Can you Airbnb a unit at Leaside Mews?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Leaside Mews

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Leaside is a neighbourhood of detached houses, and condos here are scarce. Leaside Mews is one of the few: a four-storey, 68-suite brick building from 1998 on Randolph Road, a curved residential street in south Leaside. It suits buyers who want to stay in the neighbourhood without a house, and it costs noticeably less per square foot than newer Leaside buildings. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Leaside Mews is a four-storey, 68-suite condominium at 211 Randolph Road in Leaside, in the former East York, part of the Leslieville, Riverdale, the Beaches, Danforth and Leaside area of Toronto. It was built in 1998, and the condominium corporation, MTCC-1182, was registered on 6 February 1998. Condos.ca lists the builder as Leaside Mews and the manager as Skywater Property Management, and lists common elements, building insurance, water and parking as included in the fee.

A low-rise condo on a street of houses

Randolph Road is a typical Leaside street: curved, tree-lined and mostly single-family and semi-detached homes with deep setbacks. A 2026 letter from the Leaside Residents Association to the City describes it that way, and it is the right picture to have in mind. Leaside Mews is a four-storey brick building that sits among those houses rather than on a main road.

Condos.ca lists the builder simply as Leaside Mews, which usually means a single-purpose company set up for the project, and I could not find a named architect. What matters more for a buyer is the scale. Four storeys and 68 suites makes for a quiet building, small enough that owners tend to know their neighbours and the board.

This part of south Leaside has a cluster of similar low-rise condos from the late 1980s and 1990s along Millwood Road, such as Leaside Gate at 955 Millwood and the four-storey building at 928 Millwood. Leaside Mews is one of the later ones, which gives it a slight age advantage.

Suites from studio-sized to house-sized

Condos.ca records suites from about 559 to 1,991 square feet. That is an unusually wide range for a 68-suite building, from compact one-bedrooms to plans that are larger than many Leaside semis.

The large suites are what draw downsizers. Someone leaving a three-bedroom house on a nearby street can move into a suite with room for real furniture and still walk to the same shops. If you are looking at the larger plans, ask whether they are on the top floor, whether they have a terrace and how many exposures they get, since those details drive value in a low-rise building.

For smaller suites, the market is different: first-time buyers and young professionals who want a Leaside address. That mix of owners is healthy for a building, because it does not depend on one type of buyer.

Why older Leaside low-rises keep their buyers

Leaside has very few condominium buildings, and most of its housing is detached and semi-detached homes on lots that rarely come up for redevelopment. That scarcity is the main reason older low-rises like Leaside Mews hold their appeal. When a long-time resident wants to sell the house but not leave the neighbourhood, there are only a handful of buildings to choose from.

The trade-off is age. A 1998 building does not have the finishes, the energy performance or the amenity spaces of a new one, and some suites will still have their original kitchens and bathrooms. Price that work into your offer rather than treating it as a surprise later.

It also helps that the building is low and spread out. Four storeys means fewer people per elevator, less reliance on mechanical systems than a tower and a scale that suits the street. For many downsizers, that feels much closer to the house they are leaving than a high-rise would.

What is changing around Millwood and Laird

South Leaside is not standing still. A proposal for a seven-storey mixed-use building with 44 homes and ground-floor retail at 922 Millwood Road, at the corner of Randolph, has been going through the City’s planning process, and the Leaside Residents Association has commented on it at City Hall. Whatever the outcome, it shows the pressure for more housing along Millwood.

Further east, the area around Laird Drive and Eglinton is the subject of the City’s Laird in Focus planning work, tied to the Eglinton Crosstown. That points to more mid-rise development and more shops over time, which may add convenience and some construction.

Day to day, owners here walk to the shops and grocery stores on Bayview and Laird, and to the parks, tennis courts and Trace Manes Community Centre nearby. The data panel on this page covers transit, schools and Walk Score.

Leaside Mews on price

Condos.ca puts the building average at about $654 per square foot. That is almost level with Leaside Gate at 955 Millwood Road at about $650 and above 928 Millwood Road at about $585. Newer Leaside buildings trade far higher: Leaside Manor at 3 Southvale Drive, completed in 2021, sits at about $1,112 per square foot.

That gap is the main argument for the older low-rises. You give up new finishes, new mechanical systems and modern amenity spaces, and in return you can buy in Leaside for a little more than half the price per square foot of new construction. On a large suite, that difference can run into hundreds of thousands of dollars.

The fee covers common elements, building insurance, water and parking, per condos.ca. Heat and hydro are not listed, so ask how suites are heated and budget for utilities. There were no active listings when I checked. For recorded sale figures, see the data panel on this page or ask me for a building sold report.

Jatin’s honest take on Leaside Mews

Who this building suits

Leaside Mews suits downsizers leaving a Leaside or East York house who want to stay close to friends, shops and routines, and who want a large suite in a quiet building. The smaller suites suit first-time buyers who want a Leaside address at a price per square foot well below new construction. It is less suited to buyers who want a concierge, a pool or a large gym; for those, a newer building closer to Eglinton will be a better fit.

What I’d want you to check

Ask for the status certificate, the latest reserve fund study, two years of financial statements and recent board minutes. At 28 years old, the building is due for work on the roof, windows, garage membrane and heating and cooling systems, so look for planned projects and how they will be funded. Condos.ca notes pet restrictions, so read the rules if you have a pet. Confirm the parking space and any locker in writing. If you are buying a larger suite, ask how many of the large plans exist and how often they sell, because that tells you how liquid your resale will be.

The value question

At about $654 per square foot with parking included, I think Leaside Mews is good value for a buyer who wants this neighbourhood and is comfortable with an older building. Large suites in Leaside rarely come up below house prices, and when they do here, they are worth a serious look, as long as the reserve fund is in good shape.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
