Renter-heavy building. Of 8 deals here in the last 24 months, 8 were leases and 0 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Residences on Keewatin Park?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Residences on Keewatin Park

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Residences on Keewatin Park is not really a condo in the way most people picture one. It is a four-storey building of large suites on a residential street north of Eglinton, built by Freed Developments, where nearly every plan has a terrace, a backyard or a rooftop. It is aimed squarely at people leaving a house, and it is priced that way. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Residences on Keewatin Park is a four-storey low-rise condominium at 200 and 214 Keewatin Avenue, Toronto, near Mount Pleasant Road north of Eglinton Avenue East, in the Yonge & Eglinton, Davisville and North Toronto area. It was developed by Freed Developments, and UrbanToronto’s project thread lists RAW Design as architect. Freed’s marketing describes 36 suites; condos.ca lists 72 units across the two addresses. The corporation, TSCC-3131, was registered on 25 August 2025. Condos.ca lists suites from about 812 to 2,087 square feet, while the developer’s sales material described final suites of 1,500 to 2,500 square feet. Condos.ca does not list what the fee includes.

Four storeys on a residential street

Keewatin Avenue is a street of houses, just outside the Yonge-Eglinton growth area. The site previously held eight detached homes, and the building that replaced them is deliberately modest: four storeys, facing the street, sized to sit alongside its neighbours rather than above them. UrbanToronto’s project thread puts the height at about 14.75 metres.

The name comes from the parkland nearby, and the developer’s pitch leaned on Sherwood Park, the Mount Pleasant shops and the redeveloped Yonge and Eglinton core. Freed describes the exterior as contemporary but designed to reflect the area’s character. In practice that means a low, clean-lined building that does not pretend to be a house.

It took a long time to get here. Freed first proposed a much denser scheme of about 80 stacked townhouses for this site. What was built is a single four-storey building with fewer, larger suites, and that history is why the suites look the way they do.

Big suites, and outdoor space for almost everyone

The selling point is space. Freed’s sales material said each suite has a private terrace, a backyard or a rooftop, and the final suites were marketed at 1,500 to 2,500 square feet. Condos.ca shows a wider range, from about 812 to 2,087 square feet. I have not been able to reconcile the two, so measure or get the floor plan for any suite you look at.

The two suites listed when I checked were both two-bedroom-plus-two-den plans, which tells you who this building was designed for: couples who want a guest room and an office, or a downsizer who still needs room for family to stay. A ground-floor suite with a backyard is about as close to a house as a condo gets.

Ask about ceiling heights, the heating and cooling system, and whether the outdoor space is part of your unit or exclusive-use common element. That last point decides who pays to repair a terrace membrane, and on a building where every suite has outdoor space, it matters.

A different kind of fee

Condos.ca lists only a few amenities: an outdoor patio, storage, a dining room and on-site laundry facilities. There is no concierge listed, no gym and no pool. That keeps the shared costs down, but the fee is still not low, because large suites carry large shares of insurance, roofing and garage costs.

The two current listings showed fees from about $949 to about $1,098 a month. Condos.ca does not list what is included, so ask whether heat, water, parking and a locker are covered. In a low-rise like this, mechanical systems are sometimes in each suite rather than central, which shifts costs from the fee to your own bills.

The corporation registered in August 2025. That means a short budget history, a first reserve fund study that may be very recent, and a board made up of a small number of owners. In a small building, one owner’s opinion carries a lot of weight, for better or worse.

Daily life north of Eglinton

The shops on Mount Pleasant Road are the everyday street here, and the Yonge and Eglinton core with its new towers and the Crosstown is a walk to the west. The data panel on this page has the transit, school and walkability details.

The contrast is the attraction. You are a few minutes from one of the densest parts of midtown, but your own street is houses and trees. Expect continued construction in the Yonge-Eglinton area for years; Keewatin itself is unlikely to change much.

Two practical points for downsizers. First, a four-storey building has fewer elevators than a tower, so ask how many there are and what the plan is when one is out of service, especially if you are on the top floor. Second, think about deliveries and guests. Without a staffed lobby, parcels and visitor parking work differently than in a concierge building, and it is worth seeing the arrangement before you commit.

Finally, consider how you will sell. The buyer for a $2-million-plus suite with a yard is a narrow pool, mostly people like you who are leaving a house nearby. That pool is steady in North Toronto, but it is not fast, so plan to hold for the long term.

What Residences on Keewatin Park costs

Condos.ca puts the building average at about $1,197 per square foot. That is a new-construction price for very large suites, and it sits well above the older midtown condo stock and in line with other new boutique buildings in the area.

When I checked, two suites were listed for sale, asking from about $2.4 million to about $2.8 million. At those prices your real comparison is not other condos. It is a renovated semi or a smaller detached house in North Toronto, with the maintenance and stairs that come with it.

The developer marketed the building from about $2 million. With so few suites, there will be little resale data for some time, so ask me for the recent sold report and be prepared to justify value against freehold sales nearby.

Amenities at Residences on Keewatin Park

Outdoor patioDining roomStorageOn-site laundry facilities

Amenities are minimal by design. The real amenity is the suite itself and its outdoor space; if you want a gym, a concierge or a pool, this is the wrong building. The upside is a shorter list of shared systems that will eventually need replacing.

Jatin’s honest take on Residences on Keewatin Park

Who this building suits

Downsizers from North Toronto, Lawrence Park and Leaside houses who want one-floor living, room for guests and real outdoor space without leaving the neighbourhood. It also suits buyers who dislike towers and want a building small enough to know everyone in it.

What I’d want you to check

Reconcile the suite count and the size range, because the published figures disagree. Get the fee inclusions and find out whether heating and cooling are central or in-suite. Confirm who owns and repairs your terrace or yard, whether parking and a locker are included, and what the Tarion warranty still covers. With no concierge, ask how deliveries and visitors are handled.

The value question

At roughly $1,200 per square foot and well over $2 million a suite, this is not a value play against other condos. It is a value play against a house: no snow, no roof, no stairs, same streets. If that is the trade you want, this is one of the better-designed ways to make it in midtown. If you still want a yard you control, a freehold is probably the better fit.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
