work completed in the last ten years. In a 94-home complex, those projects are usually done in phases, block by block, so find out where the home you like sits in the schedule. A block that just had its roof done is in a different position from one still waiting.

Listings and pricing context

Two homes were listed for sale when I last checked. With 94 homes, sales here are more frequent than in the smaller complexes nearby, so there are usually some recent comparables to work with. Use my building sold report for recent aggregates.

Condos.ca had no average price per square foot for the complex. When you compare value, adjust for the fee: Pioneer’s fee covers only common elements and insurance, so your utility bills are separate, and adjust for the condition of each home, which varies a lot after 28 years.

The other way to check value is to compare against freehold townhouses and semis in Mount Dennis. A condominium townhouse should trade at a discount to a freehold of similar size, and the fee and reserve fund tell you whether that discount is fair.

Across 94 homes, condition will vary from original to fully renovated, and that spread drives price more than anything else here. When you compare two sales, ask what work each home had before you treat them as comparable.

The list is short: visitor parking, a security system and a security guard. The guard is worth asking about, because it is uncommon in a townhouse complex and can be one of the larger items in the budget.

Jatin’s honest take on Pioneer Townhomes

Who this building suits

Pioneer Townhomes suits families who want a townhouse with around 1,500 square feet in Toronto, and commuters who will use the GO, UP Express or Line 5 at Mount Dennis. It suits buyers who prefer a large, professionally managed corporation over a small self-run one. It is less suited to buyers who want utilities bundled into one predictable monthly fee.

What I’d want you to check

Check the reserve fund study and minutes for the roof, window and paving cycle, which should be under way at this age. Ask about the security guard and its cost. Confirm the layout and condition of the specific home, and remember that water, heat and hydro are on you. Keep an eye on the tower proposal on Sidney Belsey Crescent.

The value question

With 94 homes sharing costs and a transit hub nearby, I think Pioneer is a solid choice in this pocket if the reserve fund is healthy. The condition of each home matters more than anything else on price. Book a call and I will help you compare it with Shining Star and Courtyard Villas.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
