Living here
Renters, Airbnb and elevators at 928 Millwood Rd
Do mostly owners or renters live here?
Too few deals in the last 24 months to read the owner and renter mix reliably. Ask me and I will pull the building’s history.
Can you Airbnb a unit at 928 Millwood Rd?
No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.
How reliable are the elevators?
Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here
Five things the listing will not tell you about 928 Millwood Rd
- Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
- Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
- Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
- Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
- Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.
Send me the status certificate and I will flag anything that matters before your conditional period runs out.

928 Millwood Road is one of the few ways into Leaside for well under the price of a house. It is a quiet, four-storey 1989 building with only 35 suites, a rooftop deck and parking in the fee, on a residential stretch of Millwood between Bayview and Laird. The thing every buyer needs to know right now is what is planned for the lot next door. I’m Jatin Dua, RE/MAX Quantum Realty.
Quick answer
928 Millwood Road is a four-storey, 35-suite condominium on Millwood Road in Leaside, Toronto, in the former borough of East York. It was built in 1989 by Intraurban Enterprises. The condominium corporation is MTCC-840, registered on 13 September 1989, and the building is managed by Pro-House Management Ltd. Suites range from about 674 to 1,124 sq ft. Maintenance fees include common elements, building insurance, parking, water and cable TV.
928 Millwood Rd at a glance
A boutique building on a Leaside side street
Millwood Road is one of Leaside’s original diagonal streets, running between Bayview Avenue and Laird Drive. Most of it is houses. 928 belongs to a small cluster of 1980s low-rise buildings on this stretch, alongside Leaside Gate at 955 across the road and a seniors’ residence at 921.
In a 2026 letter to the city, the Leaside Residents Association described these buildings as well fitted to the street and well liked, noting public-facing features such as circular driveways. That matches what you see: low buildings set back from the road that read as part of the neighbourhood rather than a tower dropped into it.
At four storeys and 35 suites, this is about as small as a Toronto condo with an elevator gets. You know your neighbours, the lobby is quiet and there is no hotel-style traffic of short-term guests.
The seven-storey proposal next door
The lot at 922 Millwood Road, directly beside this building, is the subject of an Official Plan and Zoning By-law Amendment application. According to the residents’ association letter, it proposes a seven-storey mixed-use building with 44 homes, one shop at grade and two levels of underground parking reached from Krawchuk Lane.
The detail that matters for owners here is that the new building is proposed to be joined to 928 Millwood. The association raised concerns about a blank wall rising at least two storeys above this building’s roofline and asked the city for stepbacks above the fourth floor, along with a deeper setback on the lane, which 928 shares for its surface parking and garage ramp.
I am not going to predict the outcome. What I would do before buying is ask the board and the manager what the corporation knows, whether it has made submissions, and whether construction next door could affect the rooftop deck, the garage ramp or the suites on the west side. Look up the application yourself on the city’s development site and read the most recent report.

Layouts and what 1989 construction means
Condos.ca shows suites from roughly 674 to 1,124 sq ft. That is a range of one-bedrooms and two-bedrooms that are generously sized by current standards, typical of the late 1980s when builders sold to downsizers rather than investors.
A building of this age usually means solid concrete construction, but also original systems that are now well over 30 years old. Windows, balcony doors, the roof and the garage membrane are the usual big items, and in a 35-suite building each owner carries a meaningful share of each one.
Ask whether heating and cooling are by individual units or a central system, because condos.ca does not list heat in the fee. The answer affects both your monthly bills and the corporation’s future capital costs.
Renovation history varies from suite to suite. Some owners will have redone kitchens and baths, others will be close to original. That is an opportunity if you want to renovate to your own taste, but get a quote before you firm up, and check the corporation’s rules on flooring and sound insulation.
Daily life on Millwood Road
The appeal of this location is that it is residential first. You are on a street of houses, a short walk from the Bayview Avenue shops and restaurants to the west and the Laird Drive stores to the east, which are the two commercial spines of Leaside.
That also explains the planning debate next door. The residents’ association argues that taller mid-rise buildings belong on Bayview and Laird rather than on interior streets like Millwood, and that the site sits outside the Laird station area plan. Whatever the city decides, the street will likely see more change over the next decade than it did over the last thirty years.
For a buyer, that cuts both ways. Construction is a nuisance, but new homes and shops nearby can support values over time. The automatic panel on this page covers transit, schools and parks.
Pricing and fees
Condos.ca puts the building average at about $585 per sq ft. That is low for Leaside, where newer mid-rise condos on Bayview and Laird typically ask far more, and it reflects the building’s age, its modest size and the fact that suites have not been renovated to a uniform standard.
No suites were listed at the time of writing, which is normal for a small building where owners stay for years. Pricing a purchase here means looking back over several years of sales in this building and at Leaside Gate across the street, then adjusting for size, floor and condition.
The fee covers common elements, building insurance, parking, water and cable TV. Parking in the fee is worth something real in Leaside, where street parking is limited. Heat and hydro are not listed, so ask the seller for recent utility bills and add them to the fee when you compare this building with one that includes them.

Amenities at 928 Millwood Rd
The rooftop deck is the amenity people actually use, and in a four-storey building on a street of houses it gets open views over Leaside’s tree canopy. The party and meeting rooms are useful for a small building’s social life, but there is no gym or pool to pay for.
Jatin’s honest take on 928 Millwood Rd
Who this building suits
Downsizers who want to stay in Leaside without a house, first-time buyers priced out of the freehold market, and anyone who values a small, quiet building over amenities. It is less suited to buyers who want a gym and concierge, or to investors who need a building with frequent sales and easy comparables.
What I’d want you to check
Start with the 922 Millwood application: read the latest city report and ask the board how it affects this building. Then read the reserve fund study with the building’s age in mind, focusing on windows, the roof and the garage membrane. Confirm how heating and cooling work and what they cost, and check the pet rules, since condos.ca lists a pet restriction.
The value question
At around $585 per sq ft with parking in the fee, this is one of the more affordable ways to own in Leaside. If the reserve fund is sound and you are comfortable with what is planned next door, I think it offers good value for an owner-occupier. If the neighbouring project worries you, wait until the planning outcome is clear before you buy. In a building this small there is rarely a rush, and patience usually costs you less than a rushed decision.
