Do mostly owners or renters live here?

Leases 90%Sales 10%

Renter-heavy building. Of 108 deals here in the last 24 months, 97 were leases and 11 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Quay West?

1unit registered with the City as a short-term rental at this address

Some owners here hold City registrations, but the condo’s own declaration and rules can still forbid short stays. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Quay West

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Quay West is the tower that stands behind Tip Top Lofts, and that position tells you most of what you need to know about it. You get the lake to the south, Coronation Park next door and one of the city’s best-known loft conversions in front of you, on a short side road that most of the traffic never uses. It is also one of the few buildings on this stretch where parking sits inside the maintenance fee. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Quay West is a high-rise condominium at 90 Stadium Road, just off Queens Quay West in the Fort York-Liberty Village area of downtown Toronto. It was developed by Monarch and designed by architectsAlliance, and it was completed in 2011. Listing data shows 23 storeys and 363 suites; construction-era sources describe 24 storeys and about 365 units. The condominium corporation is TSCC-2138, registered 22 March 2011, and the building is managed by Crossbridge Condominium Services. Maintenance fees include common elements, heat, air conditioning, water, building insurance and parking.

Same architects as Tip Top, built to sit behind it

Quay West was developed by Monarch, which also acted as its own general contractor, and designed by architectsAlliance, with Peter Clewes leading the design. That pairing matters because architectsAlliance also handled the renovation and expansion of Tip Top Lofts, the 1929 Tip Top Tailors factory directly in front of this site that Context Development converted in the early 2000s.

So this is not a tower that ignores its neighbour. When it was finishing in 2011, UrbanToronto’s review said the result had beaten its own marketing rendering, and singled out the quality of the precast, the window wall and the terracotta-toned panels at the base, which pick up the colour of the old factory. It described the massing as contextual and the overall look as light and faintly nautical. I agree with that read: from the park, it reads as a calm backdrop to the landmark rather than a competitor.

Sources also disagree slightly on the size. Listing data shows 23 storeys and 363 suites. A 2010 construction report described 24 storeys and 365 units, and UrbanToronto described a 24-storey tower over an eight-storey podium. Differences like this usually come from how mechanical floors and the podium are counted, but confirm the suite count in the status certificate if it matters to your analysis.

Waterfront living without living on Queens Quay

Stadium Road is a short street off Queens Quay West, tucked behind Tip Top and beside Coronation Park. That gives Quay West something the towers directly on Queens Quay do not have: a quieter front door. You are steps from the waterfront trail and the park, but you are not looking at a streetcar line and a tour-bus lane from your balcony.

The trade-off is that this is a crowded part of the waterfront. The Waterpark City towers and other buildings rise around it, and Lake Shore Boulevard and the Gardiner are close to the north. Views vary a lot by stack and height. A south- or west-facing upper suite looking over the park and the lake is a very different product from a lower suite facing a neighbouring tower or the highway corridor.

That is why I never price a suite here off the building average alone. Stand in the suite, check the window direction, and if traffic noise matters to you, visit at rush hour with the balcony door open. Transit and daily-errand details are in the data panel on this page.

A wide suite mix, from one-bedrooms to large upper suites

The building covers more ground than most towers its age. Current listings run from a one-bedroom-plus-den in the 600 sq ft range and two-bedrooms in the 700s and 800s, up to large two-plus-den and three-bedroom suites on the upper floors at well over a million dollars.

That spread tells you there are effectively two markets in one building. The compact suites trade like any downtown waterfront one- or two-bedroom, with investors and first-time buyers competing for them. The large suites are a much thinner market, with fewer comparable sales and longer selling times, so pricing them takes more care.

The amenity package leans practical: a concierge, a party room, guest suites, a business centre with Wi-Fi, a meeting room, a car wash and visitor parking. The original construction plans also called for a lounge, billiards room, fitness centre and cyber café. Ask the property manager which of those are still running in their original form, since amenity rooms in 15-year-old buildings often get repurposed.

What a 2011 building needs now

Quay West registered in March 2011, which puts it at about 15 years old. That is the age when window-wall sealants and gaskets, the garage membrane, the make-up air units and the elevators start appearing in reserve fund studies as near-term work rather than distant projections.

None of that is a warning about this building in particular. It is the normal life cycle of a glass tower. But it is the reason to read the reserve fund study and the last two years of board minutes before you firm up, and to ask whether any window or balcony door replacement program has been discussed. Crossbridge Condominium Services is shown as the manager, and Crossbridge is a large, established firm, which usually means records are easy to obtain.

What Quay West asks, and what the fee actually buys

There were six suites for sale and three for lease when I prepared this. Asking prices ranged from $649,999 to $3,295,000. The three suites under $900,000 were a one-bedroom-plus-den and two two-bedrooms between 600 and 899 sq ft, and on their size bands they were asking roughly $930 to $1,080 per square foot. The three larger suites were asking from about $1.4 million up.

Fees on current listings average about $1.11 per square foot. That looks high next to a newer building quoting $0.70, but the comparison is not like for like. Here the fee includes parking, heat, air conditioning and water. Add a monthly parking charge and a heating and cooling bill back onto the cheaper building, and the gap narrows considerably.

Asking is not selling, especially at the top end. For what suites here have actually traded for, use the aggregate figures on this page or request my building sold report.

Guest suites and a car wash are the two amenities owners here actually use week to week, and both are worth more than a showpiece lobby. With Coronation Park and the waterfront trail beside the building, a lot of the recreation happens outdoors anyway.

Jatin’s honest take on Quay West

Who this building suits

Buyers who want the western waterfront with a quieter street than Queens Quay itself, and who value parking and climate costs bundled into one predictable monthly number. The compact suites suit first-time buyers and investors. The large upper suites suit downsizers who want real space and a park view without moving to a townhouse.

What I’d want you to check

Confirm the suite’s exposure and what is in front of it, because views here change sharply by stack. Read the reserve fund study with the building’s age in mind, especially the window wall, garage membrane and elevators. Confirm that a parking space and locker are actually deeded or assigned to the suite you are buying, and whether a suite without parking pays any less. For the larger suites, ask for the comparable sales behind the asking price, since there are few of them.

The value question

On the smaller suites, asking prices around $930 to $1,080 per square foot with parking in the fee are reasonable for a waterfront address with this level of construction quality. The value case weakens at the very top, where prices depend on a handful of sales. If you want me to test a specific suite against nearby waterfront buildings, book a call.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read. Ask me for a written CMA before you make a decision.
