Can you Airbnb a unit at Ventus I at Metrogate?

0units registered with the City as a short-term rental at this address

No active City registrations here right now. In Toronto you can only host in your principal residence, a whole unit for at most 180 nights a year, with a $390 yearly registration and 6% accommodation tax. You cannot buy here to run it as a full-time Airbnb. Check the condo’s rules in the status certificate before you count on it.

How reliable are the elevators?

0elevator outages of 48 hours or more reported to TSSA for this address since July 2022

Ontario requires residential buildings to report any elevator outage lasting 48 hours or more, and this address has none on record. Elevators still need modernizing every 25 to 30 years, so check the reserve fund study for the date.

Before you buy here

Five things the listing will not tell you about Ventus I at Metrogate

  1. Reserve fund health. Ask for the latest reserve fund study and its date. A thin fund in an older building usually means fee jumps or a special assessment.
  2. Special assessments and big repairs. Check the status certificate for planned levies and for balcony, garage, window or elevator work.
  3. Insurance deductible. Find the corporation’s deductible for water damage. If it is higher than your own policy covers, raise your coverage before closing.
  4. Fee trend. Compare this year’s budget with last year’s. Rises of 2–5% a year are typical; bigger jumps need an explanation.
  5. Lawsuits and rules. Look for legal claims against the corporation, and for rules on pets, short-term rentals and leasing.

Send me the status certificate and I will flag anything that matters before your conditional period runs out.

Ventus I is the building I suggest to buyers who want a Tridel tower in Scarborough at a price that still works for a first purchase. It is the south half of a matched pair at Metrogate, Tridel’s planned community at Kennedy and the 401, and it shares its lobby and amenity floor with Ventus II next door. It is a commuter’s building more than a neighbourhood building, and that is the honest framing. I’m Jatin Dua, RE/MAX Quantum Realty.

Quick answer

Ventus I at Metrogate is a high-rise condominium of 288 suites at 151 Village Green Square in Scarborough’s Agincourt South-Malvern West neighbourhood, at the north-east corner of Kennedy Road and Highway 401. It was developed by Tridel and designed by Graziani + Corazza Architects, and was completed in 2012. Condos.ca lists 31 storeys; the CTBUH Skyscraper Center lists 30 above ground at about 101 metres. The condominium corporation is TSCC-2259, registered on 28 August 2012, and condos.ca lists Del Property Management as manager. Suites run roughly 504 to 841 sq ft. Condos.ca lists the fee as covering air conditioning, building insurance, common elements, parking and water.

One half of a twin-tower pair

Ventus was the second phase at Metrogate, after the two elliptical 40-storey Solaris towers. UrbanToronto reported in 2011 that Ventus 1 and 2 were rising as a pair of 30-storey towers, and both were finished in 2012. Graziani + Corazza Architects designed the Metrogate condo towers for Tridel.

The two towers are joined at the base by a single central lobby with a concierge desk, and the recreation and fitness centre is shared. In practice, that means Ventus I and Ventus II are one community with two elevator cores. When you compare listings, you are comparing suites more than buildings.

Sources disagree slightly on height. Condos.ca lists 31 storeys, while the CTBUH Skyscraper Center lists 30 floors above ground and two below. The gap is most likely how mechanical or ground levels are counted, but it is worth knowing if a listing quotes a floor number you do not expect.

Suites: compact, practical, Tridel-built

Condos.ca lists suites from about 504 to 841 sq ft, so this is a building of one-bedrooms, one-plus-dens and modest two-bedrooms rather than family-size plans. The largest suites here are smaller than the largest at Ventus II, which tops out at about 921 sq ft.

Tridel’s name matters at resale. Buyers in Scarborough know the brand, and a Tridel tower from 2012 generally reads as a safer bet than an unknown developer’s building of the same age. That is reputation, not a guarantee, so you still need to read the reserve fund study.

Orientation is the main variable. The 401 runs along the south edge of Metrogate, so south-facing suites get open views and more traffic noise, while north-facing suites look over the park and the rest of the community. Ask which way the suite faces and visit at rush hour before you decide.

Metrogate: a planned community off Kennedy and the 401

Metrogate is a Tridel master plan rather than a single building. Around Ventus you have the two Solaris towers, the Avani towers that went up later, rows of townhouses, and Metrogate Park in the middle, which acts as the community’s front yard. Ventus overlooks the park, which is a better outlook than many Scarborough towers get.

The location is built for drivers and commuters. The 401 is right there, and the data panel on this page shows the transit options and walking times. Daily shopping takes a short drive or bus ride rather than a stroll, which is the trade-off of living in a planned enclave beside a highway.

Metrogate has continued to grow since Ventus finished, with more towers and townhouses added around the park. If you want an open view, check the City of Toronto development applications map for any remaining parcels nearby.

How Ventus I compares with the rest of Metrogate

The Solaris towers came first and are taller, at 40 storeys, with an elliptical shape that gives many suites angled views. They were finishing in 2011, about a year ahead of Ventus. If you want a taller tower with a more distinctive shape and do not mind a slightly older building, Solaris is the comparison to make, and its own sold data will tell you whether the shape carries a premium.

The Avani towers came later, at 35 storeys, with a shared podium of their own. They are newer, so finishes and mechanical systems have more life left in them, and that is the thing to weigh against price when you compare their per-foot averages with Ventus. Ventus sits between the two: newer than Solaris, cheaper than Avani, and with the same builder and architect behind all three. That middle position is the clearest argument for buying here.

What the fee covers, and the parking question

Condos.ca lists air conditioning, building insurance, common elements, parking and water as included at Ventus I. Heat is not on that list, so expect to pay for heating and hydro yourself. Confirm how the suite is metered in the status certificate.

Oddly, condos.ca’s inclusion list for Ventus II next door does not mention parking. The towers share facilities but are separate condominium corporations, so the fee structure can differ. Do not assume a parking space or locker comes with the suite: check the listing, the deed and the status certificate.

What Ventus I costs

Condos.ca puts the building average at about $625 per square foot, a little below Ventus II next door at about $653. Smaller suites usually command more per foot, and Ventus II has more of the smallest plans, so the gap mostly reflects the suite mix rather than a premium for one tower.

There are two active listings right now, asking $438,888 to $510,000. For a Tridel tower with a concierge and a full fitness centre, that is a reasonable entry point in Scarborough, and it is well below new pre-construction pricing in the same area.

Fees across the current listings work out to about $0.85 per square foot. That is mid-range for a 2012 tower and sits slightly above Ventus II, which may reflect parking being included here. If you want the sold numbers behind these averages, ask me for my building sold report.

Because the amenity centre serves both Ventus towers, you get a bigger facility than a 288-suite building would normally support, and the cost is spread across more than 600 suites. The flip side is that you share it with two towers’ worth of residents, so expect the gym to be busy at peak times.

Jatin’s honest take on Ventus I at Metrogate

Who this building suits

First-time buyers and young professionals who want a recognisable Tridel tower at a Scarborough price, and who commute by car or transit along the 401 corridor. It also suits investors looking for compact suites with steady tenant demand, given how close it is to the highway.

What I’d want you to check

The building is now well over a decade old, so ask about the reserve fund study, any planned work on the garage, windows and mechanical systems, and how costs are split with Ventus II for the shared lobby and amenities. Confirm what the fee covers, whether parking and a locker are included with the suite, and which way the suite faces relative to the 401.

The value question

At about $625 per square foot, you are paying a little less than its twin for the same lobby, amenities and builder. For an owner who wants a solid, well-known tower and can live with highway-side convenience over walkability, I think the value is fair, provided the reserve fund and fee history check out. If a similar suite is listed in both towers at once, compare the fee inclusions line by line before you compare the prices.

That happens constantly in condos — one has the parking, the right exposure, or a board that keeps the reserve fund healthy. A model can’t see your status certificate. I can.

How this works — your estimate comes from a model built on recent Toronto & GTA condo sale data, weighting area, size, layout, floor, exposure, view, parking, locker, age and condition. It is an automated estimate for information only — not an appraisal and not a Comparative Market Analysis. Condo values also depend on the building’s reserve fund, maintenance fees, recent special assessments and status certificate, none of which a model can read.
