Leases 20%Sales 80%

Mostly owner-occupied. Of 5 deals here in the last 24 months, 1 were leases and 4 were sales. A high lease share usually means more investor owners, more move-ins and a deeper pool of rental comparables.

Can you Airbnb a unit at Leaside Gate?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Leaside Gate

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Leaside Gate is the building I think of first for Leaside homeowners who are ready to sell the house but not ready to leave the neighbourhood. It is a 1988 five-storey building on Millwood Road with 106 suites, many of them house-sized, and a resident community that still runs bridge and yoga nights. Before you fall for it, know that dogs are not allowed. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Leaside Gate is a five-storey, 106-suite condominium at 955 Millwood Road in Leaside, Toronto, near Millwood Road and Laird Drive in the former borough of East York. It was built in 1988 by Leaside Gate Developments. The condominium corporation is MTCC-776, registered on 18 May 1988, and Crossbridge Condominium Services manages the building. Suites range from about 800 to 1,700 sq ft, in one-, two- and three-bedroom plans. Maintenance fees include common elements, heat, hydro, air conditioning, building insurance and water.

Built for people leaving a house

The corporation’s own website describes one-, two- and three-bedroom suites from about 800 sq ft up to roughly 1,700 sq ft for the largest three-bedroom. Condos.ca gives a similar range of about 773 to 1,755 sq ft. Either way, there are no small investor suites here.

That size profile tells you who the building was designed for. Late-1980s Leaside buyers were often coming out of family homes and wanted real dining rooms, proper storage and space for furniture they were not ready to part with. Those suites still suit that buyer today.

The corporation also notes that suites are wired for fibre-optic service, which matters more than it used to in an older building. Ask which providers are actually available, because it varies, and test the connection on a viewing if you work from home.

At five storeys, the building fits a residential street. The Leaside Residents Association, in a 2026 letter to the city, pointed to Leaside Gate and its neighbours on Millwood as well fitted to the neighbourhood and well liked, with public-facing features such as circular driveways.

A building with a social life

What sets Leaside Gate apart from most condos is its community. The corporation’s website lists resident activities including bridge, yoga, line dancing and movie nights, and the amenities are geared to that: a conservatory party room with a patio, a games room, a billiards room and a workshop.

There is also an exercise room and a sauna. Condos.ca also lists a pool, but the corporation’s own amenity list does not mention one, so ask to see the amenities in person rather than relying on either listing.

The management office keeps posted hours on three weekday mornings, according to the corporation’s website. That is less than a full-time office in a large tower, but more on-site presence than many mid-rise buildings get.

The pet rule is the deal-breaker for some

The corporation’s website states that pets are restricted to one cat, and that dogs are not allowed. Condos.ca also lists a pet restriction. I would treat this as firm and check the exact wording in the declaration and rules before you make an offer.

For many downsizers this is a selling point, because the building is quieter and cleaner for it. For anyone with a dog, or who plans to get one, it rules the building out. Do not buy here hoping the rule will change.

Check the rest of the rules while you are at it. Buildings with a strong resident community often have clear rules on renovations, moves, guest parking and leasing, and it is far better to read them before you buy than after.

Millwood Road, and what is planned nearby

Leaside Gate sits on Millwood Road close to Laird Drive, so the Laird stores are a short walk, and the Bayview shops are a little further west. The corporation describes the building as steps from transit, shopping and restaurants, and the automatic panel on this page covers the transit, schools and parks in detail.

On the north side of Millwood, the lot at 922 is the subject of an application for a seven-storey mixed-use building with 44 homes, beside the four-storey building at 928. It would not be joined to Leaside Gate, but it would change the view and the streetscape for suites facing north.

The residents’ association has raised concerns about the proposal’s height and setbacks on an interior Leaside street. Ask the board whether the corporation has followed the application, and if you are looking at a north-facing suite, look at the plans for yourself.

The rest of the street is unlikely to change quickly. The residents’ association letter notes that 928 Millwood, Leaside Gate and the seniors’ residence at 921 have stood here since the 1980s, and the streets around them are mostly houses.

Pricing and fees

Condos.ca puts the building average at about $650 per sq ft. That is modest for Leaside and reflects the building’s age and the larger suites, which always trade at a lower price per square foot than small ones. In total-dollar terms, a big suite here still costs a lot less than a Leaside house.

Only one suite was listed at the time of writing, so there is no range I can fairly quote. To price an offer, I would look at several years of sales in this building and compare with 928 Millwood across the street and other older Leaside low-rises, adjusting for size, floor and renovation.

Fees here are high in dollars because the suites are large and the fee covers heat, hydro, air conditioning and water along with the common elements and insurance. Parking is not listed as included, so confirm whether a space comes with the suite and whether there is a separate charge. When you compare buildings, add hydro and heat back onto the alternative before you judge the fee.

Jatin’s honest take on Leaside Gate

Who this building suits

Leaside and East York homeowners downsizing from a house who want big rooms, one-floor living and a sociable building, and who do not have a dog. It also suits buyers who value a predictable fee with heat and hydro included. It is less suited to young buyers who want a gym-and-concierge tower, to dog owners, or to investors.

What I’d want you to check

Confirm the pet rule in the declaration if you have any pet. Ask whether there is in fact a pool, since condos.ca lists one and the corporation does not. This is a 1988 building, so read the reserve fund study for windows, balcony doors, the roof, the garage and mechanical systems. Confirm parking and lockers, since parking is not in the fee, and look at the 922 Millwood plans if the suite faces north.

The value question

At around $650 per sq ft for some of the largest condo suites in Leaside, I think Leaside Gate offers real value for the downsizer it was built for. You give up new-build finishes and a dog, and you get space, a mature community and a fee that covers your main utilities. If the reserve fund is healthy, it is one of the better ways to stay in Leaside after selling the house. Take your time, though, because a building this size offers limited choice at any one moment.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
