Renter-heavy building. Of 28 deals here in the last 24 months, 21 were leases and 7 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Redpath Townhomes?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Redpath Townhomes

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Redpath Townhomes is the answer when a buyer tells me they want Yonge and Eglinton but cannot face another tower. It is a brick stacked-townhouse complex from 1996, spread across 98 to 108 Redpath Avenue and 83 to 89 Lillian Street, a block east of Yonge. A local agent once called it the only stacked condominium townhouse community in the area, and in a neighbourhood now defined by 30- and 40-storey towers, that is still close to true. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Redpath Townhomes is a two-storey condominium townhouse complex at 98-108 Redpath Avenue and 83-89 Lillian Street, Toronto M4S 2J7, in South Eglinton-Davisville (Mount Pleasant West). Condos.ca lists 184 suites. It was completed in 1996, and its corporation, MTCC-1128, was registered on 16 July 1996. Crossbridge Condominium Services is listed as manager. Maintenance fees include common elements, building insurance, parking and water.

Low-rise living in the middle of midtown

Yonge and Eglinton has changed beyond recognition since 1996. The blocks east of Yonge, along Redpath, Lillian and Roehampton, are now lined with towers, and more are coming. Redpath Townhomes is one of the few places on these streets where you still live at the scale of a house.

The complex is made up of stacked townhouse suites with warm brick exteriors, set along two short streets with underground parking below. The Globe and Mail once quoted a listing agent describing it as the only stacked condominium townhouse community at Yonge and Eglinton, with pets and barbecues allowed and no pool or exercise room to pay for.

That last point is the whole proposition. You get your own front door, outdoor space and a shared fee that covers the buildings, grounds and garage, without carrying the cost of a concierge-and-gym tower.

Upper and lower suites are different homes

In a stacked complex, the level you buy matters more than the bedroom count. A recent upper-level listing here described a multi-level two-bedroom, two-bathroom suite of a little over 900 square feet, with an open kitchen overlooking the living and dining room, a powder room on the main floor, ensuite laundry and a large private rooftop terrace.

That rooftop terrace is the prize. In a neighbourhood where most outdoor space is a tower balcony, a private roof deck is hard to find at this price. The cost is stairs: upper suites usually mean climbing more than one flight with groceries, and that rules them out for some buyers.

Lower suites tend to trade the terrace for easier access and, often, a patio or yard-level space. Ask about noise transfer between levels, and ask which suite owns which outdoor area, because in stacked complexes that is defined in the declaration and is not always obvious on a walk-through.

Condos.ca has limited size data for this complex, so measure what you are buying and do not rely on a single listed range. The suites I have seen described sit in the 800 to 1,000 square foot band.

Parking, storage and how the complex runs

Parking is underground and is included in the fee. One recent listing described a storage locker located directly behind its underground parking space, plus a storage room at the top of the stairs inside the suite. Confirm what comes with the suite you are buying on the status certificate.

Condos.ca lists visitor parking, a car wash bay, a security guard and a security system, and notes that pets and barbecues are allowed. A listing also mentioned an on-site property manager. Crossbridge Condominium Services is listed as the management company.

One oddity to know about: condos.ca lists the developer as “123 Eginton Avenue East”, which reads like a corporate name tied to the tower at 123 Eglinton Avenue East, Eglinton Place, on the same block. I could not confirm the builder from another source, so I would not lean on a brand name when you buy here. Rely on the reserve fund study instead.

The location, and what is rising around it

You are a block from Yonge and Eglinton, which puts the subway, groceries, restaurants and the shops around the intersection within an easy walk. The data panel on this page has the transit, school and walkability details.

The surrounding blocks are some of the most actively redeveloped in the city. Expect towers and construction on nearby lots for years to come, which brings more services but also cranes, lane closures and some loss of open sky.

For an owner here, that context is a mixed blessing. A low-rise complex this close to the intersection is scarce, and that scarcity supports value. But it also means the views and light around you are not guaranteed, so look at what is approved or proposed on adjacent sites before you buy.

What Redpath Townhomes costs

Condos.ca puts the building average at about $741 per square foot. That is below the newer towers at Yonge and Eglinton, which is what you would expect for a 1996 low-rise, and you are buying a townhouse format with outdoor space rather than a tower suite.

There is very little on the market at any time. When I checked there was one suite for sale and two for rent, so I will not quote a single asking price here. Use the sold data on this page, or ask me for a building sold report for the recent closed results.

The fee covers common elements, building insurance, parking and water. Heat and hydro are not listed, so ask for the suite’s utility bills. Even with those added, the lack of an amenity package keeps the overall carrying cost reasonable for this location.

Because supply is so thin, a suite that is priced badly can sit, and a well-kept upper suite with a terrace can draw competing offers. Compare the suite against recent closed results in this complex first, then against tower suites of a similar size nearby, before you settle on a number.

There is no gym, pool or party room here, and that is deliberate. The shared costs go to the buildings, garage and grounds, and your outdoor space, whether a terrace or a patio, takes the place of an amenity floor.

Jatin’s honest take on Redpath Townhomes

Who this building suits

Couples, first-time buyers and downsizers who want to live at Yonge and Eglinton with their own front door and outdoor space, and who do not want to pay for tower amenities. Upper suites with rooftop terraces suit people who are comfortable with stairs.

What I’d want you to check

This complex is about 30 years old. The reserve fund study should cover roofs and roof decks, waterproofing on terraces, windows and doors, brick and masonry repairs and the garage membrane, and you want to see that those are funded. Confirm which outdoor areas, parking spaces and lockers belong to the suite, read the pet and rental rules in the declaration, and check the age of the suite’s own heating and cooling equipment.

The value question

At about $741 per square foot, this is one of the few ways to buy a townhouse-style home a block from Yonge and Eglinton. You give up amenities and new-build finishes, and you take on an older complex. With a healthy reserve fund, I think the upper suites with private rooftop terraces are the best value here, because that outdoor space is very hard to replace in midtown.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
